This year I am wanting to make my first investment deal. That being said, I've been binge watching videos like this. And so what you are saying makes sense to me. However to the uninitiated, all the logic and all the number crunching sounds Savvy - almost too savvy. So even though you are breaking things down and explaining it to the sellers( I'm not talking about agents only the lay people- the professionals that you talk to should know better even though from some of the videos I've watched it seems like even they don't stay well informed) it still might sound like someone trying to fast talk and take advantage. Especially when the urgency is put there to make a decision quickly. I'm not particularly good at math. But if you break things down to me and let me look at it for a while then it makes sense to me and I feel comfortable. The average person is not good at math, not very good at logic, and may have been burned a few times in life and when they don't understand something they feel like they are being taken advantage of or scammed. Just wanted to put my two cents in about that. I'm enjoying this channel. Been listening to it all night at work while I work my J.O.B.. Can't wait to start using some of these methods to make my first deal. I guess what I'm trying to say is I think that your deals with so much more smoother if in general, the public was more educated in real estate, finance, and economics. * and if there weren't so many bad people trying to take advantage of folks. Cant believe i sat here for an hour and a half listening to what is "supposed" to be boring lol it feels like watching a game show and hoping people give the right answer.
It's called "Sub-To". Let's say the seller owes 90K on their mortgage, but he wants no less than $130K. 130-90= 40K, which means, if Jerry were to pay him 130K, then he would have to pay the full 130K. If he does "Sub-To", he can take over the mortgage which means he literally gives the seller 40K, not 130K. So it is a win-win. Jerry only spends 40K for taking over the mortgage instead of paying 130K (he pays the rest of mortgage over time).
the part that I am dealing with is the whole P.O.F part. I am working with a realtor and she is asking for like a bank statement but I definitely do not have that type of money in my account. I tried the approval letter but they said they wanted a bank statement, any ideas on what I should do?

An when give them that renting choice I definitely reword that. First you give them 30 days when close, (4weeks) then say you can rent 2 weeks after close then pay rent for 2 weeks (that they were getting for free).... Then its like everybody wants to act like big dawg and they know everything. Other then that's i love this cause showing me what ima have to do..

I've listened to the webinar but am still a bit unclear about what the duties of the Finder are. Are Finders simply to locate properties that meet your criteria only or are they to locate the properties that meet your criteria, reach out to the property owner , find out if they will accept a cash offer and if so, hand over to you?
