    सर्, हमने आज से 8 साल पहले 5 लाख का 1 प्लाट लिया था, उसको बनबाने से 7 लाख रुपये खर्च हुए थे, अब हमारा कुल खर्च 12 लाख हो गया, सब अगर वो मकान हम 15 लाख में बेचे और वो 15 लाख बचत खाते में डाले तो कोई इनकम टैक्स तो नही लगेगा, और कुछ समय बाद हम दूसरा मकान भी उसी पैसे से खरीदेंगे, कृपया उचित सलाह दे....

      Sir main flat sale kiya hai 30 lac me but buyer ne abhi 3 lac nhi diya,aur pehchan ka tha to flat possession bhu usse diya uski shadi ke time but aur bolta hai ke registry honeke bad BMC noc ayegi mera naam pe flat hoga tab balance 3 lac dega.

    Most estate agents indicate to do the property purchase registration on the basis of approved sanctioned bank loan letter and they ask for a cancelled cheque from the seller selling his flat is this genuine or fraudulent behaviour of the estate agents and there's no token money also to book the property

    Thanks sir, good and useful information, सर मैं एक जानकारी चाहता हूं, june 2023 को मुझे पैतृक संपत्ति प्राप्त हुई है अब मैं उसे बेचना चाहता हूं,और वह लगभग 6 लाख रुपए में बेच रहा हूं क्रे ता इसका चेक देना चाहता है, किंतु चेक लेने में डर है कहीं वह बाउंस ना हो जाए क्योंकि उसके द्वारा ऐसा एक दो बार किया जा चुका है। तो पेमेंट कैसे लिया जाए. नगद लेन में कोई परेशानी इनकम टैक्स के द्वारा तो नहीं होगी 🙏सर कृपया अवश्य बताएं.

    A property ( Flat ) purchased for Rs 1.47 Lakhs in Yr 1992 is being Sold in Yr 2024 for Rs 22 Lakhs . After the Capital Gains Tax Calculation , the Excess Amt Rs 10 Lakhs ( = Rs22 L - Rs 12 L ) is asked for by the Seller , in Cash . And , the Agreement to Sale is made for Rs 12 L only.
    What to do ????

      Sir,
      I re - iterate my Question.
      The Seller insists that I pay him Rs 10( = 22 L -12 L) Lakhs in "Cash".
      That is , in BLACK money. ????
      ( As per the Capital Gains Tax Calculation , the "Current Value" of the Flat ( Rs 1.47 L in Yr 1992 ) is now Rs 12 Lakhs).
      Further, the Seller insists to make the Sales Registration for Rs 12 ( = 22-10) Lakhs only.
      Every one ( broker ) in the Property Market behaves like this !!!
      They would first ask for "Token Money" in Cash , amounting to say 2% of Rs 22 L, i.e. , Rs 44,000 only . Only then , they would show the Original Flat Documents, etc .
      Qn. :
      How to Purchase without being Cheated ????

    Sir agar bayana agreement destroy karne se pehle buyer uski photo click kar ke rakh le,toh kya risk ho sakta hai?
    Kyuki usme cash ki entry hai.
    25 lakh for example.

    9 lac k plot k seller 30 lac mang rha hai lekin registry me wo sirf 9 lac dikhayega... me ek govt employee hun or loan pr lena chahta hu. Saving bilkul b nhi ho payi. Salary 60+ hai. Please reply

    सर मै ग्रामीण में रहता हु मैने मेन रोड अतिक्रमण पचास मिटर छोडकर खरेदी किया है और मकान बनाने को आज 26, वर्षे हो चुके हैं मैने जो मकान के सामने अतिक्रमण की जो जगह छोडि है उसमे तात्पुरती शेड खडा करके फेब्रिकेशन का धंदा चालू करके घरगुजारा कर रहा हु एक दिन जीससे हमने जागा खरेदी किया है वहि का लडका आया और बोला घर के आगे की जमिन हमारि है खाली करो मैने कहा ये रोड अतिक्रमण मे है फिर भी ये मानता नहि खाली करने का बोलता है और फिर मैने ऐसा तो पहलेहि घर पट्टि भरता हु और रजिस्टर करवाया है और खरेदि स्टॅम्प और दान पत्र भी पहले हि करवा रखे है सवाल ये है की घर के सामने अतिक्रमण जमिन उसने कब्जा करली तो मेरा उदरनिर्वाह पुरे परिवार पर संकट आ सकता हैं तो सर हमने किसके आधार से कम्लेन करना होगा और कोने से कागज पत्र ढुढना होगा सर प्लीज मुझे मालुमत देना जरूरी है सर

    Sir agar deceased father ki 40 saal puraani property for example 100 rupees ki biki hai.
    Usme heirs 4 hai, sab ko 25 - 25 mil raha hai. Us case mein taxation kaise hoga heirs k liye?

    Sir!! Maine 2013 me under-construction flat book ki thi jiska possession 2018 me mila aur flat ka rate 14.60 Lakh tha aur 2023 me bech rha hu 25 Lakh me. Aap bata sakte hain kitne amount pe tax lagega aur kya mai ye paise account me rakh sakta hu....buyer home loan le rha hai.

    Capital gain tax की information galat di apne, LTCG 10 % with indexation and STCG 15 % without indexation diya jata hai, iska salary se koi lena dena nahi hota, ya flat lagta hai.

    Property 3-4 saal old अगर इसे बेचते हैं तो क्या यह आय tax के अंतर्गत आएगा। साथ ही नए खरीदने के लिए भी उसी पैसे का इस्तेमाल किया जाएगा. क्या हम इस पर टैक्स देंगे

    Sir, please let me know, if i am selling my orchard land and some amount is paid in cash, rtgs and decided white amount through DD at the end during sale deed. Is that rtgs amount going to create issue as that rtgs amount is part of decided black / cash?

    Sir , main gram panchayat area se hoon aur mera er agriculture land hain . Usko main lagvag 18L mein bechne wala hoon aur half half karke mera aur mera mother k saving account pe RTGS k madhyam se buyers se lelu toh koye dikkat hoga ? Aur maine suna hain k gramin agriculture land pe tax nehi lagta , iske bare mein apka kya opinion hain
