Blocks are an option if you're worried about that rest assured we can place them on a cement pad! I'm glad that you find "the bones" the easy part of construction, but some don't or don't have the time to build it. Our engineer plans have a wind rating of 150 mph and are approved for the coast! I have a lot of customers that finish it out on their own or hire a contractor to finish it out, if you don't know one I have a couple of local contractors that can give you a bid. And the shed to house shells I have seen here are nowhere near the competitive price as yours with the easiest rent to own options. And while my job is remote, and I can work anywhere in the world that has an internet connection and my laptop, I am not rich. My work is good and stable and without disclosing personal info, I can say I make more than at least 35K a year. But I will not and refuse to sign any long term 20 or 30 year term to pay a predatory bank 500K back for a 150K loan and pay until the day I die. I refuse. So I love you option. Lets say I am ready to get a 16x50. And I have no particular reason to not be willing to buy a patch of land in Texas and move there, and would be more than willing. If for no other reason I have do what my pocketbook allows me to. I just cant do the big long term bank loan or pay the huge 20% down. I like this one you showed with a few exceptions. 1. I would like 2 smaller Bedrooms on the end side by side making them say 8x10 approx. and a smaller bath with just a corner shower, no tub keeping the current layout for the master bed and bath. I know 8x10 is small bedrooms but I need 3 and all my kids do is sleep in their room anyway, they don't have barn dances. Could you make this framing change? Y or N. 2. Also could you do a basic electrical. That's it, just a shell with basic electrical. 3. Since I may likely be more than 50 miles outside your free delivery range could you set this up on a 8x8 pressure treated post foundation? 4. I assume this would all be local code right for full time living. Do you have any cities, towns or counties where code allows you to assemble this on 8x8 pressure treated posts that you could recommend. Finally, could I make a larger down payment than asking to bring my monthly obligation lower? Really I am just looking for any city, town or county where I can erect this the easiest and on the easiest foundation. Even if its rural, I am 100% ready to go water haul by cistern and solar power if needed. I just need to know if you have any recommendations on areas that this is possible. Thanks

I can custom build anything for you, I've done a few 3 bedrooms for people. We can add electric, felt paper on the roof, house wrap and spray insulation! On a new build I can have it delivered anywhere in Texas for free! My inventory will deliver free for 50 miles. I will have to get with my driver to see about the 8x8 pressure treated post are they 8' tall? As far as a location I'm in Wilson County and there's not any restrictions against our buildings being homes in the county I'm sure most are like that. Usually in the cities they have to be a certain square footage and have more restrictions.
I spoke to the driver, he said they can in certain situations they'd have to be able to back the truck right up to the posts if they're driven into the ground. The most common materials used are 4x16x16 pads and 8x8x16 solid/cinder blocks.
Hi Callie, So I am looking at a piece of unrestricted land in Fritch, which looks to be just north of Amarillo. That is no where near the 50 miles free delivery window you offer. In this case can you build one onsite for me? or still deliver. Since the land is just over 1 acre of unrestricted land, does this mean I can pretty much build anything I want or am I still bound by code?

How do they get around the 2"x6" wall requirement for MH's? I didn't see hurricane strapping either. So your sell this as a shed? I can't see it passing any codes or get occupancy permit... It is a nice lay out. But you need to warn the buyes it will cost thousands if not tens of thousands on top of their their initial cost to make it liveable. Or is this a scam so when they miss a payment. You get a turn key home to sell? You might want to inform the internet buyer of the cost that you don't mention. You should be ashamed of yourself. Or provide a link that address all the cost that will happen once they put it on some land. Also RV parks will not except them...
#1 this isn't a mobile home, nor did I claim it to be. They have hurricane clips & the option of straps & anchors. What home with only studs do you not put thousands into? That's a given. This obviously isn't a turn key home or it would be finished inside. Why would I mention a finish out service that our company does not provide? Although I have a contractor that finishes them out. If you'd like information on that I can provide it for you just like i do my customers. There's no scam and I'm not ashamed to sell a partially finished buildings to people for way less than they can buy a home with rent to own options that anyone can be approved for. Without having to pay things like mortgage insurance, a 30 year mortgage (ours is 3, 4 or 5 years) it doesn't show up as a line of credit or a part of your debt to income. Or you can pay cash. Also, there have been many cities and counties that approve them as homes, banks that don't loan on mobile homes but will on our buildings. And I do have a contact with a community for our buildings. But I must ask, are you interested in purchasing or just being a troll?

It is very obvious that this building needs to be finished out. The customer has the option to go any route to finish it out.
