We're back to Batu Kawan, that upcoming Satellite city of Penang again and it's so cool to have the opportunity to document this entire process. Being part of their Utropolis masterplan, Sinaran will be their latest addition.
What's mind blowing to me is the sales status for their earlier projects. From Utropolis Utama, Suasana, the first block of Sinaran are very well received by the market. It's so encouraging to see that people are looking forward to the development of the entire masterplan. But I really appreciate the fact that the developer actually collects feedback constantly and they'll improve on their product design. The unit we visited was an improvised version from a dual-key product.
Sinaran is a mixed development that consists of shop offices and residences, so by nature it will be very convenient for the residents. Also, it's sandwiched between the Vervea commercial center, Design Village Outlet, Utama retail and offices. All are within a 5 minute walking distance *I personally walked myself.
However, I find the unit layout kinda weird. The linear yard space are pretty hard to work with, and that extra en-suite with full transparent wall is just too bold. Those does not affect the practicality of having that extra bedroom and bathroom but it's a personal preference thing. Also, be mindful on the leasehold commercial land title. It's pretty common for properties in KL, but investors in this region are very particular about the land tenure.
Can you do a review on the property after 2-3years its built, review about the mgmt and how well kept the condo is? Many condos have very enticing offers and facilities at the start but the maintenance is bad.. i think will be a very helpful content for us buyers 😊

I think this would be a investment property for rental play. The freehold vs leasehold stigma is very strong here, especially when your neighbouring properties are all freehold. So it is going to be very hard for re-sell later. So my take will be purely rental play (cashflow property).
It's beautiful to see our cities using beautiful malaysian names on their big projects rather than whute wash every project name.. 🤣
Agree with the overall connectivity and master planning of Batu Kawan area. Would be an interesting and happening area to stay when people start to move in.

During covid, this prop is super "cheap"

Batu Kawan can really be the next big thing. But I’m a bit sceptical of the Klang Valley lifestyle being adopted to mainland penang.
The amount of residential buildings vs the job opportunities, still unclear of the future prospect for Batu Kawan.

nice prop, but too bad its leasehold, feels like buying a prop in Sabah (ripped off). one more thing... the see thru bathroom.. why they do that is appalling (even hotels doing this)

Thanks for this showroom review and area tour, boss. For an old man like me, transparency is definitely not a good policy. Mainland vs Island? The Island has many historical sites and buildings and hangout places, higher-class shopping malls, reputation as a well-known tourist hotspot, beaches, hills , famous hawker stores. All located within a motorcycle ride away. Did you know that Francis Light's grave is on the island?
