Yea not understanding a flat roof in an area that gets probably 100+ inches of snow. But you can always put a new roof with pitch. Nice property good features but a little rich for my blood.

I'd live there all yr round. Im currently in Southern New Hampshire, we get snow , But I've heard we don't know what snow means until we've spent a Winter in Maine, lol. My main stipulation is I have to have Direct access to Trout for Fly Fishing. Maybe i could grab some Native Trout and stock them so they'll kind of stay within the 1/2 mile frontage,,?? I watch pretty much all of these Maine real estate videos.. This is the most over priced one by a bunch I've seen yet.. Almost all are super reasonable or at least understandable.. i might have missed something. good luck.
I've never understood the rank stupidity of posting questions like this one...as if you're really going to get a qualified response. A real buyer, knowing he is essentially insulting the owner/seller with a 7% "cash deposit" to then hold the note, ( refresh our collective memory as to the actual terms) would make direct contact or, better yet, show up at realtors office, CASH IN HAND and make your offer... No doubt you followed the realtors posted response of calling Spencer, direct. FAT CHANCE that occurred.
Never pay that. Go to another country first. Let markets crash then buy discounts. In a housing bubble rate now. Buy high then be worth 5 grand in few years. If cheap taxes then look at purchase as upfront one time tax.

I’m sure the land is definitely worth having/owning but the rest of it is nothing but crappy rigged up junk. EVERYTHING looks run down or unfinished. Assessed value will be different than sale price. Spot assessing is not a thing in Maine.
