Esperanza is the only builder in the development unless you purchase a lot in the gated community of Estancia. From unfortunate experience, Esperanza Homes are very poor quality. Workmanahip is very poor and the 1 year home warranty is a joke. Also, be aware the sales agents that work directly for Esperanza Homes will out right lie to your face to make a sale. These sales agents don't hold a realtor license so they're not held to any ethics besides Esperanza which has absolutely none. PID tax is .25% not .20%. Definitely try to talk to a current resident that lived in the Tres Lagos Community prior to signing any contract to build.
I worked in McAllen for 2 years coming from Miami and I'm wondering who can afford this neighborhood when most of the jobs there offer piss poor pay. This must be for people that are moving there WITH money already because the job market is pretty weak.
The worst part is having to listen to your neighbor's dogs, especially when you go to sleep. That's why I got my house in the boondocks. I actually live very near the tres lagos, but no in it, and when I am walking around my land, I can hear their dogs from the distance.
Moved here in 2021 from the left coast 🤣. Zero crime, family oriented, friendly and hard working patriotic people. My guess is 80% Hispanic, 15% white, just a few Asian, Indian and Black families. Lotsa border patrol, city cops, state cops, county sheriffs, etc. Esperanza is not a bad builder, I've seen far worse. All the homes are on a slab and are sealed up tight like a drum(energy efficient). Gigabit community internet with basic cable 80 bucks a month. Great for remote workers! FYI: currently living in a new 4 bed/3 bath 1700 square feet. Mortgage with taxes, HOA fee, and insurance 2100 per month(rates have risen). Utilities: gas 40 bucks, water 40 bucks, re-usable water(lawn) and trash 50 bucks, electric 110 bucks, and internet/cable 80 bucks. Gas and food are dirt cheap also compared to rest of the country. Unleaded is 2.89 at Walmart right now McAllen and the RGV in general are boomtowns. They are literally building everywhere. There is one mall and it is packed, no empty store fronts, anchor stores being Macy's, Dillards and JCPenney. Great for retirees because it's a hop across the border for super cheap dental and medical. FYI: I don't speak a lick of Spanish, never had an issue.

Ants 😂, there’s not much wide life over by tres Lagos,but in other neighborhoods you can get,snakes bugs,termites, birds butterflies the regular kinds of things unless you move to the country side where you get deer or other animals and such
There is a 500 HOA fee at the time of purchase but nothing after that. This is because it has a PID, property improvement district which is an added tax. In Tres Lagos, you get the pool, park, gym and other perks but they are paid through the PID and not the HOA.

I have lived in tres Lagos since 5 years. Other suburbs like this near McAllen are Sharyland Plantation and Los Lagos.

There are a lot of different birds here and maybe the occasional squirrel. Nothing big like deer.

Does Tres Logos have any RV Port homes?
I will verify, but I didn't see anything like that at all. There are other neighborhoods that do, but not in Tres Lagos
They don’t,but the builder Esperanza Homes do build them throughout and you can get a custom built home if not that houses it in the neighborhood too
