Because their is something called Tenant rights ~ if the squatter puts their name on the utilities, they have the right by tenant laws to stay until legally evicted ~ Landlords need to join together and demand their lawmakers to pass new laws to protect landlords from squatters ~ anit squatter laws so they out forced out by the cops if they have no current lease signed by the Landlord giving the tenant the right to pay rent for the residence. Non payment of rent should be evicted by court order in 30 days ~ if there is a code violation dispute, the tenant should pay their rent to the court for escrow to be paid to the Landlord once the residence is in compliance so tenants can't file bogus code violations to get out of paying rent

They're well known worldwide for their scamming and begging, but the few times I've mentioned the name of the group, politely, the comment isn't seen. Anyway, these people stake out apartments for a couple of weeks and then occupy the apartment when the owner or renter leaves. Sometimes, even for a day of running errands or a even to the hospital for an operation. They usually target older people. One elderly woman was taken home after a month in the hospital and expected to recover at home. No dice! Her owned apartment had been occupied by a family of seven!! Anyway, the trick they use almost every time is to immediately insert a pregnant woman /pregnant teenager, or a family with small children into the apartment and that's enough for the law to let them stay... for a while. After a building has at least three occupied apartments, the law comes in and gets rid of all three groups of apartment occupiers at once. The worst case I've ever seen was when two beautiful, brand new, buildings were built in a very nice neighborhood. These families with numerous children showed up one by one, over a period of two months and entirely occupied both buildings. Due to the socio-economic level of the apartment owners in the neighborhood, the justice system worked very quickly to get the families all out at once and there are now three armed guards stationed on the property, 24/7. Sorry for the length of my reply to you! I could go on writing about these scams for another hour at least, but I'm sure you get the picture. I agree wholeheartedly with what you've said here!!
Laws need to get much stiffer not only for fraudulent lease but to add illegal entry, trespassing, etc etc etc etc etc. If the laws have more teeth they might think twice. Plus the owners wont have to wait weeks/months to regain their property.
Some states like Georgia have changed the law to allow homeowners to sign a sworn affidavit to say they had no lease with the squatter and then the police will kick them out. If the homeowner or LL lies, they get sued and cited for perjury.
It's only in certain states where this is a major problem. I saw that Florida and Georgia stiffened their laws but I'm in Oklahoma and our state has always been "landlord friendly" so I don't worry about squatters with my 15 properties. If I call the local cops on squatters, those squatters will be gone the same day, and likely in jail. The squatters know which states and cities have the "tenant friendly" laws.

He got it back after 6 months, but not before literally going homeless the whole time. Due to having no shelter, he endured many hardships, and even ended up out in the cold without proper clothes, sick, with frostbite, etc. Eventually he was found unconscious in a ditch with a broken femur & hip, cracked spine and head contusions. They destroyed his house, left at least 3 tons of garbage in the yards, put glass shards throughout the pebble driveway, etc. All of his possessions were stolen or destroyed. I could go on...

10 weeks and nothing is broken. a miracle. I couldn't get into my homefor10 month and when I got in the repairs came up to 20K. it is very sad how cook county Illinois doesn't give a hoot about actual owners of homes

This isn't going to stop. Even the 2 1/2 months they got for free is worth over $4K. They're going to move on to another squatting opportunity, and if they line things up well, they can effectively increase their income by tens of thousands a year.
Thank the loony leftoid democraps who not only empowered squatters by passing legislation stipulating that instead of the usual 6 months occupation, they reduced the amount of days a squatter can become an official Tennant in the eyes of the law to just 30 days occupation of a property, that's why air B&B renters are renting for 28 days then remaining just 2 extra days after that automatically making them official Tennants requiring tens of thousands of dollars and months of court appearances for the owners to evict them. Thankfully in most red states including Florida and Georgia have addressed this issue and granted all rights back to the rightful owners and away from illegal squatters.

When I took over my father's rentals, I hired a screening service. They allowed me to report if my units were damaged. It is a national service that now works online. My mistake was not hiring a monthly property management service to keep the renters at bay.
How can people raise their kids like that. Jumping from house to house to house, scamming people and then trying to use the kids being in school as a shield for your choices.
Because years ago tenants had zero protections. But instead of coming up with a middle ground, they swung the full opposite direction and gave all the rights to the tenants instead. People figured out how they could easily take advantage of it and a new type of fraud was born.

When i was loading my truck i noticed i had a couple small things under big packages. I finished loading truck, took those things inside, explained what happened n said i still need to pay for these. My relatives used to own rentals in LV. They had serial non payers they had to evict. They would pay first and security and that was it. No more payments. They would usually get two free months by the time they got them out. One woman with three kids had ten aliases she used so they wouldn’t catch her on the evictions list. They got rid of the rentals. If I call the local cops on squatters, those squatters will be gone the same day, and likely in jail. The squatters know which states and cities have the "tenant friendly" laws.

He got it back after 6 months, but not before literally going homeless the whole time. Due to having no shelter, he endured many hardships, and even ended up out in the cold without proper clothes, sick, with frostbite, etc. Eventually he was found unconscious in a ditch with a broken femur & hip, cracked spine and head contusions. They destroyed his house, left at least 3 tons of garbage in the yards, put glass shards throughout the pebble driveway, etc. All of his possessions were stolen or destroyed. I could go on...

If the rent was ~$4,000/mo and they were there without paying for 10 weeks (~2.5 months), they made off with $10,000. In Nevada, grand larceny is theft of $1,200 or more. So yes, absolutely.
10 weeks and nothing is broken. a miracle. I couldn't get into my homefor10 month and when I got in the repairs came up to 20K. it is very sad how cook county Illinois doesn't give a hoot about actual owners of homes
So far I have never had any properties damaged I’ve been involved in. They typically damage when they know they are about to be kicked out and since I give no warning and then supervise the exit. Thanks for watching and comment.

This isn't going to stop. Even the 2 1/2 months they got for free is worth over $4K. They're going to move on to another squatting opportunity, and if they line things up well, they can effectively increase their income by tens of thousands a year.

Thank the loony leftoid democraps who not only empowered squatters by passing legislation stipulating that instead of the usual 6 months occupation, they reduced the amount of days a squatter can become an official Tennant in the eyes of the law to just 30 days occupation of a property, that's why air B&B renters are renting for 28 days then remaining just 2 extra days after that automatically making them official Tennants requiring tens of thousands of dollars and months of court appearances for the owners to evict them. Thankfully in most red states including Florida and Georgia have addressed this issue and granted all rights back to the rightful owners and away from illegal squatters.

Although you are probably correct I wouldn’t ever think about moving every 3 months to save 4k. Especially with 3 kids. These people are most likely doing this because they are extremely desperate.
When I took over my father's rentals, I hired a screening service. They allowed me to report if my units were damaged. It is a national service that now works online. My mistake was not hiring a monthly property management service to keep the renters at bay.
How can people raise their kids like that. Jumping from house to house to house, scamming people and then trying to use the kids being in school as a shield for your choices.

I bought some stuff at Walgreens n the lady scanned in the basket. When i was loading my truck i noticed i had a couple small things under big packages. I finished loading truck, took those things inside, explained what happened n said i still need to pay for these. CASHIER FREAKED. She said NOBODY HAS EVER COME BACK N ASKED TO PAY FOR SOMETHING THEY FORGOT!

My relatives used to own rentals in LV. They had serial non payers they had to evict. They would pay first and security and that was it. No more payments. They would usually get two free months by the time they got them out. One woman with three kids had ten aliases she used so they wouldn’t catch her on the evictions list. They got rid of the rentals. Not worth it
