Don’t buy a house for your kids. Buy it for you. The kids will adapt. I grew up in a 1200 square-foot house with two brothers, and a mom and dad. We had one bathroom, and no air conditioning. Mom had three dishwashers. My two brothers and me. The 60s and 70s were a simpler time. A pool…lol. We had a sprinkler hooked to a garden hose. Do not live beyond your means.
This is great advice. Thinking that the next biggest house or vehicle will make you happy is foolishness Learn to be happy with what you have. Save and prepare for the future..the economy is about to take a major dump. There is just a bad feeling in the air. Making any major financial commitments (debt) now ..in my view is not wise.

Tread with care, Learn to be happy without purchases…only advice I can give you. Houses and cars never fulfill dreams, they are just tools. Anytime I want to make expensive purchases. I try to step back and imagine it’s my sister or a friend and analyze the situation from a third-party perspective.
You’re absolutely right. Getting into the house without selling is possible but we’d be scraping by for sure. House rich, bank broke. No denying it’ll be a stretch but worth a shot nonetheless… if it happens it happens, if not. All good! We’ll continue to enjoy the beautiful home we have (and are grateful for I promise). =]
I don't know, I have a few older sports cars that I always wanted and finally got them years ago. They make me pretty happy, especially when I drive them. But yeah, being in constant debt for the newest shiny model would not be very fulfilling to me.

Hear my story: I don’t normally comment on videos, but I would like to give some suggestions being someone just sold my dream house and downsize to a smaller house with my family. One lesson I learned is it’s about amount of laughs than the sqft of the house. Back in 2022, my wife and I built our dream house on 10 acre wooded land, the mortgage was double than our previous house. After we move in, we argued more, I had less time with kids cuz I had to work more. ONE day, I realized the better “LIFE” I provided to my kids isn’t something that they even wanted. They wanted dad to spend more time and take them more to park, they don’t care about sqft, location. This year, we sold it and downsized to a half size sqft and mortgage house. We can’t be more happier. TRUST ME, unless your income is 10X of your new mortgage, you will be struggling financially.
Doses being happy mean sitting still and driving the same car forever living in the same house forever? Can’t I love our current house but also pursue something else if it means providing an even better life for my family? Wanting to improve doesn’t mean I’m not content.

More free time with your family FAR outweighs a nicer home or nicer anything really. I 100% agree. We over extended on our house when we got married… but we have been here 29 years… not upgrading. Also we still have a gravel driveway. However I would not sacrifice any of our family vacations (or two) to have a nice concrete driveway or new kitchen etc.

Don't get too far out over your skies with a house. The only thing your kids need to be happy is your love! I suspect the new house is your want, the kids won't care. Financial strain is hard on the whole family. Remember that you can't get ahead financially in this world until you get to zero. The longer you take to get there the harder everything is in life.

What I do know is the key to happiness in life is to be content with what you have, and be very measured about the debt you take on. Debt sucks, stretching yourself sounds scary. We bought our home well below 50% of what we were pre approved for back in 2012. Our goal is to have this home paid off in 3 years or less. Honestly you may want to sit down and take time to think about this. It's your decision but being debt free is a huge relief. I just may be getting old though at 44.

The need for Americans to live in McMansions is ridiculous. The average house in the 50’s was like 1,000 sq ft. Kids shared bedrooms. Families watched ONE tv. Families were closer. I was reading through the comments and not planning to comment, but.....I'm a lot like you in a lot of ways. I see the comments about "never being happy" when I know that's not the case. A good husband/ father is always thinking of ways to improve their situation. I don't think you are foolish enough to do anything that would be a detriment to your family. BRO I’m in the same situation. I put offer in, got accepted. The owner needs to find a house. The first house she paid for inspection and for whatever reason that inspection went bad… our contract ends July 23. If she doesn’t go under contract before then I’m backing out and renting!
I enjoy the videos and I’ll keep watching. That being said, anybody that also watches probably should also watch some videos on financial management. I’m not sure what his strategy is here, but, I would probably do things a little differently.
Were looking at a bigger house too but I'm not giving up my current dirt cheap mortgage unless its a house with a lot of land but it's tempting to take advantage of the equity though.

I work for a pool company and my advice is to make sure you are comfortable with the maintenance cost of the pool assuming no major repair is ever needed and just treating the water to keep it clean and maintain pH level, you will spend 1-2.7k every single year

I had the same good intentions in regards to homes, considering the space, amenities, and the kids. Looking back, I shouldn’t have pushed our budget so far because it was stressful sometimes and when we went to sell, the higher the value of the home, the longer it takes to sell in the event that something unexpected happens. We’re in a basically new 3 bdrm now and down from the previous 5 bedrooms and lots of extra space. It’s less stressful. And as the kids grow and leave, it might feel like a big empty house and you’ll possibly justify selling it by the same opinion at the time. Less house, more travel, more life experiences to share together. That’s living. That’s what you’ll look back on fondly iat the end.
We did the same things to get our dream home, two years ago. It’s been amazing for our family. If you ever need anyone to help you navigate the MTG side of things, I’ve been a lender for 23 yrs. I’m in Colorado and lend in all 50 states.
Problem is I have a lot of people asking that. Want to make it fair, so I’ll likely see what a few dealers down in CO are willing to pay for it then offer it up on here.

I was reading through the comments and not planning to comment, but.....I'm a lot like you in a lot of ways. I see the comments about "never being happy" when I know that's not the case. A good husband/ father is always thinking of ways to improve their situation. I don't think you are foolish enough to do anything that would be a detriment to your family. Getting the dream house means a lot more than a vehicle, and you can always find something else you want down the road. Good luck, hope everything works out!

BRO I’m in the same situation. I put offer in, got accepted. The owner needs to find a house. The first house she paid for inspection and for whatever reason that inspection went bad… our contract ends July 23. If she doesn’t go under contract before then I’m backing out and renting!
I enjoy the videos and I’ll keep watching. That being said, anybody that also watches probably should also watch some videos on financial management. I’m not sure what his strategy is here, but, I would probably do things a little differently.

Were looking at a bigger house too but I'm not giving up my current dirt cheap mortgage unless its a house with a lot of land but it's tempting to take advantage of the equity though.

It’s 7200. I’ll likely call a couple dealers down in CO to see what they’d pay for it then offer up to you guys at that price. Not entirely sure yet.

I work for a pool company and my advice is to make sure you are comfortable with the maintenance cost of the pool assuming no major repair is ever needed and just treating the water to keep it clean and maintain pH level, you will spend 1-2.7k every single year

I had the same good intentions in regards to homes, considering the space, amenities, and the kids. Looking back, I shouldn’t have pushed our budget so far because it was stressful sometimes and when we went to sell, the higher the value of the home, the longer it takes to sell in the event that something unexpected happens. We’re in a basically new 3 bdrm now and down from the previous 5 bedrooms and lots of extra space. It’s less stressful.
And as the kids grow and leave, it might feel like a big empty house and you’ll possibly justify selling it by the same opinion at the time. Less house, more travel, more life experiences to share together. That’s living. That’s what you’ll look back on fondly iat the end.
We did the same things to get our dream home, two years ago. It’s been amazing for our family. If you ever need anyone to help you navigate the MTG side of things, I’ve been a lender for 23 yrs. I’m in Colorado and lend in all 50 states.

What would you tell someone else if they were thinking of doing this. Ask advice from Mrs. Untamed. Listen to what she says. Talk to your parents. And hers. Knowledge is power. Will you be selling it privately? Doesn’t apply to me but I’m just dreaming of owning it.
Not sure yet, it’s always easiest to get a solid offer from a dealership nearby and walk away with a check in 20 mins.
Do what you gotta do but you must REALLY be stretching your budget if that truck loan makes the difference between pulling this off or not. That's some thin, thin margins. Can't say I haven't played that game myself being honest but luck played a hand in my case and the economy wasn't as sketchy.
