NEVER TOO SMALL Buenos Aires Architect’s micro apartment - 32sqm/344sqft

- Originally the site of a single story derelict house on roughly 200sqm of land, Quintana 4598 now contains 12 small apartments ranging from 32sqm to 44sqm, with a focus on affordability and fostering of community. Each apartment is designed with flexibility and comfort in mind. The kitchen, bathroom, storage and sleeping area are condensed into a cleverly designed multifunctional joinery unit on one side, freeing up a larger area for the resident to personalise and furnish as they desire. Each also features a large balcony with a full size sliding door, allowing access to the outdoors, whilst a window above the door brings in even more natural light. The rooftop of the building, with it’s green space, swimming pool and common area, is designed to promote interaction between the residents and build community. In a city like Buenos Aires where the cost per square metre is really high, Quintana 4598 allows access to affordable housing in a central area, and the decision to build small apartments creates more generous community areas to make life better for its residents.

Its utilitarian but in a good way. I just wish he did something about the mould in the tiles. Its giving me the shivers.
The Cats of NTS will be the next coffee table book. They’re like little Easter eggs for some episodes lol
As a long time follower of this channel, I've come to understand the importance of a strong separation between living and sleeping space, especially in small spaces. This design sort of goes apart from that notion by blending the bed with the living room and tucking the kitchen away into the darkest corner. This is probably best suited to those who don't cook much, and love waking up to the sun.
Yes maybe the better solution would have been switching the bed and the kitchen and making it an open kitchen space and a closed of sleeping space 🤷🏻♂️
@@wellhello1603 The same for me. I could never live alone in a big apartment, being confined in a bedroom at the end of a long aisle without having an eye on what happens on the living room. In fact when I have lived alone for a short time on an apartment like that, I just locked the bedroom and slept in the coach on the living room. That was great: open space living room with kitchen and at night the coach became my bedroom and it was the best arrangement ever. I felt like I was living my space 100% without the anxiety of being alone at night and fearing burglars.
@@jonnybergmann7196 I’d personally prefer the same, but it all depends on the owner’s living style and preference.
@@wellhello1603 I am on your same situation, the current disposition would suit me better than switching the bed nook with the kitchen, but still I wonder if they might switch from one apartment to the other. Maybe not vertically as that would make the piping more complicated, but maybe on the same floor you could have the two alternatives also to provide a bit of choice to people living there. Just a thought :)
Me. It would be absolutely perfect for me.
In almost every shooting there is the orange cat in different positions! Love it :)
This appartment reminds me of my old university. Not sure if it's in a good or a bad way though. There are many aspects of this that I like, but as others have already mentioned: switching the sleeping and cooking area would help a lot. A pop of color would make this more lively as well.
Most of these comments are about the individual apartment. I agree that theer are a lot of flaws. But the building of so many units on what used to be a single family home in the heart of the city is still really impressive, especially since they included nice common/outdoor space.
Agreed. 12 apartments in a relatively low rise building on a relatively small footprint is superb. The low cost materials used throughout is really good to see for affordability.
It’s like living in a Swiss Army knife
I think I'd swap the kitchen and bed locations. Other than that, it's a lovely wee place
nothing expensive and incomprehensible, well done!👏👏👏👏👏👏
I absolutely love this ,the fact that a queen size bed can be accommodated is awesome
That's actually really nice for 1 person, plenty of space and the community area is cool
It is clearly seen this apartment built some while ago. Ideas are great but execution of furnitures/appliances etc. seems lacking
They said in the video that they built where there was a smaller building so no they actually planned it with that horrible dark kitchen!
This is perfect - compact, practical, aesthetically pleasing but also homely too. I like that it offers the chance of building community with the shared spaces, but doesn't rely on forcing residents to use them for anything. This place looks like it could actually be affordable, too. Everything about this feels well designed to me - I'd live here in a heartbeat!
Efficienct space but ventilation/light loss in bath and kitchen. Maybe a pierced material for the doors or tiered access to light and air.
Great design. But I would choose sliding doors for both the kitchen and bathroom, and will add a curtain for the sleeping area.
very beautiful layout. thanks for this idea
Good effort. However, look like the ceiling has some leaking. Kitchen and bathroom need better ventilation.
Where is the laundry?
the lights being all on the sides is cool
The kitchen is often the heart of the house. I personally would not consider an apartment with a kitchen that is more like a cupboard...due to the lack of windows
grt layout for bachelors 👍👍👍i liked it being single 😂
this bed situation is really clever, I'm in love with it!
this is one of my favorite arparment designs on this channel amazing!
Como amo Buenos Aires! Amo a Argentina 🥰
I’d indeed swap the location of bedroom and kitchen but it’s still one of my favourite apartment from this channel 🏆👍🏼
I like the entrance 😍
The one that really caught my attention are the overhanging balconies. It over hangs the street or the sidewalk. Is it allowed in Buenos Aires to use 100% of your lot, in this case, it even extends out its lot.
I love the design philosophy and the building's utilization of space. Personally, I like galley style kitchens, so this is perfect. But for those who prefer social kitchens, it could be located by the balcony with an upper shutter allowing it to be opened to the main room. I need my bed on the floor, however, and open on three sides, so I'd want an additional 20 square feet or so to form a tiny bedroom.
Very nice but I think I would leave the kitchen open and bring out a small island on the left side with a cabinet underneath.
Really beautiful space!!!impressive!
Beautiful apartment! Very well designed! ☺️
I really like this apartment.
This is one of the very best thought out well designed plan apartment ever. Thing is I noticed the ceiling was spotted , that looked like some water leakage from above may have occurred..
Swimming pool above?
Very nice …. Clean , simple feel .
Good job! Btw…. where did you get that cool red buddha on the bedroom shelf?
Love it !
One of the best tiny apartments, it flows well, and it is not overwhelmed by wood 🙏🎵🌈 love it, love the balcony (and the guitar) muy relajado …
Excellent idea
I would prefer en open kitchen, where now his desk is. It is pretty common in Scandinavia. Kind of L-shaped.
Love the kitty🐾💫
Vamos, vamos Argentinaaaa!!! 🇦🇷🇦🇷🇦🇷
as always... the cats totally steals the show
I think as a student it would be a perfect place, because it s so tiny and you don t get to cook so much. The most dissapointing apartment on the channel. Anyway, i liked the idea of common spaces
I would have switched the kitchen and sleeping space, other than that very lovely!
Always amazing 👌🏻👌🏻👌🏻👌🏻👌🏻👌🏻 , ☺️☺️☺️☺️☺️☺️🎉🎉🎉🎉🎉🎉🎉❤️ love from India 🇮🇳
Near perfection!
This is a great small apartment design.
What a beautiful country Argentina is, full of great people. Much love from Argentina.
I love this, wow.
The building itself is quite beautiful, but I don't know... sealed kitchen and bathroom with no windows are always something to be wary of. In addition, in my humble opinion, the industrial ceiling doesn't go hand in hand with plain, white walls
Man, the fall from that bed must hurt.
I would switch bedroom and bathroom, wo windows, bathroom would be humid all the time, and also remove the door of the kitchen...
Amazing 💚
nice apartment. Probably costs around 500-700k $.
The communal area's ceiling is moldy [See 2:15 ] which leads me to suspect that a green/living roof might not be the ideal choice in Buenos Aires' humid subtropical climate.
I understand that this was built at a cheaper price point to get younger, less affluent buyers into the market - a laudable goal - so we can't expect well executed, high end construction details. But many of the materials & finishes on this project are not holding up well at all & it just looks more shabby than chic.
On the bright side, new buyers will have the opportunity to put their own stamp on the prematurely required renovations & cosmetic upgrades, so there's that.
Wonderful space and design. How much would the cost in BA? I love the city.
It's lovely
4,5 km al centro estás en Almagro. Saavedra es mucho más lejos.
Did I miss hearing how much an apartment like this would cost to buy/rent?
I think the ceiling needs to be painted a bright white!
I live in 18 sqm garage, turned into apartment. The struggle is real.
i don't agree with switching the kitchen and bed. Maybe that's cultural but I cannot sleep without fresh air. And imagine the heat in the summer without proper ventilation. I once stayed in a hotel with the bed tucked away like this back in school and with this heat it felt like you could barely breathe. And Buenos Aires can get quite hot I believe.
if architects are going to make smaller apartments that means less natural light, for that they have to compensate with taller apartments to have a taller window, or wider and shorter apartments or maybe create skylights that illuminate the interiors of the buildings and so have windows on both sides of the apartment even if these windows are opaque
Love them
this is like a normal sized NYC apartment for most folks to afford (like me) 😅
I'd prefer to swap the bathroom and kitchen positions and leave the kitchen open.
Putting the kitchen into a room is not my thing. Swapping the sleeping area with the kitchen area would have been better in my opinion.
Perfection
I only watch your vids on big screen and highend Soundsystem...
this is nice
Alguien más que re quiera ir a verlo? Dio mio
Cool 👏
Great
I'm watching this Sept 2022 - HOW MUCH $ rent ? - what's included ? - furnished ? - elect - h2o - heat - ac ????? > PLEASE
Why there is no safe net on the balcony for the cat?
I don't like the design because the kitchen is dark and closed off from the rest of the space so it lacks air flow and it would be hard to find things in the cupboards and smells would get concentrated :-( the doors to the kitchen would also be an annoyance. The bed should be in the darkest part of the apartment so really everything is backwards.
1:30 Why is his cat walking on the green roof? How did he get there?
the ceiling being bare concrete is horrible
공간활용👍👍
Mould on the ceiling and bathroom door?
I would not add any doors to a dark kitchen. But its still a charming apartment!
Obviously the doors wouldn’t be shut whilst one was in the Kitchen.
would have been nice to see a translucent door to allow light to filter through at all times
Yeah, but then the kitty could be getting into trouble in that kitchen when Papa is away. It’s always a good idea to have a door option 🤓
@Ghost of Gaming curiosity killed the cat 😬
Having lived with many bifold doors over the years, I wonder if some sort of roll-up or something else could work....? 🤔
Having spent time in Buenos Aires in the summer, I feel that the bed is positioned by the window to increase ventilation through the night. Summers there can be brutally hot and humid.
I love seeing an opinion from someone who has been there and therefore, understands the layout choices.
I am from Buenos Aires, and yes that's probably why the bed is close to the balcony :)
Do people there not have air conditioning-like a Mini Split?
@@LaLadybug2011 almost everyone has ac's but the power goes off every other day 😂😭 specially during the summer
That’s why I would put ceiling fans. I need airflow. Don’t know why you wouldn’t have them already.
Would switch the kitchen and bedroom nook location. Personally I'd rather have natural light and be fully connected to anyone else in the apartment if I was using the kitchen opposed to be tucked away. Feels like being near the balcony there would be more ease of naturally venting smells from cooking.
The bedroom relocated to the kitchen wouldn't be on show if you had guests and be darker in the mornings so you don't get the sun abruptly waking you up.
Exactly my thoughts
Agree , one other particular dislike of mine are bathrooms with no window ! But in this apartment there would be no way of installing one . Apart from that it’s lovely 👍🏻 and a useable balcony is an added bonus .
Agreed
i didnt read other comments before writing mine.... now im smiling reading the same ideas i have after watching... :)
@@thornbird6768 actually they could put a window between the bed & bathroom.
It would be cool to hide the bed nook for when guests are over by making a pull-down canvas screen and setting up a projector
genius!
In Argentina young people don't mind their friends seeing everything at their house. There's no need to hide the bed - they feel worse when anyone sees their messy kitchen 😂
It's a nice size and I like the concrete + general idea but division and execution... idk, kind of unpleasant/careless? Looking at the tiles and bottom edge of the mirror *it seems like moisture and mold are an issue both in kitchen and bathroom - adding effective ventilation is crucial with only one window even if the sliding door panels had ventilaton holes.
This!
Yeah the bad finishes / dodgy edges struck me as well - it's also visible where the countertop meets the wall. If this were built better and as others suggested the bed and kitchen were the other way around I might've liked it better, but now I'm going 'yikes if there's so many visible flaws, how many hidden ones are there?'.
@@CommentLikeASir Apart from the lack of proper preparation aka cleaning (for the purpose of a presentatation on a channel with nearly 2M subs) there really were quite a few of these details:
3:50 *swollen up material (veneer) of the doors under the sink (worsened by short countertop);
3:54 connection countertop/wall;
(4:02 paint on the cable;)
4:05 tiles around the switch socket + overall look (e. g. smudgy frames);
4:12 *swollen up edges + unevenly aligned cabinet doors, rusty mirror, connection between flooring and wall, moldy tiles; spot where tub meets white wall;
5:12 unevenly aligned cabinet doors
+ neglected common space
Didn't even think of hidden issues before. Beginning with: How did they ensure proper ventilation of the mattress?
@@YT-GuestAccount Yup noticed all that, too. And as they say the devil is in the details; I've found with buying houses that if there are small things like this where it's obvious they cut corners, chances are it's the same with the structure of the house / building itself. So sure the bed ventilation is one, but worse is that spot above the bed in the ceiling. Now normally I'd go OK might just be some discolouration, but now I'm like well that could be something a whole lot worse.
@@adrianbona claro!
A balcony makes such a huge difference to the apartment, makes it feel so much bigger when the doors are open. Nice to see apartments that are actually lived in!
Yes everybody needs plants and greenery and sunlight.
The kitchen is behind a door, but the bed is not? Unusual
I would prefer the kitchen open and positioned nearest to the balcony for ventilation so that the odors won't stick to the linen and clothes, also for good illumination. The toilet stays the same but with exhaust fan and a louver door for ventilation. Bed is on the darkest part (conducive for sleeping) but with a curtain instead of a folding door for easy ingress and allows more inflow of air since it's farthest from the balcony/air source.
this apartment is just for display. the lawn will dry and turn into weeds. the loo will get moldy, the bed is crap if you get an injury
@@doriantomas what makes you assume it has no/bad ventilation? ofc all apartments fall apart without maintanence
@@doriantomas Well aren't you an Eeyore. Cheer up mate, the sun will come up tomorrow.
@@wellhello1603 he ment it is difficult to use if you have any injury like broken leg and so on
I agree with you. But the general layout and concept is right in my opinion. The comunal area is really generous and well planned
Kitchen space is claustrophobic 😰
I don't like (giant) open kitchen in the living room area (especially in small appartments) and I'm quite annoyed how popular and standard this has become. I even built an extra wall in my 30sqm flat to have it seperated. So I really like how the kitchen is tucked away here. If it's too dark, switch on the light. The bed makes a great cosy lounge area. Overall a good result for a rectangular one-room appartment.
I'm the same. I hate open plan kitchens - there is no way of containing the mess and smells. I love cooking, I just don't want my couch / curtains / clothes to smell like food which is what happens in an open plan lay out. In small space living, a seperate kitchen is the first casualty. So it's nice to finally see a seperate kitchen in a small flat.
Omg same
Exactly!!! This lay out also provides more space for the living as well as the working area! And it is also important to have separated kitchen! Sometimes it can be mess 😅
I disagree with people complaining about the bed placing, where it is you can lay there during the day looking outside and also you can have one tv for both the living room and bedroom and if you have visits, you have additional place for them to sit appart from the couch. I do agree that the kitchen could use stronger lights and a pop of colour
Yes, this would be more true if the bed was closer to the floor, like a normal bed. Then it could work perfectly like an additional couch. But as it is, the people sitting on it would be awkwardly high up, compared to the rest of the people. Poor design.
you need to fix the ceiling mate! it looks moldy...
I agree!
Nah it’s concrete ceiling surface not the mold
I really like this apartment. It's intended mostly for singles, or couples, and for people that are spending more time either in the living room, balcony, or in the common area. I really like the amenities of it. Yes, the kitchen and bathroom are on the darker sides and aren't as modern as some like, but that can be fixed if it is you living there. I appreciate all that was done. A well thought out design, especially if it was done throughout the building!
what about the air circulation of the kitchen and bathroom?
Ventilation systems.
It's a valid question. The edges of both doors show serious swelling, mould and delamination from moisture.
I'm just a bit worried about the bad finishes / dodgy edges - corner of the bath, underside of the mirror, where the countertop meets the wall etc. If this were built better and as others suggested the bed and kitchen were the other way around I might've liked it better, but now I'm going 'yikes if there's so many visible flaws, how many hidden ones are there?'. Can't judge from here, but I get the impression they sacrificed both space AND quality in this one where most vids are about being able to build really good housing with less space ...
I agree. The tile in the kitchen looks awful. Made me wonder what else was poorly built.
The position of the power points at the foot of the bed, inches away from his feet is worrying.
having the experience of remodelling first a 2 bedroom 80yrs appartment and then a 3 bedrooms 110yrs house in Buenos Aires, i have to say that is not easy to find good (and/or affordable) craftmanship. a lot of the labor force are just people triying to make a dayly living, and not making a career in construction. also noted that some architects care more for their sketches than for the finished product of their work.
building materials are incredible expensive here, and pretty basic (I can´t even dream about some of the off the shelf resources that some videos show), so many times you have to resort to cheap stuff and cheap workforce.
that said, the owner could have put a bit of effort on cleaning the tiles befor the video shoot 😂
The bathroom tiles need a bleach scrub. It's sad natural light and a functional window in a bathroom is such a luxury in city apartment dwellings. It makes a huge difference.
This could have been so much better with the bathroom replacing the kitchen and being closed off.
The kitchen feels rather dark and dingy could have just been an open plan...
The sleeping area could have used a Murphy bed unlocking the storage...
I totally agree. The kitchen is awful. It feels like a tiny jail.
looks like a 20m2 appartment despite being 1,5x bigger, not entirely convinced
I really like this. It's so rare to see a small space with a seperate kitchen - and it has a full sized cooker / worktop space. I disagree with everyone saying the bed and the kitchen should be swapped. The bed is a nice cosy little nook - I can see myself curling up and reading. Also, for everyone saying the kitchen would be better open - why do you want everything to smell like cooking? It's impossible in open plan spaces to stop cooking smells getting into your clothes and soft furnishings. Life is too short to cook without onions or garlic!
I agree I love the separation! And I’ve seen similar layouts where kitchen and bathroom is hidden in Japanese apartments
Omg, why would you make such a closed kitchen?
A+ cat. Nice apartment, too! I agree that I'd prefer the bed where the kitchen is, but that's a personal preference.
Wow! What's a surprise find Lucho in this video! He was my teacher at university, i've nice memory from him. That apartment is amazing!
I find it funny how 32sqm is called a micro apartment when its a pretty usual size for students and young couples here in finland
Day starts fantastic with coffee and your video. Love the apartment!
The same here. we're in the same time zone.
Funny, mine is ending with their video
They need to start cranking out more videos
Mine has ended too with this nice video!
I like the idea, but everything looks cheaply made and not built to last.
It already looks thread bare.
