I am a bit confused by the location of the woodstove. You can’t sit around the woodstove in a closet. It just seems like such a strange location to me, and that space would have been an awesome large closet or pantry. It should be in the living room where people would sit and relax next to the fire.
Why didn't they simply do a 4' freeze wall and slab foundation? It would last forever and the cabin would be much easier to heat in the winter!
Well they didn't. Cabins built on posts are much more common than those built on a frost wall.

@@SScott-nr9vl I would disagree. It is 640 sq ft of living space that is very will insulated. Have you ever seen a trailer? Trailers are set in place, not on a foundation, and 100's of thousands of people in cold climates live in trailers.

Sweet spot. I fished that outlet in the spring when I was younger and caught landlocked salmon where that dock is.
It looked really good. You should have seen the caddis/alder fly hatch coming off. I am sure in the evening it could be quite good.

@@nottachance31 For an off-grid camp which is what it is, it is quite nice. If you were expecting 6000 sq ft with 400 feet of frontage, with a new well, new septic system, new construction everything for the money , than notachance should be renamed notaclue. Could you live there year round and have it be an off-grid home? Absolutely you could, and I know of people that live just fine in smaller square footage cabins.

Often times closing in around the edge is not a good idea. It really depends, but no airflow can be bad for a building.
Although pricey for me, I will say that this cabin was very well thought out.
It is a nice practical layout for a cabin. I will use some of the ideas on the cabin I am renovating.

Not mosquitoes. They were blackflies. I wasn't scared.
@@richardtheriault7624 I spent my first 18 years in Maine and 50 now, am thinking about spending half of the last 18 years of my life there. I've been in a spot where there are very few mosquitos or flying bugs that might bite a person, so I just was noticing that. I'd expect that on average the further that a person gets from the city, into nature, the more bugs one will find.
Is the floor insulated? From underneath? Also, think we can screen in that porch? Yes?
Screening would be possible just need to buy the material and do it.

Sorry but bit confused ? It is water front and you can install a floating dock on the big lake ? Or it's just water front on that small overflow ? You would have to leave your property to launch a fishing boat unto the big lake by a public launch ? correct So you don't have any frontage on the biglake to build a fire pit and some benches on the property etc...
It has frontage on Nicatous Stream, 400 feet of it. There is a dock there. Access to Nicatous Lake is via the public launch which is just over the bridge from the property.

@@jameskostaras4778 Seller caught an 18" brown trout from the dock today and he watched a fellow land a nice salmon right near there as well. Probably the best fishing hole in the spring and fall is right there at the outlet.

How can you 'boast' about 640sqft? Otherwise, can you explain the woodstove stuck in a closet space? For someone that doesn't want to mess w reconstruction or hassles, that's a sweet setup.
not sure who was boasting about anything. It is 640 square feet of new construction. Situated on a great lot with access to some great fishing, hunting, ATV riding and more. Year round accessible with very low taxes. If you need several thousand square feet of building to be happy than this is not the property you should be buying. It is a fantastic turn key cabin with no hassles and low maintenance.

I know where I'll be fishing my dog buddy said a bed for him and one for me guest can sleep on the rug.

I really liked it until you said it is on the ATV/snowmobile trail.
How many ATVs did you see while I was there for the 3 hours I filmed. I personally didn't see any. If you want to go for an ATV ride or sled ride in the winter, being close is a plus . if you don't want to go for a ride, being close is not a problem.
@@richardtheriault7624 yes..I get it's perfect for someone who enjoys riding. It is just too close to the trail for me. I hope you find the best buyer suited for it. It is a lovely property. I didn't mean it as an insult, just a personal preference.

It has no foundation or frost wall it's going to be freezing in there The heat is set up very weird it's going to be very hot in the bedroom and the bathroom but the living room not so much.
It's a hard pass for me.
An individual will be paying that much money because it's a waterfront property. Also you would have to add something to add to your comfort

Everything works and is to code. Currently configured to use a generator for power. There are alternatives to a generator, that is why I mentioned it.

It is on a 2.2 +- acre water front lot with a drilled well, septic system and a driveway in place. 400 +- feet of nice frontage. Try and buy a similar lot then put in those improvements and build a cabin. Go ahead try, and then tell me the price is high.
Unfortunately this will probably sell for near the asking price. The greater fool theory is strong at the moment. Keep your powder dry folks discounts are coming soon. This market is unsustainable.

Scott they aren't that bad. Those were a few blackflies just flying around, hardly any were biting. No big deal at all. One fact that excapes people is that blackflies REQUIRE clean, unpolluted, moving water to breed. Since Maine has lots of clean moving water, we have blackflies.
