I’m assuming this video was made to sell property at Tres Lagos. Because aside of the video shots of that area there is no other images of the RGV. So it makes it look like McAllen is in a very California type of situation with vast rural farming area and dotted by suburbs. But That’s not the case. McAllen is a very urban arena with almost no farming being doing around. McAllen is part of the urbanization beltway that runs east and west on Expressway 83. The city is part of a four county region. Two counties which are very rural. And two counties have seen urban sprawl. McAllen is expensive property wise compared to other cities. So. Buyer beware.

The reason for all of the car washes is money laundering. McAllen and the Rio Grande Valley are the drug smuggling capital of the Milky Way Galaxy. So, yeah, there's that. Pro?

I'm from southern California and just got out of the Army, as well just got back from being deployed overseas for two years. I currently live in Fort Worth but have my eye on the RGV, especially McAllen. I of course moved away from California for ALL the reasons one should. And I vow to not bring that mindset here lol. I'm currently looking for federal jobs in McAllen, although I don't really have to work anymore. I also plan to use my G.I. Bill and Hazlewood Act of TX to continue school at the university. I love to travel. so it's great that there is an int'l airport down there. I of course plan to use my VA home loan to buy a house. I cannot believe the low prices of the great houses down there. It almost seems too good to be true. I refuse to pay those San Diego prices ever again! I'm 37 and single, never been married and only one child who is almost grown, and would like for her to go to college somewhere that isn't too wild, when she moves to TX. I kind of wish there were was a little bit more black people in the area; but being from souther Cali and a veteran, I am totally fine with any culture and creed. It's just good to see a similar shade sometime to share cultural similarities with, no matter who you are.. I have now realized that I've made a dating app profile in these comments. Lived up north lived on the east coast and north California and south California. Road construction has been going on for a decade on the highway. Most all of the citrus groves have been plowed over and made into housing. And you absolutely have to assume the house is of poor quality. Its terrible!! Taxas?? Mcallen tx has the same taxes are on par with Austin Tx. with nothing to show for it. No sidewalks. Do not let your child or yourself ride a bike on a city street. You have a 50% chance of getting hit. I absolutely would say. Forget this place. The beach?? Its dirty and overcrowded loud forgot a relaxing day at the beach. Its more of a rock concert with 10 different bands playing at the same time.

Don't forget the McAllen Performing Arts Center which is about 6 years old by the McAllen Convention Center which offers wonderful acts including Off Broadway shows.

Whatever you do, do NOT buy a "Rodriguez Home" or "Esperanza Home". They get built the fastest, cheapest possible. 4 years ago in our neighborhood...there were some homes that got flooded, and had leaks in their roofs. Certain homes all had issues. Most didnt. Look at your builders Homes they have built 3-5 years ago. How do they look? Look at the Eaves, the front doors, the stucco. Is there water streaks all over the home? Be smart with what you buy.

This area is best suited for individuals seeking a peaceful retirement. Young families will find limited resources and amenities. The lack of employment opportunities further amplifies this. Moved here in 2021 from the left coast 🤣. Zero crime, family oriented, friendly and hard working patriotic people. My guess is 80% Hispanic, 15% white, just a few Asian, Indian and Black families. Lotsa border patrol, city cops, state cops, county sheriffs, etc. Esperanza is not a bad builder, I've seen far worse. All the homes are on a slab and are sealed up tight like a drum(energy efficient). Gigabit community internet with basic cable 80 bucks a month. Great for remote workers! FYI: currently living in a new 4 bed/3 bath 1700 square feet. Mortgage with taxes, HOA fee, and insurance 2100 per month(rates have risen). Utilities: gas 40 bucks, water 40 bucks, re-usable water(lawn) and trash 50 bucks, electric 110 bucks, and internet/cable 80 bucks. Gas and food are dirt cheap also compared to rest of the country. Unleaded is 2.89 at Walmart right now McAllen and the RGV in general are boomtowns. They are literally building everywhere. There is one mall and it is packed, no empty store fronts, anchor stores being Macy's, Dillards and JCPenney. Great for retirees because it's a hop across the border for super cheap dental and medical. FYI: I don't speak a lick of Spanish, never had an issue.

Esperanza is the only builder in the development unless you purchase a lot in the gated community of Estancia. From unfortunate experience, Esperanza Homes are very poor quality. Workmanahip is very poor and the 1 year home warranty is a joke. Also, be aware the sales agents that work directly for Esperanza Homes will out right lie to your face to make a sale. These sales agents don't hold a realtor license so they're not held to any ethics besides Esperanza which has absolutely none. PID tax is .25% not .20%. Definitely try to talk to a current resident that lived in the Tres Lagos Community prior to signing any contract to build.

2 pros you forgot to mention are the proximity to Mexico where there's great shopping, low cost prescriptions, and amazing food, and the other is that this area is rich in Mexican culture great music, strong family values, and some of the best local and family owned Mexican restaurants this side of the rio grande, as someone who actually grew up in the RGV theres one phrase that says it all PURO 956!

As for health services ...texas ranks the worse for that ...this my only beef with texas
