Yes, they do need to change. Anyone that thinks it's ok to leave a house abandoned should lose it. Period. You can't just leave it for a million years then come out of no where and expect it to be there. What if it caught on fire? What if it started to break down and the foundation is falling on the neighbors house? It's all kinds of dangers with just leaving your house so why make your neighbors deal with that? I’ve had a friend that dealt with tenants that stopped paying. Got a witness after 30 days overdue and took of the front and back doors 😂😂😂 the delinquents came home raised hell called the cops and we watched them from the surveillance. Cops say it’s a civil matter they can’t take sides. When the owner/ my friend showed up with evidence that they didn’t pay and were rude on txt about it the cops went against them saying but you owe rent you said you didn’t owe 😂😂😂 then they offered to pay on the spot and my friend said nah leave!!! They ended up moving out stat!! you have to be ballsy and put your foot down. see how shes laughing like its funny

Why is it the squatters have more rights than the actual homeowners. This pisses me off and the laws need to change. Also fed up where the squatters claim to be the actual victims. There was one squatter who took the home of someone who died and pulled this same stunt. After he was thrown into jail the squatter sued the family for a lot of money for things like mental anguish and so on and when the homeowners didn’t show up for their court date the squatter WON his lawsuit. When the homeowners went to a local news station they did some digging just to find out that the papers served to the homeowners for their court date was “served” at the courthouse and not to the homeowners and the man who said he served the papers was actually in jail at the time so the homeowners were NEVER notified of the lawsuit. The judge was pissed and reversed his original decision and if I remember correctly it was ruled that the squatter isn’t allowed to file any lawsuits without the courts permission. Absurd!

I had a so-called "friend" do this when I was moving out of my home.....the nerve they have is unbelievable.....and she blamed ME saying I never called bank for her, I asked her "well, who have u been paying rent to then?" She had asked about it months before but I didn't want to hurt her feelings with telling her she probably couldn't pass credit check and I told her I may call n ask them ....she wanted to take over payments but I had 15,000 in equity at least! She was scamming me....so literally MONTHS later she just broke a window n moved on in ...took everything I'd been storing there too....I came up from the country to get some stuff n there she was , couldn't make eye contact.....
I see things like this going on in other states and I'm just beyond baffled. Here in Oklahoma we have the "make my day" law which states that if somebody is in your house you absolutely can defend yourself with deadly force. That lady would have been leaving my house one of two ways...within about 3 seconds while running or in a body bag.

If she isn't paying rent she can use that money to move. I always say if this ever happened to one of my rental properties I would definitely install security cameras with notifications inside and outside of the home. If I didn't have cameras I would stake out my own home and wait until everyone is gone, break into my own home have a lease/deed on hand. I'd quickly change the locks and have a crew there to move that mess out. If I see any documents I'm shredding them immediately especially if it's a copy of the fake lease they are using. I know this is a lot but it will work faster than what the judge will do. In this lady's case I would say oh I didn't know it was hers I thought it was items that was abandoned when my mother passed away. I'm grieving, goodbye.
DO NOT ever involve the city or government in getting your property back. They side with the squatters and will never be on your side as the owner. If you truly need someone out of your home, deal with it yourself and believe me there is plenty you CAN do and it doesn't take long to handle it.

1) stake out place with friends/family crew. Wait for squatter to leave. They have to leave sometime to go to the store. 2) break inside. 3) change locks 4) dump items quickly. Get as many people as possible to help. They probably have minimal junk. 5) if squatter comes back with police, you show you own property. Nobody was living in there except friends people known to you. The squatter is crazy/on drugs/delusional and attempting a break in. If they try to take you to court (they won't) it's your word against them. 6) protect property with house sitter cameras so more squatters don't move back in. in.
A Woman once told my Buddy who was her landlord that she wasn’t going to pay any more rent and that it would take him up to six months for him to evict her! He got a few of the local gang members to get her out! They came by at 3 in the morning, kicked the door in and told her that if she was still there the next day, there would be a lot of trouble! She left that day and even washed the walls, mopped the floor and left the keys!
You have to be very careful with self evictions like that. You could be the one in jail and if something went wrong then it would be you in prison as well. Better to just serve them the paperwork and always have a good amount of savings for stuff like this. It’s gonna happen and it’s happens more the lower down the ladder you go. That’s why I don’t invest in neighborhoods like that. Not worth the trouble.

Many stories have been reported over the years. Started happening too much so London passed a jail law of 6 months an immediate arrest with fines attached. The US should probably pass something similar which will immediately assist owners, and will help put an end to copycat squatters.

I read in these comments that owners should deal with them on their own, which is a good idea. But because property taxes are so high in chicago owners could miss the next installment, an eviction notice would be issued, the sherif would remove them in 30 days and the property would go up for auction. And if it didn't go back to the rightful owner they could sue the county for negligence. Owners should be sueing the city and county for that now anyway.

Im pretty sure in Chicago you have to go to civil court to get someone thrown out of your property which means it's a long and expensive process to remove someone it's a huge headache they need to change the laws ,but that happens in a democratic city run by a crappy mayor.

Because I would get a REAL LEGIT lease from her, sign it, and stake out the place, wait until the squatter leaves, then back in the driveway with my uhaul or whatever, get in some how, even if I have to break in, because the squatter may have changed the locks, and start moving my things in. Put all of her things beside the street, but id it's illegal to do that, then we will all just be loving together and I PROMISE YOU, that she would be begging to move out after living with me. Ben - a realtor needs keys to show the home. She’s in another state, she did everything right. Have a realtor who also has a background in property management (like me) to help her so this doesn’t happen.
Shut off all utilities and let the utility companies know that under no circumstances should they be turned on without you personally going to their offices, providing ID and giving them written authorization. You are under no obligation to provide a livable residence if you are not getting rent.
@@azmrl The tenants would have to bring it to court. Eviction proceedings would probably already be underway for that. The worst that would happen is that the landlord would have to turn on the utilities, which is what they would have to do anyway once they get the deadbeats out.
It's illegal for landlords/ property owners to shut off utilities in Illinois if someone is living in the property. The electric company or gas / water can do that if the bills are unpaid.

My parents have a home that is about 250 miles from me, they live with me now, so we have to go often to go check on the property. I finally let my nephew move in and pays a low rent just to make sure no one messes with the property. The house is less than a mile from the border and we see lots of illegally aliens in the area. I recently came t the conclusion we probably need to put cameras up for sure! the Dali Lama said the more your own the more things you have to dedicate your time to.
It's a shame that squatters can take over a home and occupy it, rent-free, for up to 18 months in some states, at the expense of the actual owners of the property. How or why leasing laws are written to protect THEM is a true mystery to all of us. But, this is happening WAY too often around the country. Don't be surprised if some owner or squatter decides to bring a gun to the party.
It boggles my mind how many people face eviction all over the country every day. I can’t imagine being in such a situation. Even when I was a single mom, barely earning over minimum wage, my rent was the first thing I paid. Now, I realize that wages have stagnated while housing costs have skyrocket so it’s much harder these days than C when I was single 40+ years ago.

I could never understand how people don't have a heart, no conscience or anything. It's disgusting to knowingly do something wrong and not make it right. The justice system is rarely in victim's favor and the nerve to talk about what the homeowner should do next time.
This is why a lot of my friends stop renting out their property and not even AirBnB. It cost too much money to evict folks.

Why is it the squatters have more rights than the actual homeowners. This pisses me off and the laws need to change. Also fed up where the squatters claim to be the actual victims. There was one squatter who took the home of someone who died and pulled this same stunt. After he was thrown into jail the squatter sued the family for a lot of money for things like mental anguish and so on and when the homeowners didn’t show up for their court date the squatter WON his lawsuit. When the homeowners went to a local news station they did some digging just to find out that the papers served to the homeowners for their court date was “served” at the courthouse and not to the homeowners and the man who said he served the papers was actually in jail at the time so the homeowners were NEVER notified of the lawsuit. The judge was pissed and reversed his original decision and if I remember correctly it was ruled that the squatter isn’t allowed to file any lawsuits without the courts permission. Absurd!
There should be no squatter's rights whatsoever. Should be completely legal to break into your own house and remove whoever you want at anytime if they can't produce an actual lease.

I had a so-called "friend" do this when I was moving out of my home.....the nerve they have is unbelievable.....and she blamed ME saying I never called bank for her, I asked her "well, who have u been paying rent to then?" She had asked about it months before but I didn't want to hurt her feelings with telling her she probably couldn't pass credit check and I told her I may call n ask them ....she wanted to take over payments but I had 15,000 in equity at least! She was scamming me....so literally MONTHS later she just broke a window n moved on in ...took everything I'd been storing there too....I came up from the country to get some stuff n there she was , couldn't make eye contact.....
They pick homeless people up off the streets and arrest them but won't do anything about someone breaking into your house and living for free ? Smh

I see things like this going on in other states and I'm just beyond baffled. Here in Oklahoma we have the "make my day" law which states that if somebody is in your house you absolutely can defend yourself with deadly force. That lady would have been leaving my house one of two ways...within about 3 seconds while running or in a body bag.

She admits on video that she hasn't paid "rent" in months, can't find a copy of the "lease", knows that it's someone else's house and that she "just needs time to move." Shouldn't that now be enough to show the police and/or judge to kick her ass out immediately?

I always say if this ever happened to one of my rental properties I would definitely install security cameras with notifications inside and outside of the home.
If I didn't have cameras I would stake out my own home and wait until everyone is gone, break into my own home have a lease/deed on hand. I'd quickly change the locks and have a crew there to move that mess out. If I see any documents I'm shredding them immediately especially if it's a copy of the fake lease they are using. I know this is a lot but it will work faster than what the judge will do.
In this lady's case I would say oh I didn't know it was hers I thought it was items that was abandoned when my mother passed away. I'm grieving, goodbye.

3) change locks
4) dump items quickly. Get as many people as possible to help. They probably have minimal junk.
5) if squatter comes back with police, you show you own property. Nobody was living in there except friends people known to you. The squatter is crazy/on drugs/delusional and attempting a break in. If they try to take you to court (they won't) it's your word against them.
6) protect property with house sitter cameras so more squatters don't move back in. in.
Just handle it the old fashioned way. Make them an offer they can't refuse.

A Woman once told my Buddy who was her landlord that she wasn’t going to pay any more rent and that it would take him up to six months for him to evict her! He got a few of the local gang members to get her out! They came by at 3 in the morning, kicked the door in and told her that if she was still there the next day, there would be a lot of trouble! She left that day and even washed the walls, mopped the floor and left the keys!
You have to be very careful with self evictions like that. You could be the one in jail and if something went wrong then it would be you in prison as well. Better to just serve them the paperwork and always have a good amount of savings for stuff like this. It’s gonna happen and it’s happens more the lower down the ladder you go. That’s why I don’t invest in neighborhoods like that. Not worth the trouble.

@@jerrymylove1754 It doesn't really matter where you invest bc this exact same squatter events have also been happening in the upscale neighborhoods which started mostly in Cali. even in multi-million homes, mansions, and in London. Many stories have been reported over the years. Started happening too much so London passed a jail law of 6 months an immediate arrest with fines attached. The US should probably pass something similar which will immediately assist owners, and will help put an end to copycat squatters.

I read in these comments that owners should deal with them on their own, which is a good idea.
But because property taxes are so high in chicago owners could miss the next installment, an eviction notice would be issued, the sherif would remove them in 30 days and the property would go up for auction. And if it didn't go back to the rightful owner they could sue the county for negligence.
Owners should be sueing the city and county for that now anyway.

Because I would get a REAL LEGIT lease from her, sign it, and stake out the place, wait until the squatter leaves, then back in the driveway with my uhaul or whatever, get in some how, even if I have to break in, because the squatter may have changed the locks, and start moving my things in. Put all of her things beside the street, but id it's illegal to do that, then we will all just be loving together and I PROMISE YOU, that she would be begging to move out after living with me. Shut off all utilities and let the utility companies know that under no circumstances should they be turned on without you personally going to their offices, providing ID and giving them written authorization. You are under no obligation to provide a livable residence if you are not getting rent.

@@azmrl The tenants would have to bring it to court. Eviction proceedings would probably already be underway for that. The worst that would happen is that the landlord would have to turn on the utilities, which is what they would have to do anyway once they get the deadbeats out.
It's illegal for landlords/ property owners to shut off utilities in Illinois if someone is living in the property. The electric company or gas / water can do that if the bills are unpaid.

I know many American citizens are struggling with housing or homelessness, but you don't occupy a home that is not yours. Squatting is illegal.
My parents have a home that is about 250 miles from me, they live with me now, so we have to go often to go check on the property. I finally let my nephew move in and pays a low rent just to make sure no one messes with the property. The house is less than a mile from the border and we see lots of illegally aliens in the area. I recently came t the conclusion we probably need to put cameras up for sure! the Dali Lama said the more your own the more things you have to dedicate your time to.
It's a shame that squatters can take over a home and occupy it, rent-free, for up to 18 months in some states, at the expense of the actual owners of the property. How or why leasing laws are written to protect THEM is a true mystery to all of us. But, this is happening WAY too often around the country. Don't be surprised if some owner or squatter decides to bring a gun to the party.

It boggles my mind how many people face eviction all over the country every day. I can’t imagine being in such a situation. Even when I was a single mom, barely earning over minimum wage, my rent was the first thing I paid. Now, I realize that wages have stagnated while housing costs have skyrocket so it’s much harder these days than C when I was single 40+ years ago.

Tfse that’s my man sister she has 4 kids 1 (niyah)stay with her daddy cuz Shirley husband was accused of touching her 1(moo moo) son by her husband and 2 (tremaine,marshawn) sons by my daughter uncle THEY ARE SQUATTING HER COUSIN DO THAT ALL OVER CHICAGO… it was originally her mama staying there SARITA MCMILLER but she hurried up and moved cuz she knew they was coming and didn’t take Shirley and her kids so they were left there she don’t care she a lil thot and she care more about her self then them kids she care about her hair and clothes more then having a place to stay she get it from her mama her mama got 4 kids 3 different daddies as well one of her sons got killed n she wanna act like she was such a good mama but didn’t let him come stay with her he probably A b Alive if he wasn’t for her her 2 oldest kids which is her daughter Lucy and my boyfriend L she tell them all the time she wish she never had them she wish she never brought them home from the hospital all she care about is Shirley and ren (in her voice) that lady the devil she been doing this for years don’t pay rent squatting and lying like they her cribs tthey care more about the man they dealing with at the time those ppl are not good people her brother don’t deal with them cuz they been trying to ruin our relationship since day one those ppl are the devil and on top of it all Shirley husband get a check and she get over a 1000 n food stamps n out here bad then u know you squatting why answer the door for the news embarrassing yourself like that just dumb them ppl don’t care about the owner losing a love one they all in it for they self cuz the mama left there and went to squat in south holland and wen she move from there she gone squat again that’s her lifestyle that will never change SAD BUT VERY TRUE she under sugama roper or sugma roper one of them she took her other page down but on there posting pics of her and I’m sure she at the place her mama squatting at now if they don’t be stopped they will continue to move in ppl houses her name Shirley Roper/ Hilliard and her mama name sarita McMiller
