    I've been in the valley over 20 years. None of these pics or viveos look like the typical RGV we see daily.

    What the lady said about the border is correct- so much BS and nonsense on that score and don't worry if you don’t speak spanish, although the demographics are like 85% latino most people are bi-lingual. Yes, the housing prices re very low but the property taxes are high. Contrary to what was said there is a tremendous amonut of development and contruction and, it seems to me, that there are plenty of new builds available and more on the way all the time - the city is expanding North into what once was Edinburgh and, as far as I see, there is no end in sight. The traffic? Well really not so bad except around the construction and on parts of 83. The area along and around 10th is highly commercialized so sometimes there is traffic there as well but on the other hand you can get anything you might need or want there. Yes it can get VERY hot but there is almost always a nice breeze and everything is AC plus, like she said, there is no snow and ice. The area is surounded (at least to the North) by farmland and just outside the city it quickly becomes so desolate that it's like you fell off the earth. Entertainment? Well Ringo Starr is coming in June to the nearby Payne Arena and there are often bg acts there plus there is a nice performing arts center downtown. Yes, the airport is small but there is no hassel getting in and out and it is served by both United and AA so you can get connections to anywhere from their hubs in Houston and Dallas.

      Yeah the picture and videos are just Google search images and stock footage. The RGV/McAllen rules it is one of the best metropolitan area south of San Antonio and Austin 😎

    The worst part of McAllen, Texas, and the greater Rio Grande Valley is the lack of skilled labor. You have no trouble finding licensed plumbers, electricians, and HVAC techs, but when it comes to construction, skilled labor is hard to find. I bought a house that looks gorgeous from a distance and in pictures, but when you inspect it closely, it falls apart. The kitchen wall was not covered with splash-proof material, which shows the builder was the designer, no architect was used. The A/C was placed on the front side of the property, another sign no architect was used. The tiles were poorly laid despite top rated tiles were used. When it comes to corners, they just cut the tile 1 inch from the corner, not pattern was used. Totally unprofessional. I found a ceiling light falling, and thought it was minor, I could fix it after I bought the house. Big mistake. The lumber that I needed to screw the light to was not anchored to anything. Another sign of unprofessional labor. The attic was not properly sealed to keep wild life out. I can just go on and on. One more thing. Dentists. Good dentists are hard to find in McAllen. You go for a teeth cleaning, they insist on "deep cleaning" that takes two trips to get it done.

    I lived in Tri Cities, WA state and I disliked the weather. It’s beautiful but I ended up moving to McAllen, TX. I Love it here.

      I live in the McAllen suburbs. Been here 25 years.
      All is great except the property taxes. You may be paying less taxes where you live but here in the South Pole of the USA the local government wants to squeeze every penny from property owners.
      My recommendation, if you love birds this is the place for you just rent a property and have the owner pay the taxes instead and also have the owner do the landscaping for you.
      That way you feel you’re getting a deal.
      Property taxes are always going up and up and if you don’t get representation as a property owner with the county tax office you’re gonna be pushed around by Uncle Pancho the county tax undertaker.
      Other than that if you can just rent and are able to live comfortably that way this place will be ideal for you.
      Try to stay in the McAllen area especially north of Trenton Rd and your set.
      Best wishes on your new life in the Rio Grande Valley.

    McAllen is ideal for retired couples. I would not recommend it for young professionals. I moved from the Washington, DC Metro area to Tres Lagos and my wife and I are very happy here. However, we are seriously considering moving to San Marcos to be closer to a more dynamic cities like Austin and San Antonio because is somewhat boring here.

    Lived up north lived on the east coast and north California and south California. Road construction has been going on for a decade on the highway. Most all of the citrus groves have been plowed over and made into housing. And you absolutely have to assume the house is of poor quality. Its terrible!! Taxas?? Mcallen tx has the same taxes are on par with Austin Tx. with nothing to show for it. No sidewalks. Do not let your child or yourself ride a bike on a city street. You have a 50% chance of getting hit. I absolutely would say. Forget this place. The beach?? Its dirty and overcrowded loud forgot a relaxing day at the beach. Its more of a rock concert with 10 different bands playing at the same time.

    Whatever you do, do NOT buy a "Rodriguez Home" or "Esperanza Home". They get built the fastest, cheapest possible. 4 years ago in our neighborhood...there were some homes that got flooded, and had leaks in their roofs. Certain homes all had issues. Most didnt. Look at your builders Homes they have built 3-5 years ago. How do they look? Look at the Eaves, the front doors, the stucco. Is there water streaks all over the home? Be smart with what you buy.

    I live in the RGV. None of these photos and videos are from McAllen or the RGV. Low employment opportunities. Nothing fun for children, traffic is getting insane there around McAllen Edinburgh area, nice homes with no soul, no f’ing trees anywhere! Lots of corruption.

    Been down here 20 years. Only reason I’m still here is I can’t afford to move out yet. It’s very subtle, but among the Hispanic population down here, there is a very quiet level of contempt for anyone who is white. It’s a level of animosity that apparently goes back for generations.

    One thing about streets in Latino cities is that they don't get repaved often. In Corpus Christi there was a street that had more potholes than all the streets in Taiwan combined. McAllen is slightly better, but for some reason, Latino cities tend to patch streets like poor Chinese mend their coats, over and over. They would patch a street a million times but not to repave it.

      ​I agree! McAllen is known as the "Metropolitan City" of the RGV and "Littlle San Antonio." The towns throughout south Texas have this issue, however the City of McAllen is strict and they try their best to keep their city clean and beautiful.

      Majority Californians don’t want to come because closest Whole Foods is 6.5hr drive as well as any other dissident store or any kinda amenities. That’s why I’m not sure if I would move to place like that. The only good thing are property prices that easy by with cash.

    Don't forget the McAllen Performing Arts Center which is about 6 years old by the McAllen Convention Center which offers wonderful acts including Off Broadway shows.

    How does McAllen compare to the dozens of other Texas border towns from El Paso to Brownsville?
    I don't see any difference in housing prices along the entire Rio Grande border.

      Most border towns are usually cheaper than other parts,but the RGV Has seen a lot of growth in the past 15 years especially the last 5 and continues to do so. Brownsville is slightly cheaper but isn’t as nice,and you have a higher risk of hurricanes and floods over on that side

    All the video clips of nice-looking areas are not in McAllen. It's a bit of a sham when all the clips are of other cities. The only thing to do is eat, get fat, cause it's way too hot to exercise outdoors...glad I am moving away soon.

    where exactly are these city and rural views from? these are not in this part of the world. its flat as a pancake/tortilla and definitely not german or north east american architecture , geography and vegitation.

      the real estate industry conned midwesternerners into moving to this "valley" starting back in the early 20th century. they thought it was lush farmland. rolling hills and reality sort of hit them in the face . its a great place, but its not iowa or new york city either one. a more realistic video would be better. and more honest. its nice in winter when its -20 and 6ft of snow up north. but summers are like south florida. hot , humid and buggy.

      At first I thought you ment the city in Colombia but then I realized that wasn't what you meant, LoL. Well I must say most everyone I have meet here, with the exception of a few obnoxious evangélicas, has been very nice. I even once meet this guy who thought that some people were really lizards! Although this guy may have been a little nuts he still was very friendly and nice. Before I moved here somebody who has lived here for a few decades
      told me there was prejudice against Puerto Ricans here and after I moved here a different person told me that same thing but I myself have never noticed anything remotely like that, at least outwardly, so maybe they were talking about years ago or something.

      No, it rarely has harsh weather.
      Other than the heat which if your from up north I advise won’t be good for you. We haven’t had a flood in a while and Hurricane only happened in 2020. Traffic is great, construction might limit traffic sometimes. Overall it just depends whether you want to move to a small vibrant border city!

    I’m assuming this video was made to sell property at Tres Lagos. Because aside of the video shots of that area there is no other images of the RGV. So it makes it look like McAllen is in a very California type of situation with vast rural farming area and dotted by suburbs.
    But
    That’s not the case.
    McAllen is a very urban arena with almost no farming being doing around. McAllen is part of the urbanization beltway that runs east and west on Expressway 83.
    The city is part of a four county region. Two counties which are very rural. And two counties have seen urban sprawl.
    McAllen is expensive property wise compared to other cities. So. Buyer beware.

    lol I’m from Chicago and McAllen is a second family home with family down there already Jesus … McAllen is great construction is steady . Chicago construction never ends … restaurants there is tons of you can’t figure your eating at home .

      I disagree. Born and raised . There is no more room to grow . All the other cities are around us . Building needs to start happening beyond already. The traffic here is horrendous. Everyone commutes through McAllen to get to the other cities. One major important thing not mentioned is the wages here have not gone up in years and probably never will. Even though the cost of living here has. Is it affordable yes, but the pay does not match.

      @moonkitten5934 I know... tres lagos moved in behind me and the taxes went thru the roof. A friend of mine across the street had to sell her house. I got into it w lady at the park who got mad because the less fortunate people that live down the street on Monte Cristo were using BBQ pits.. she said it was for residents only but I told her it's a public park and for Everyone. She started yelling about how much money she spent living there, and I said "What about the other people around here that Actually Own Land... U Have a Lot, These are just Lots and they are oh idk.. I don't remember.. like 250 grand to a million or half that.. 500s maybe, (Something like that, that she said) I'm Like Everyone Else around here Actually has LAND.. it use to be a few houses and agriculture, and those who do have houses are on an acre or more and now taxes are up for Ur little neighborhood" so it's Everyone who's paying for that park.
      I like it but I really don't have to be around a lot of people. There's only 1 street in my neighborhood and Everyone has a few acres of land so it's always quiet and if a neighbor wants to have a party they are too far away to complain. The Only thing I hate is the city coming in from the South. (Ur Rt On That, Mcallen bought all the way Up Here) Traffic on Ware is getting or gonna get Bad. Just hoping for a Whataburger in the corner to make it worthwhile.
      Regardless, it's a Nice Place to Live and grow up. Crime is Low... It's Beautiful and island is close by. I Love It. I've been traveling a lot lately cause of holidays and every time I fly or drive in those palm trees Always put a Smile On My Face... it's Home...

    If you plan on going to RGV for a nice House then thats what you will get, but Besides that you don't fully get to enjoy the environment or landscape like other places. So if you're the type of person who'd rather sacrifice having fun things to do, enjoying nature, and enjoying the land scape and weather in exchange for options to have a great house then RGV is for you, but if you want a place that you can enjoy that comes with fun things, nature and decent house then RVG isnt the place to be. I was there for 3yrs specifically for the housing market until I realized that its gets way to Hot out and not enough to do anyways, so either your in the house or eating food. I couldn't see my life going that way so letting go of a dream house to build a dream life in a city that cost a little more, sounds like a better choice to me. I can't sell my happiness and fulfillment for a nice house any more, when I could just push myself to make more money and get a house some where I really enjoy. Theres a difference between being alive and living the life you want instead of stealing just because a house is nice and affordable. Its a sacrifice that you have to figure out whats more important the House or a balanced and enjoable life style in an environment thats beneficial to you Spirit.

      @@LivinginMcAllenTX The Valley has grown a lot and is still growing with lots of opportunities which is Good. Those people have a lot of family, business, pride in the Valley and community support, if I was them I probably wouldn't leave either. That said I wouldn't expect them to move based on their foundation and the roots that they've built there. Depending on who you are and how you conduct yourself, there are opportunities to join close nit communities in the Valley which is good. One con that I've noticed is due to the Valley not having much to do like other major cities people tend to get bored easily, and then your personal business can become the community's form of entertainment, which could possibly evolve into groups of people developing a "Clique" mentality. That said it can be a good place and everyone who wants to live there, and I hope they enjoy it, but it all depends on how you operate as a person and if you connect with genuine people or not, regardless the towns are small and the lack of things to do gives people the feeling your personal business is their entertainment, Even if you stick to yourself, there's always someone or groups of people watching, and talking while smiling in your face. The new people may not notice this but the people that have been there for years always hear or know what's going on...but Hey maybe this is just how it is in every city. These are things that I've noticed, I suggest taking everything I said with a grain of salt and go experience it for yourself. You don't know something unless you leap off the Internet and go try it. The Valley has a lot to offer and I hope it works out well for everyone to Enjoy! Also there are a lot of parks for families with mini water park set ups, great schools for kids, Great colleges for students and all kinds of foods to eat, there's plenty of ways to make the best of it and create an oasis for yourself and your family.

    The pay is dismal & theres not much to do other than get drunk. It gets exciting if you go south of the border to Nvo. Progresso or Reynosa. Other than the close proximity to Mexico, McAllen is not great. I'm a valley native and I had to leave to get opportunity & work experience in my line of work. Even after coming back, I have absolutely no local business or work here. The mentality if everything here is cheap/discounts, yet people that work at the grocery store or at JC Penney will be out there driving a Raptor somehow? Its definitely a different culture compared to up -north. The best part of the valley is family. Unless someone is offering big money & relocation fees for moving in & potentially out to live here, don't make the move.

      I used to think that but I have been pleasantly surprised as of late. There are two major concert and event arenas, the Payne, and the Bert Ogden. There are the Vipers , if you like B-ball. Two month ago, we went to UTRGV and heard their symphony orchestra perform The Planets, by Holst, and it was amazing. We enjoyed it so much.

      @@LivinginMcAllenTX No, I'm from Mexico. But recently I traveled to McAllen. I was simply fascinated by the area. As I am a person who has lived in Mexico all my life, I notice a very big difference after having spent a week in McAllen. It's a completely different world. In McAllen, I was able to see for the first time how taxes really work to improve the city and take care of its citizens. The security, the buildings, the shops, the streets, the prices, etc. I saw several videos similar to yours, and something I could notice is that many people in the United States have a not so positive perspective of all of Texas or cities like McAllen. Of course, objectively I understand it, because most of them are accustomed to an even much better lifestyle. But for me as a Mexican, who had never seen that level of quality of life in a city, it is almost paradise. I saw many comments on videos about McAllen or Texas, and in them what people from the United States talked about most was the “horrible” climate or heat in this area, but again, as a Mexican, I felt the climate in this area was incredible, even cold I would say. Or for example, they say that the area is very small, that there are not many things, that it is very boring, that it is very far from the rest of the United States, etc. And just as clearly, being close to the border and having a big Hispanic community, also due to prejudices or in a certain part some reality, decreases the value or opinion of the area. But for me, I say it again, it was wonderful.
