    ⚖️以我們的經歷, 跟香港最大不同之處是關於必買必賣階段. 在香港, 交了細訂就要完成買賣否則會產生金錢損失, 但在英國, 一日未到exchange of contracts, 都不能鬆懈!💸

    👩‍⚖️The property buying procedure differs greatly between UK and HK. In this video, we are delighted to invite Miss Joanne Chung, a conveyancing solicitor in the UK, to talk us through the entire buying process and what pitfalls potential buyers may encounter.🚨
    ⚖️According to our own experiences, the major difference is when a party can withdraw from the transaction with little or no consequences. In HK, when you have paid the small deposit after 14 days, then you have committed to buy, otherwise the financial penalties are significant. However, in the UK, if you have not exchanged contracts with the seller, there is always a possibility the deal may fall through.💸

      You could be right and worrying to know she can guarantee her law firm can pass anti money laundering checks although clients failed to pass this with other law firms.

    Buying off plan new builds from developers and trying to find own solicitor to do conveyancing is very very expensive because solicitors do not have any paperwork and researches of that piece of land or areas of a regeneration program. Solicitors are also not willing to take you on due to lack of manpower as intensive searches can be very time consuming and extremely expensive. Some can charge up to £4,000-£5000 when normal conveyancing fees should be around £1500. Solicitors would suggest going with developer’s solicitors since they already have all the necessary paperwork and considerably cheaper.

      The conveyancing fees I am referring to are based on London charges. Obviously outside of London will be slightly cheaper but if it is a new build in a regeneration area then it will involve a lot of paperwork and very costly to do if it is not a developer’s solicitor. This is my personal experience.

    睇左你地條片搵咗呢間律師行買樓 交鎖鑰果日律師玩消失 交左樓4個月啲文件都唔比反我 買賣合約淨係得我既簽名連賣家既簽名都無 !過數既錢完全無record 收據比反我 追佢地永遠都追唔到 !個律師仲話份合約上賣方簽名位可以唔簽 。。我真係吹脹 !土地冊又未轉我名 求門無助 !間律師行完全無手尾仲係用咁covid 借口無人理!

    如果資金來自丈夫銀行户口,
    購買物業可否登記太太名字?
    或必須登記提供資金 人仕的名字 〈丈夫),以乎合預防清洗黑錢要求?

      多謝回答。
      資金來源是丈夫賣去香港物業,律司查證也同意資金無問題,但因個人原因,丈夫可否使用太太名字為業權人呢?
      又或先將錢,存入太太個人銀行户口,才以太太名字,購買物業?

    您好,我今年7月到步,多多指教,有一問題想請教,我在攪一間new build現樓的買賣(上手買家撻單,所以我地睇樓時已完全起好),contract of sale未簽,10%deposit 話23/10比,27/10成交比尾數,現時律師問我攞資金來源證明文件,但我需要時間等香港銀行print返比我同寄比我,担心23/10文件未齊,未過到律師嗰關,請問現階段我可唔可以同律師講將deposit 同成交日延遲,比時間我整理supporting document? 宜咖成件事好無助。Thanks
