For the past few years whenever I see something in a house that I like, I have been making a note of it in my notes app, so when I build my house someday it will be perfect. After watching this vid, I think I might just buy an NYC townhouse (assuming I have the money haha) instead of building my own house. They are just so sick! p.s ur cameraman does a great job.

why would ever build a house like a townhouse? If think about it, it's a terrible design - its this very narrow, vertical space with light coming mostly from the front and the back open to all other houses that very close to it. In a big city, with it's narrow blocks and premium land prices, it's a necessity but if you can build a house... build it more horizontally.

the actual building is stunning, i love it. its lay out to me, does not flow at all. its all over the place and makes no sense and has not been planned out very well.
right and that tub flowing into the bedroom. Imagine getting out of that and now your bedroom floor is soaking
BTW, house used to be owned by John Phillips Sousa- composer of National March “The Stars and Stripes Forever” and other marching songs. Namesake for sousaphone, a type of marching tuba.
The space has a very strong mid-hotel-ish vibe which usually turns me off as its very impersonal like a hotel lobby. Fortunately, the exposed brick gives it enough earthiness to make it tolerable, even beautiful in some parts.

I have one and am not pleased with how the food taste. But it definitely looks sleek. if you are a true food lover and love to cook, this don't get close to a decent meal cooking. The gas ranges and BBQ open fire pits are the best for flavors too.
@@madchef9201 Really? Do you sufficiently preheat the pan? I have both induction and gas but do the searing outside on the patio on a gas grill, all my Wolf - but of course! Sub Zero for refrigeration and Miele for cleaning.
The Breakfast BAR is fabulous. This house is the ultimate fully integrated system for living. What a dream home. Spacious and well designed. WEST WASHINGTON PLACE LUXURY

Not to mention as someone else said, the bathroom has not even an option for a door! I get the whole open concept tub in the room rock star style… but u need to be able to close the door when ur showering lol

It is the only original part of the building, everything else is new. Nothing wrong with that however.

Lol. Love how you’re trying to sell the open concept bathrooms as a positive. This house has been on the market since 2019, probably because it is missing walls. Also, if you look at the floor plan, it appears there’s no door to the first bedroom shown with the open bathroom. So anyone in the house can just walk up the stairs and see you taking a bath.

This is one of the first houses that really feel like it’s worth the price tag. Fully luxe & really easy to see yourself living in.
It didn’t have a gym or library? It had showers, slabs of rock, windows, steel, steps but the cozy warm home aspect was missing.
I don't date anyone who isn't at least a 6-window person.
I’m always astonished at how little you get for so much money in these areas like New York, Monaco,London , and so on. 26,000,000 would get you a palace with 100 acres in places like Texas and Tennessee.

I love this townhouse. I’ve seen it on Zillow for months… I guess they’ve been trying to sell it for 2 years. I love how several materials were used, the bricks, the stones and the space. But I still don’t understand how the bedrooms are separated on the 3rd and 4th floors. It looks like rooms have no doors. Also not a fan of the bathroom directly connected to the bedroom: when you’re in the bathroom, you usually need to be on your own. Or you need the possibility to be on your own. Imagine being woken up by your partner having a shower or brushing their teeth. Or having a bath and soaking the entire place. I may be wrong but I hope that the bedrooms all have doors and that it’s possible to add doors to the bathrooms.
As for the sauna and massage room, I would prefer a gym. But if someone has $26M to spend, they probably have a couple of thousands to refurbish the top floor.
8:31 you can see the doors in the wall- they just slide into the wall so you have the option of opened up during day or whatever or closed at night! I saw it and right after I saw it he actually says “sliding doors behind me”
I assume that isn’t just for that one bedroom; probably those types of doors for each bedroom
As for the bathroom en suite, it is strange. Very rockstar esque but for regular day to day life, that would be annoying
I didn’t see a toilet so I assume at least it has the toilet behind a separate door lol
