  • The Chinese central bank is pushing stimulus aimed at reviving the country's stalling economy. The list of measures includes lowering borrowing costs and allowing banks to increase lending. This surprise news came as the Chinese economy has increasingly looked like it will miss its own 5% growth target for this year.

The way that financing in the property pre-orders work in China is absolutely flawed... easing financing will not solve the confidence in potential property buyers for pre-orders. Most markets have escrows or regulations that releases funds to property developers upon milestone completions but in China, the developers can get the full value of the potential property leaving banks with debt and borrowers hoping that developers will complete their projects. When big developers fail their promise, the whole system is bound to collapse.

When beijing and shanghai housing is more expensive than in London, Paris, New-York, then confidence is not the problem... the problem is that prices need to be, at a MINIMUM, halved, and until that happens, buying is basically a fools errand. You are also right that the way they used unfinished properties to finance new ones is a massive problem too, but that one has already created the problem of there being way too many houses and has somewhat been made an illegal practice now with the rules on lending to promoters (20 years too late).
Basically, too many finished houses and lots of unnecessary constructions rotting, massive debts and incompetent, corrupt leaders that will shower themselves with public money and grow an even bigger hole.

@@ToodyslexicforyouThe scale of the fiscal deficits we've run in the last 15 years are unprecedented outside of world war II.... And unsurprisingly we've seen a massive increase in the PE ratio of equities, lowering of bond yields, and lowering of real estate cap yields. You might want to read Keynes work and if you do you realize that we should have been paying down debt 2015-2020 and 2022+. So yes we have seen inflation directly tied to excessive fiscal spending which has been exacerbated by the loosening of monetary policy the last four decades... Technology may make the manufacturing of electronics, consumer goods, and production of food cheaper... But real estate, education, investable assets, and pretty much anything that involves a significant amount of labor has seen high inflation since we started going crazy with deficits after the GFC.

I find your argument that things like hosuing inflation has been caused by fiscal stimulus due to inflation. Surely you can’t describe housing inflation due to fiscal btw your also talking about monetary factors if we talking inflation. Another KEY information we are missing here.

Not going to work! It will have to go through a painful readjustment. Now Chinese people have learned that housing doesn't go straight up, which they thought was the case as they never believed the economy goes up and down. They've always believed it would go straight up which has their experience for the last 30 years. There is also the Central Government of going back to central planned economy and cracking down on entrepreneurs....

A lost decade is coming, and China will not join the fully developed nations club like other Asian nations: Taiwan, Singapore, Japan and South Korea.

China is simply producing too much too cheaply that only a small percentage of the population need to do real work to support the rest of the country. The problems is how to distribute the overproduced good to rest of the population and the world. given things out for free is not going to work at this stage, yet. But majority of the population don't have to works that also don't consume much.

In 2014, about 30 percent of newborns were second or third children.
The crude birth rate was 13.83 per thousand (we can't exactly use births per woman, now, can we?)
Last year, a bit over 50 percent of newborns were second or third children and there were 6.39 births per thousand (official data)
So in less than a decade we've had the number of births go to less than half of what it was and the number of deciding they can become parents drop by two thirds.
      In less than a decade.
      And the decline continues.
Last year alone, in order to maintain the 2:1 worker to dependent ratio (down from 3:1 in 2011) the PRC needed an additional 30 million workers.
And the next decade is looking much worse.
This is coupled with a median income of about 4k USD. PPP multipler is about 2x. So the median Chinese person has a spending power of about 2/3 the US poverty line.
And yes. I know things are cheaper. That's why I used the PPP modifier. To take that into account.
If you invested 1k into the CSI 300 back in mid 2009, you'd have about 1k now.
If you did the same with the S&P500, you'd have about 6k.
If you made this investment five years ago, you'd have 870 today. Vs 1,930.
A year ago, it would have been 900. That's after today's sugar hit.
      Vs about 1300.
      And things continue to slide.
      And slide.
      And slide.

@@bobs_toys You meant one living in Singapore. I can give you a list from my personal experience of those that are actually instituting economic policies in China. I know the challenges China are facing but believe you me it is nothing compared to what Germany is going through now which I do not see an end to its deindustrialization because they do not have access to cheap energy from Russia coupled with their Automotive Industry refusal to adapt and change (move to EVs etc.)
The US is coming to the end of the fiat currency maybe 10 or 20 years but it is coming no turning back because there is no political will to bite the bullet and we all can see its 35 trillion debts paid off by printing 1 trillion USD per annual interest debt repayment. US debt to GDP ratio is now over 132% and is only going to spiral to the bottom as they are still spending like there is no tomorrow. Reminds me of the collapse of Rome over extending and over committed to too many unnecessary wars whilst their own people were facing hardship at home.
