What I'm taking away from a lot of these calls is that you can just be confident in your number and where YOU are at for it to make sense, and be totally okay if there is someone else out there who has a different number that THEY are good with .... Like you said, "There's always another deal around the corner", and if a DIY'er or "Buy and Hold" Investor can offer a higher number, then so be it .... Thank you for putting these on RUclips, Jerry, so that we can all glean some confidence from watching you do it. Thank you, Jerry!

This makes the process so much easier. Making the numbers make sense to the agent and talking them through it. If the light bulb doesn’t come on for the agent he won’t feel confident in giving the offer

J, you broke this"general contractor" guy down and myself at the same time. when you know the cost of sub contracting and you know the reality of market driven value every objection can be overcome. I appreciate the community you and Pace are putting together. Can we do a call with me speaking to seller and you hearing me using your tools ? I am licensed agent understand hard money ,private money, rehab etc.. but need to sharpen objection game . thanks again

The first guy is the exact reason why any real investor doesn’t validate when a seller says “I talked with an agent” or “My cousin/brother in law/mom/third cousin is an agent..” passing a test to be a “real estate expert” is a joke.

The problem here is that you're trying to use reasoning, common sense and logic with a sales agent and many of them don't get it.

The first call is exactly why Pace dislikes working with real estate agents.
Jerry, I like the approach of stating the direct intentions upfront . "I'm a flipper "etc... so you guys do homework before calling so you have your game tight and can hammer seller objections etc.. in other words have numbers/margin/etc calculated before getting on call with seller ?
So many realtors put flipper houses on the market at the price point it should go for after the flip.

Jerry, in addition to asking the listing agent to write for you on the purchase, do you ever offer to them to also list for you on the back end when you resell? Like a triple dip of sorts?
Not usually because I want to be very selective who my agent is when it’s time to sell.

First guy doesn’t make sense. If he’s a licensed contractor why is he listing the property for sale?
Is Jerry actually buying the house though? Is he closing on the house if so that makes sense as to why so many deals are done. A wholesaler would be getting the house under contract with the seller and then selling the assignment to a buyer.

Hello I am a contractor(MES Property Maintenance) not licensed but have been doing complete flips for others in the area for the last 20 years i would love to learn what you do. this area has a great market i could use a mentor. getting me out of a hole would be a great video. because I am broke without a car at moment and im on my last leg doing something like this is all i got flipping contracts then houses etc.

What is a comp?
Comparables : recently sold / newly renovated properties in the same neighborhood that are similar to the home you are looking at buying. They’re supposed to give you an idea for how much your property will sell retail after you renovate
So when you say your unrepresented what exactly does that mean? Do i have to be represented before wholesaling? Also can you get into any trouble with the contracts?

Are you open to consulting with me on whether or not it's a good deal for myself and Investors? It's 5 parcels totaling 23k sq ft. With plans to build 13 duplex townhouses that avg about $1.4 to $1.6 mil each.

Not surprising that this flipper not knowing comps and asking price, he is more than likely cut corners to and hes trying to justify the most expensive item is the AC unit.... really a roof alone can easily be 19k at the bare minimum. That first call was a fucking joke the guy he called should have hung up. That was a waste of the callers time the seller time and my time.
Why?
Not a waste of the callers time, he made RUclips content out of it. But I feel also that even though it went nowhere, the content is still good for those who are learning and gives them an idea of how to talk to difficult sellers/agents, even if the end result goes nowhere it still builds talking skills.
