I have been following Akshat since 2021, and this channel since last month. Also I am staying in Dubai from past 3 years. I strongly agree with your many points. In this matter you won this debate sir.
Correct.. real estate investing should be done as per your own income level. No point in Investing all your hard earned money into real estate, paying taxes and bank interest. Instead once you have a Good house for yourself then you start enjoying your life. Do what your heart desires and not what Calculators tell you… You should not regret your life when you are on your Death Bed….
I agree 100% with what you said Sir ! I have lived in India and Dubai too ! Road tolls - Salik 4.VAT 5. Corporate tax 9% 6. Public transport at exhobirtant rates 7. Everything artificial 8. Parking charges everywhere 9.exhorbitant fees for child education with inferior quality . 10. Once your visa expires you will be forced to leave . And finally it's a very materialistic world out here !

I hope your video reaches maximum number of people. Today Goa is completely destroyed by the greedy government and land sharks are buying land and turned Goa into a concrete jungle. Government machinery has completely collapsed. We have lost our beautiful Goa to outsiders and today Goans have become strangers in our own land.
Akshat was couple of years back strongly against real estate investment as it is high maintenance. He invested heavily in Goa and now is sitting in Dubai. Now since he has realised Goa investment is a waste he has been strongly promoting Goa to gullible investors in the hopes of liquidating his investments. Once done he will release a video stating Goa is overrated, so avoid. Akshat releases videos only after he has either invested or moved out of his investments. Never ever will he create positions after releasing a video
@@sirsferny Today in Goa there are less property sellers than buyers. Real estate is a general word, there is zero maintenance for land. If he have invested in Goa at the proper rate then Akshat should sit in California US besides Dubai.
Appreciated your honest view.. It is fact of every local community wants to maintain their own culture… Blindly creating a bubble will only create frustrations to buyers and reality of basic infrastructure in GOA is not to the level to create the bubble made in certain areas..
dubai maintenance is extremely high...dubai does not have rivers and even sewage is taken out of buildings every day using trucks. imagine the maintenance cost
Sewage system is there in Dubai. System you are talking abt is in other Emirates. How ever maintenance cost is extremely high and there is no guarantee of resale value. It fluctuates up and down. Sq ft rate, electricity rate is higher for expats.

Absolutely fantastic, Gurujee. Gyan chakshoo khul gaye ..... I was enamored by Dubai tax-free regime, but your argument is compelling and rational - thanks!
You are right! Never buy property in tourist place. Very few tourists visit same place twice. Religious tourism is still ok as people might come again, but never leisure tourism. Coastal cities are developing across all the states of our 7500km coastline, and some beaches in Maharashtra, Karnataka, Kerala are already better than Goa beaches, so lot of competition amongst these states for beach tourism. Weekend home concept is also flawed. But property only if you want to live in it, or if it is your native village/town with some family connection.
@@mailmeim I goto Goa every year for religious purposes, so I know the tourism sector of Goa well from my friends living there. I personally haven’t visited Goa beaches for past 10 years, although I might have gone there for about 15 times in past 10 years. Local friends say that most people come there hearing stories about hype of beaches and beer and nudity, might come once or maybe twice but thereafter don’t come. Yes other states are having good unexplored tourist friendly beaches too that are developing very fast, especially Karnataka has comparatively very less explored tourist friendly coastal regions.
Very true, 8-9 months summer in Dubai...it doesn't make sense to stay here longer and invest in property. Also Rules & Regulations...You only can say yes to whatever they say - No other options to verify also...
I am goan. There have been attacks against outsiders because locals are angry against them. After all, we cant buy land anymore in our own home land. There are no jobs in Goa. It is a pure speculative bubble and there are good chances you won't be able to enter your home if you buy a flat or land in Goa. There are groups forming in every village to ensure that.
@@ClarityForYouth Thanks for highlighting to rest of India who haven't got the message, we appreciate it a lot. We going to raise this via the opposition legislators to freeze all land conversions.
Sadly the same thing is going to happen in Uttarakhand. The prices here are so high now, no native can purchase property even if they are middle class.
I m from Maharashtra. I have visited Goa many times. You are right and I am agree with you 100% about Goa. Pune is the best option for north Indian people. Only IT and Software people who are staying in Bengalore should invest in Bangalore. Pune is just 3 hours away from Mumbai. Also no Language barrier in Pune. Also the travelling distance is half compared to Bengalore. Job oppourtunities are more as compare to other cities due to diversified industries. The most important, there will be no water crisis in Pune for next 50 years.
The Indian constitution applies all over India as a goan you don't buy property in rest of India but you cannot say other Indians not allowed to buy in goa.
@@jumpinJUMBO Yeah you can buy . It is our look out as we should not sell or if we sell than it should be at great cost. Because there nothing called no man’s land in Goa we have sellers and buyers and transaction is executed when both are available
@@jumpinJUMBO it is like sell at 100 CR who do not afford and the person who afford we need to tell “ I don’t want to sell it to you” Meri Marzi😂. Seller and buyer both have choices to whom to sell and from whom to buy. This is democracy. Final output remains the same
but this comment is in favour of dubai investment because you admitted rentals are high as compared to buying a property so a person would like to invest in cheap properties so that he gets a good return as told by you.

Ot real very inflated cor example Aftwr Covid Drstic rise in Real estate property value...i am from Pune i have buyed couple of but prices now are exorbitant. Builders are marketing and selling the price which is 4-5 year advance so when you sell it after 5 -6 years you dont get that rate. This is reality. Builder can sell because of rheir resources marketing gimmic.. so dont over burden your self, unless you have extra money then go for it otherwise must buy 1 for self other for investment ot more than that
Greetings from Mumbai-India I watched your video for the 1st time & you are *100% right* about Dubai & Goa & one should only take on property in your area only. I *never ever buy* property & yet since 2002 I have around 78 apartments in Mumbai all taken on rent & then used with MC permission for my short term apt users with a minimum stay period from whom I charge *Rs.8000/- daily* -except Mumbai all property OUTSIDE MUMBAI is rubbish
Dubai may be relevant for end user if he is staying there and he wants to save on rent . Staying in India and buying property in Dubai for rent income is not recommended
Agree to M. Amit, Goa is just a tourist place let it be known for its beaches and nature, not for drugs and prostitution, this is happening in the name of clubs and discotheques.
Many things ppl don't point about Goa. Construction is sub par, market is getting saturated. The weather is very moist, everything breaks down more frequently. Maintenance is very high. AIRBNB is not very profitable unless you are managing a big portfolio of apartments. I am speaking from experience.
My Goan brothers who are saying they dont want outsiders to buy property in goa, are axing their own feet by their own hand. let me explain. those outsiders who buy property in goa are 180 degree different than tourist who create lots of garbage. the property buyers are rich n educated. plus constant influx keeps goans wealthy n business flourishing. try to stop them and see how once bubbling n bustling goans becomes poor and unemployed. goans themselves will start to migrate elsewhere. this is said after studying various 'once' flourish cities. Amen.

Everyone please note: REAL ESTATE does not exist in Goa. All the real estate business is carried out UNCONSTITUTIONALLY within the territory of Goa. The reason being is that there is no ESTATE IN LAND. The land in Goa is not REVENUE LAND of any government, Central or State. The land and territory in Goa is the ABSOLUTE PRIVATE PROPERTY belonging to the Village Communities known as COMUNIDADES, ab initio. All investors in real estate please take note of this legal fact before investing in land and property in Goa. This message is issued in social interest and in the interest of those who invest their hard-earned money in real estate industry in Goa, are doing so at their own risk and peril. May wisdom prevail. 🙏

Please guys do not buy property in Goa I got duped by some agent since the land was inconflict and it belonged to the communidade of Goa ! So beware before you invest your hard earned money into that sink hole !
Guruji at his best! Very pragmatic and to the point.
I have been following Akshat since 2021, and this channel since last month. Also I am staying in Dubai from past 3 years. I strongly agree with your many points.
In this matter you won this debate sir.
Great video. I actually felt the odd vibes in Dubai when i was walking alone , Goa is hyped , lived there 6 months for work.
Very true locals from Goa are pissed off by the haphazard developments happening all around....
Correct.. real estate investing should be done as per your own income level. No point in Investing all your hard earned money into real estate, paying taxes and bank interest. Instead once you have a Good house for yourself then you start enjoying your life. Do what your heart desires and not what Calculators tell you… You should not regret your life when you are on your Death Bed….
Your advice is the best 😊
Thanks sir😊
I agree 100% with what you said Sir ! I have lived in India and Dubai too ! It is said - Everything that glitters is not Gold ! and this is very true with Dubai , here there are such a lot of hidden charges and plus everyday fines which is indirect taxation!
1.vehicle registration every year
2.exborbitant vehicle insurance charges
3. Road tolls - Salik
4.VAT
5. Corporate tax 9%
6. Public transport at exhobirtant rates
7. Everything artificial
8. Parking charges everywhere
9.exhorbitant fees for child education with inferior quality .
10. Once your visa expires you will be forced to leave .
And finally it's a very materialistic world out here !
Dubai has best rent rates ..invest and give on rent. you can stay within the same society as Guruji from Gurgaon...and most important is Dubai has life which is not present in any city of India. Live life and count money later..

As a goan... honestly please don't stay in Goa....we are fed up with non goans coming n spoiling the culture....we are slowly loosing out culture n because of non goans coming n staying we are loosing it even faster
Done trust Akshay , know vault . Akshay is Canada citizen
@@sirsferny Today in Goa there are less property sellers than buyers. Real estate is a general word, there is zero maintenance for land. If he have invested in Goa at the proper rate then Akshat should sit in California US besides Dubai.
Appreciated your honest view..
It is fact of every local community wants to maintain their own culture…
Blindly creating a bubble will only create frustrations to buyers and reality of basic infrastructure in GOA is not to the level to create the bubble made in certain areas..
dubai maintenance is extremely high...dubai does not have rivers and even sewage is taken out of buildings every day using trucks. imagine the maintenance cost
Yes this is very important point
all buildings or on that tall one ?
Most places/buildings in Dubai has proper sewage.
Sewage system is there in Dubai. System you are talking abt is in other Emirates. How ever maintenance cost is extremely high and there is no guarantee of resale value. It fluctuates up and down. Sq ft rate, electricity rate is higher for expats.
Guruji ne reply kia mtlab Accha comment hai
Im from goa and i please request dont buy our lands in goa.... we as locals done like it... for sheer greed of money you delhi guys just destroy our motherland and culture..... now with getting political help you guys have been destroying our mountains
Also now the rate at which u guys are buying properties here we as local goans and our future Generation will not have land.
Thanks for making this video hope u get more videos like this... really appreciate it❤
Amit ji you are right, even Dubai was showcasing Dubai expo to promote more trade and attract more people as even they know it’s falling down now.
Absolutely fantastic, Gurujee. Gyan chakshoo khul gaye ..... I was enamored by Dubai tax-free regime, but your argument is compelling and rational - thanks!
I am from Goa and what you said about the local is true
Everything that guruji has said about Goa is absolutely true. we goans are totally fedup with outsiders especially north indians
Thanks for the confirmation 👍
Bahot badiya explanation, you saved us . We were thinking of investing in Dubai from NZ. Cheers, mate.
Chachajaan apne jo dubai ke bare me jo bhi bate kahi bilkul 100% sahi kaha ..
Very important point. Thanks for the info
I know that, but outsiders are even more smart than locals as they directly contact Police top brass and key people in. Politics 😂

True we Goan don’t like too many outsiders they make mess
The Indian constitution applies all over India as a goan you don't buy property in rest of India but you cannot say other Indians not allowed to buy in goa.
@@rjhaveri8bh You also follow uniform civil code like Goa
@@jumpinJUMBO Yeah you can buy . It is our look out as we should not sell or if we sell than it should be at great cost. Because there nothing called no man’s land in Goa we have sellers and buyers and transaction is executed when both are available
@@jumpinJUMBO it is like sell at 100 CR who do not afford and the person who afford we need to tell “ I don’t want to sell it to you” Meri Marzi😂. Seller and buyer both have choices to whom to sell and from whom to buy. This is democracy. Final output remains the same
Thank you for making this video! We live in Dubai and I agree to most of the points. Due to high rentals we were considering buying property here!
but this comment is in favour of dubai investment because you admitted rentals are high as compared to buying a property so a person would like to invest in cheap properties so that he gets a good return as told by you.

Sir, your logic is the best, you don't talk in air. You present an actual reality, I being a lawyer take inspiration from you and the way you speak to your audience. Aaj ki date mein ye sab practicality to apne ghar mein bhi koi sikhane wala nahi hai. 😊

Give me one example of individual small bungalow I have purchased Near by GIFT city in Gandhinagar/Ahmedabad Gujrat.

Buying Villa in Goa is not for normal middle or higher middle class people. It is only for people with deep pockets. Moreover appreciation is very pathetically very low. It is all bluff.
Honest advise! Much appreciated. Thank you. Keep up the good work Sir
I am in Gulf, 11 years, business development, real estate etc..i a telling live asset ight, loan free or as less as you can...do t over urden yourself.dont buy much real estate not in Goa , Dubai, or Indian cities,..now prices are. Builder can sell because of rheir resources marketing gimmic.. so dont over burden your self, unless you have extra money then go for it otherwise must buy 1 for self other for investment ot more than that
Greetings from Mumbai-India
I watched your video for the 1st time & you are *100% right* about Dubai & Goa & one should only take on property in your area only.
Perhaps Thailand is also in that list.....
Well said by you sir and properly explained the situation. Good job sir. Regards 🙏
Dubai may be relevant for end user if he is staying there and he wants to save on rent . Staying in India and buying property in Dubai for rent income is not recommended
Absolutely.
Exactly. We still have to pay tax to the Indian Government for the rent we earn in Dubai.

The population of Goa is not 32 lakhs, it's 15.8 lakhs😮
Guruji, you are absolutely correct. 👍
Amen.
Always wise here for many years and very good, Real insights.

I live in Dubai, dont suggest buying here, you will never get citizenship and who knows after 30 years, you might loose rights over your property. Everyone please note:
REAL ESTATE does not exist in Goa.

Guruji rocks ...as always 🎉🎉
Sir Akshat used to advocate don’t buy property instead invest in stock market and cryptos. And he maintained this stance from 2021 when property was affordable, many people lost the chance of making 3-4 times money. Now he is advocating to buy property. He makes videos not for viewers benefits but just for sake of making content and generate money from views.
On contrary, your views are actually practical and really useful. I bought an industrial plot in bhiwadi and now have given it for rent with 4.5% yield and price increased by 40% in last one year.
Very good information and the same thing goa drivers and localites told which you told in this video👏👏
