My guests on the roof deck need to go potty, down 3 floors! the lack of a powder room on the entertaining floor. The office and TV room floor has a 1/2 bath - staying on this level means taking a shower on the pool level. There are too many odd things about the lack of baths! Primary bedroom level has only 1 bathroom - the other bedroom bath option is a powder room one level down and shower to the pool level - since the full bath on that level is another en-suite for the nanny/housekeeper. The pool has to smell of pee!

I loved the parlor floor. Looking at the plans and layout the owner was not thoughtful. The staging was…interesting. The fixtures, lighting the lack of mentioning glassing over the kitchen, I can’t help but wonder, did the seller run out of funding? How much to redo that primary bathroom? Why is there no other bathroom on that floor if there’s another bedroom? Not thought out at all. I think this is why Ryan’s home is the way it is cause it’s well thought out and executed.
The layout is not what I would have envisioned and lacks some luxury that i would want in a NYC town home, but overall pretty nice. The interior decor would have to really top this one off for me.
Imagine you buy this place for 15 million bucks. You take a swim in your indoor pool and dry off, step outside to take a walk, only to get stabbed by a homeless person high on fentanyl. NYC is a crazy place to live.
NYC shot itself in the foot and ripped out it's soul by tearing down the old wooden houses and Dutch/English colonial architecture in the late 19th century when it underwent an economic boom. The original beauty was lost forever and the sense of community and charm vanished. By the mid 20th century crime rates started to soar while people lived in boxy apartments and houses while the city was choked by automobile traffic. Thankfully Mexico, Canada and Brazil to name but a few didn't make the same mistakes as the US did. You visit the cities in those countries and you would be forgiven for thinking you were in old Europe again with the sense if safety and beautiful and well preserved architecture. Lucky them!!

AND an inside pool? Your house is going to smell like Chlorine and the humidity it creates can cause mold throughout the house. At 33 feet, ITS NOT A LAP POOL. It’s a wading pool. Beautiful home! No thank you.
Not a fan of what was done on the interior. The design seemed fragmented. Question the taste level of whoever chose the finishes. To each his own, though. Confess I hated the bathroom with the heavily patterned slabs on every surface. Guess I won’t be buying it😆
I liked the garden level and the amenities. The staging of the rest of the home was so mismatched and underwhelming. The long dining table placement just felt like your eating in the hallway. To each his own and I'm sure someone will enjoy it soon.
