    Break the day into (2) parts. The first, rapid fire (volume oriented) and track. The second, call listings than had been on market for 100+ days plus and have a conversation with the agent. First gather info, compare a renovated comp, emphasize work needed, establish low cash offer, alternate that you aren’t a great buyer for the deal, then get into “I can pay the price they want but…{creative finance method}.

      To get yourself “in the mood” you have to get into the zone. Meaning that you need to anchor ⚓️ something I use olfactory and sound. I don’t like tenacious D at all to be honest (a little goofy). But the song “Tribute” I like to listen to before talking to an agent or seller. It’s mostly the end lyrics with some mint spice pumped into my nostrils “Good God, Got to love him, you can’t stop em now, even with a ring of fire, I’m a rich (mufuh) can’t stop me now”. It’s better when Jack Black sings it. lol. 😂 but that’s what gets me “in the mood” no matter what’s going on in my life. I could be anything it could be something tragic, etc. Last year of February 2023, my mother died on 16 February 2023. two nights after her death and had her funeral the next day I closed on a deal that needed me $25,000. And two before her death at around $6500 each. Of course she was on my mind, and all the hardships, but you have to get into the zone. All of that is irrelevant when you’re on the phone. if you don’t hype yourself up or add anything to the mix, you’re mine will be everywhere and you’ll just rush the call without any strategy. I believe Jerry is trying to say do not waste time on realtors that you know, for a fact, aren’t even going to deliver the message to their client. If you have a agent on the line, that’s tentatively, listening, then let it go into something else. This will have to have you read their personality and adjust accordingly.

    Wait, so with dual agency, how does that work when you're the wholesaler and you approach a seller represented by an agent with no buyer lined up yet? Since it's not double-closing, the seller's agent will get 3% then the cash-buyer's agent (if there is one) will get the other 3%, right? I'm a bit confused by that and as to how dual agency benefits the agent.

    How would that work with proof of funds? Would you need the buyer locked in and show proof of them having funds to buy property? Or would you need proof of having the agreed sale amount yourself before obtaining your buyer? Thanks for any feedback! Amazing video.

    I still haven’t gotten my first deal yet, it’s been 9 months, I don’t know what I’m doing wrong, people just assume your a wholesaler & there very rude, I have gotten 4 contracts signed by buyers, but has some issues leading to cancellation because 3 of them were scammers that didn’t actually own the properties, must be a blessing to have Jerry Norton as your father what a dream!

      Using a Contractor, they’ll be able to estimate a repair on the house and tell whats wrong with the house.

    Hello Jerry! I am just starting my wholesale journey and I am tanking action. I spoke to an agent who has a listing on the market for 199k its pretty much and old house/cabin on a 0.75 acre lot. He kind of got on a defensive mode when I mentioned that I was a wholesaler but anyways. How do I send a proper offer to him? is there a document to fill out to send an offer? The ARV in that area is about 800k to 900k. Again, how do I present an offer to the agent?

    Thank you Jerry for your innovative mind but please quick question; was the rehab cost taken into consideration in your above as-is formula?
    396 667 ×75% = 297500.25 (For cash buyer)
    396 667 × 66% = 261800.22 (For the seller)
    Wholesaler fee = 35700.03
    Pls, Jerry re-look closely at the formula because I didn't see rehab costs considered. Thank you so much for always being there for the helpless.

    Is there ever a scenario where you tell agents that may be wishy washy “Hey, tell the seller the offer is gonna go down $1k or even $5k every hour I don’t hear back..?

      Search We buy houses for your city or county and call them up. Let them know that you’re finding discounted properties in the area and that you’re looking to establish a working relationship. Then, ask them if they can send you proof of funds because you’re vetting serious buyers

    Love the conversation, but the first woman is the reason why this country is in the condition it’s in. “ investors buying up the properties and flipping them.” And not leaving them for first time homebuyers! Well, ma’am, sorry! It’s like why? So they can get a government program that my tax pay dollars go to, and all all of our dollars go into because somebody cannot put 10 to 20% down? Oh sorry so the banks could put a premium on that 20% on top of the mortgage lol yeah it’s good to help and be charitable however, know the domino effect in a business perspective
