Bro can you answer a question for me? I want to get into this and basically did it with selling my grandma's house for her. But how do you get the property under contract, then close on it, without the seller and buyer knowing you are wholesaling it and cutting you off???
@@hunter-zp2hfall you need to do is take your two contracts to a title company and they'll cut you a check for the difference.

You truly are a Flipping Genius, Jerry! I've been running back and forth for the past 3-4 months trying to bird dog and locate deals for a cash buyers outfit that taught us to focus only on traditional and often expensive marketing for off-marker deals. As a result, I been burning through cash with little to show for it. And while I'm not a huge real estate investor, I have gotten a few short sales and one buy-and-hold investment property here in the Oakland-San Francisco Bsy area that we edited back on 2018.

JERRY - serious question for somebody who 1000% is trying to take every piece of advice you've given and apply it. So I was about to give my spiel to a listing agent about the double dip technique and before I did he asked me right away after saying I was an investor if I was represented. I told him no and he scoffed started going super tough on me treating me like an amateur. I didn't know how to respond or what a good answer would be to an agent asking me this in the future. He made it seem like I couldn't be taken seriously without having a buyer agent ready at my disposal.
Don't waste your time on that agent. Save the address for when the listing expires and focus on agents that will work with investors.

Okay, so how does this go though as far as it already being listed... if it's public, can't the buyer go look at the asking price? Where does the assignment fee come in at?? Do you go find your buyer as you would for an off market property, and still add your 15k which goes to you, and all fees and closing etc is on the sell and agents fees come from sellers profit or??? This is what I'm confused on....

What happens if you get a contract with the seller, and can’t find a buyer within a couple weeks? Is there legal action, do you pay a fee? Or can the seller just go with someone else.
I want to try this but don’t understand the contract side of things. I’m more of a hands on learner so trying to make sense of these RUclips videos is rough. How do you find cash buyers? Are you selling to big corporations? Because that’s the last thing I want to do.

Hey Jerry, question: if they write in the contract “inspections are for informational purposes only” does that mean I can’t back out of the deal if I’m unsatisfied with the inspection?
Make sure it’s a contingency
If inspection not satisfactory you can terminate the agreement

When the agent asks for the earnest money deposit. Can you just use your cash buyer to fund it?
There’s a way to do it. He talked about it in another video. You can tell the agent the EMD will be sent over at the end of the inspection contingency as long as contingencies are met. I can’t think of the video offhand so I can’t link it but he goes into more details about it in the video.

Jerry in the county that I live you are required to have an attorney handle the escrow acct opening and closing. I've called a few firms but not getting much luck with it anyone knowing what a single assignment closing is. Do you have any more tips for find a decent attorney to do this type of work ?

You give a lot of mixed messages when it comes to telling the agent what you're doing. In some videos (like this one) you say to be honest and tell them your intentions, and in other videos you say that it's none of their business and they don't have to know
