- Can you imagine buying an affordable $4000 shipping container and turning it into a tiny home? Micheal Bernstein did just that making a profitable AirB&B business out of it. The expense of turning an affordable shipping container into a tiny home is a lot more than most think and Micheal will explain all the costs that went into redesigning, permitting, community pushback, and the ups and downs of taking on a project like this. Plus we get a full tour of the two container homes he has and as a bonus a tour of another tiny home he has on the property.

I just want my own tiny home! Lol....why can't you be out here? Lol
I live in South Carolina and the town I live in is all campsites he should come here. The manufactured home we bought was already set up on land with 3 camper hook ups on the property and a huge cement pad.
@@fashionforwardmom I’m sure he’d deliver that close. His website is mutualwin.com

I wish people would get off their high horse about affordable housing. Not all of us want half a million dollar homes. Some of us just want a nice basic small house, that will not require you to work 3 jobs just to pay the mortgage.
Exactly 💯💯
Well said and so true!
The wisdom of simplicity. The luxury of efficiency.
Amén to that
Exactly. Especially for 1- 2 people. I live in about 2300sq ft and feel it's too big for 2. 3 rooms never even get used. The 2 car garage, no room for even 1 car with all the stuff we have in it. I could easily live in a home anywhere from 800-1200 sq ft.
I like the fact that his homes are built on foundations, very nice homes.
This is right up your alley Kristina. Your so passionate about doing right for helping people with finding affordable homes. Theses are really nice. Gutters are needed.
Thank You 😊 Cheryl, The one house wasn’t finished yet so that’s why the water was running down like that. They blue one didn’t have the water issue. He really did a great job with them. Super quality work.
Our area requires a permanent dwelling to be over 400 sq/ft otherwise you can only live in it temporarily (6 months or less). What needs to change is their codes.
Maybe two containers say 12 feet part, put a roofed structure in between for living room and kitchen, voila, about 520 sq feet overall, with 2 x 20 x 8 ft containers = 320, plus 12 x 20 = 240. This could be quite livable!
Yup. A 200 sq foot tiny home would suit individuals but they aren’t allowed by most building codes. The only way around them is to build a mobile home or RV. A stick built home that small isn’t typically going to be covered by the mortgage. Yup, code restrictions make it basically impossible to build a truly affordable home.
I wish someone would build one of these in my daughter's school zone! I rent and starter homes are completely unaffordable.
You really don't want one of these. They don't tell you you're probably going to have to decontaminate the container prior to usage. If you want insulation, you should go with a refrigerated container, which only increases the likelihood you'll have to decontaminate. It's oftentimes cheaper in the long run, to just buy a brand NEW container. But even then you have to cut the walls to run electric and plumbing, and by the time you're done odds are you've put more money into one of these than you would traditional stick frame in terms of price per foot
@@aaronself2411 you are absolutely correct I was just thinking the same thing
@@missalphaomegagod-2u I actually looked into doing a container home but the more I looked into it, I quickly realized I'd be spending roughly 3x per square foot.
People need smaller houses that can fulfill their basic needs.. if you drive around alot of neighborhood most houses are so big some off them are bigger than apartment complex
So exciting to see the well deserved attention Michael is getting. Can’t wait to see the third home fully completed next month!
Very cool. I’d like to put one of these on our property for a guest house.
That would be perfect for the MIL. 😂
@@KristinaSmallhorn 🤣🤣
You should put two shipping containers together and partially open up part of it to make a larger living room. One side could be the bedroom and the other the kitchen.
Great idea 💡 ; I would love to see the outcome ?
These homes are fine for a single person or couple and geared specifically towards them but the fact remains that many a people have a child or multiple children. What about an affordable housing option for those folks ? In my opinion, these folks are the one's being affected the most by the and affordable housing shortage.
Get two 😃
I absolutely LOVE the way the editing changes speed, and the reversal of the rainfall 🙂
This is awesome. You read my mind ... i have a vision about shipping containers. Great video and thank you.
My problem isn't finding a home, it's finding a piece of land thats set up for one of these tiny homes.
Super cool. I stayed in the blue finished container airbnb. Felt like my own personal shell/ getaway. Great experience. Walking distance to downtown Warrenton, which is a fun place to explore.
i converted a few in aruba, i made awnings above the windows and doors with the steel from the openings , too further challenge myself i cut the bottom and sides straight through. but the top i cut in such away as the inner corrugation remained Uncut and the outer sections cut straight and some material removed. and the transitions diagonally, when folded up to it final positions all the edges met and could be caulked , they were immobile and supported by struts (drift wood) from above. the awnings can be cut so as to protrude out a few feet or less. awnings kick rain off the tops of doors ( the top and bottom of doors jams is where the water gets in, as the grains of the wood runs similar to a paint brush, ) , Often the painting of a trimmed, or sanded, door is skipped BAD, hence the common swelling at the top and bottom of poorly painted doors.) I was going to move to new mexico ... i think dirt berms build up on three side is solid thinking , great insulation and could make for a cool hobbit house , ln NM. they install large air vents before the dirt gets built up. i also used a 'barn door' type door to the bathroom w when open the "stowed" door was snugged up againts the side of the fridge, and the toilet in the bath had a "cubical" w a curtain. If you want all you plumbing on the side above grade investigate carrier toilets and self trap sealing side out shower pans. .
Wow!! That’s amazing.
To self-build a home under $30k, you need to use mud bricks encased in aerated concrete or built with soilcrete/dirtcrete/roller-compacted-concrete (the roller-compacted-concrete can be made like rammed earth, but with a 3%-6% cement content, or tile adhesive content instead since it's stronger), and build vaulted/domed roofs to not need a metal roof, and maybe also have two layers of walls with spray-foam insulation in-between them in the colder regions (including on the vaulted roofs, like having a smaller tunnel inside a bigger tunnel and spray-foam in-between them), with doors between the rooms, and have the tunnels offset so you can have windows to let light in. Bright-white paint and a few extra slanted and angled walls without roofs can be used with resin and tinfoil (aluminium foil, even the food-grade one, since it's so cheap) to make frosty mirrors which to reflect more sunlight into the houses cheaply, especially in the winter to heat the rooms, and especially during early morning and late afternoon to use less electricity for lighting.
With a lot more work, you can make pre-fabricated foam boards which to have air pockets, which to allow you to use a lot less foam for a lot more insulation, at the cost of even more space. If done well, you can have a few feet of insulation inside the soilcrete/dirtcrete/roller-compacted-concrete (RCC), and you will get a lot better thermal insulation. For the floor, you can use a lawmower and styrofoam (which some stores will let you take away for free, since its in odd shapes and broken) to make shredded styrofoam, and mix that into aerated concrete to make "shredded styrofoam aerated concrete", to get very thermally insulative floors (even compared to aerated concrete, about 80% of the styrofoam alone if it's 50% of the mixture, supposedly), and that would drop the heating costs even more.
You can also use plastic tube which to cut in two, or even wooden sidings which to assemble in a square tube, scrape the surface with some metal, add a thin layer of resin, and then line it tightly with tinfoil (aluminium foil), then run that from the outside where sunlight is concentrated on a glass window (since a plastic one might melt), and to the inner rooms which need lighting (using T joints and + joints where needed, to split towards other rooms or to the inside of each room), and on the inside you can use a plastic window (maybe even a frosty one, or half-frosty half-clear, to get some sun-rays which look gorgeous), and have a slider which to be used to turn off or dim the lights.
For air heating, you can use homemade solar air heaters, or even homemade solar water heaters, onto which you can concentrate more sunlight by gluing aluminium foil to some cheap tarp which you use a frame (which can be soilcrete/dirtcrete walls, too) to set up for maximum heating, or even lay the tarp flat on the ground (especially in the winter) to reflect more sunlight on the the air or water solar heaters or even on the windows of the house.
Wow buddy you seem very knowledgeable do you wanna come build me a house for like $50000?

Great video. Thank you
I love these!!! ❤️
Outstanding Blog on this topic!!!
Glad to see the cyberpunk dystopian hellscape isn't really far off the mark. We're well on our way there where the only home you can hope for is a tiny box.
Just had to watch this again. I have a vision - and in Seattle there are architects who do design alternative style living quarters for shipping containers. The fact that this gentleman specifrically refers to foundations, is also a kudos. This is what I've been talking about to friends and family for about a year now, after having seen several shipping container homes down by the ocean area. Again, thanks for airing this, and I think that there will be growth in this area. Now as far as sheds are concerned, I think our county prohibits those from being converted into living quarters. I really got a kick from how spacious the bathrooms are. This company, if and when they expand, will be huge - especially in Seattle and Tacoma. Kudos!
4:46 The kitchen is THAT close to the bedroom!
This is my Dream Home!
Thank you for sharing 🙏🏿💕🙏🏿🙌🏾
Thank you for your RUclips channel information.
I love looking at these homes in not so great weather. A lot of the videos on YT show them in sunny beautiful weather, which is pretty, but not reality. They just give off a not so realistic view of the homes. Great video!
This is our reality here in Florida. Lots and lots of sunny days. The forecast for today said "It's going to be a Toasty Tuesday". Love it! But seriously, I get what your saying and the fact that a lot of the Tiny Homes are in Florida and California is why so many are filmed on Sunny Days and it is nice to see one filmed on a rainy day to show reality for most. I can't wait to get mine. :)
This video is a labour if love, thank you dear Team Kristina
One possible suggestion is air ex-changers to keep air flow going in from outside and out to the outside, which will lower the moisture problem outside the bathroom. They use them in commercial tiny homes. Open cell insulation breathes, closed does not.
This is great info, you can do a lot with a shipping container
Those are all awesome!!!
I am from Warrenton NC originally. I had no idea this is where you were going. Wow.
I have 6 acres there zoned for both commercial and residential. Been thinking about what to do with it. This is a great idea.
OHMYGOSH!!! The story about the guy in Spur Texas!
My husband has a 74 yr old Autistic Veteran friend of 30 + years, that retired & couldn't afford to stay in his home, so he sold it & was looking for a THOW. He moved onto our property in his Camper, which was fine in the summer, but come winter we moved him into our guest room. I found some finished shells for him to see, but he saw a company in Eugene, OR that was building custom shells. He saw a concept one with a arched gypsy roof on it, so he went there & they had 3 different models on the lot, with the office tiny, plus 2 warehouses with more being built. He had already bought all the appliances, natures head, on demand water, mini split, etc, etc. He got so excited, that right there he wrote the guy a check for all the $ he had left! He was promised blueprints right away & that he was third on the list. Long story short, the guy kept putting him off on the blueprints, then our friend went there & the gates were locked! Then later everything was GONE. With his $. About $25K. He is Autistic & didn't want anything to do with court battles, lawyers, etc,. So we ended up buying a 20ft "OLD HICKORY TINY SHED" with a front porch, & he is turning into a real home, as he can afford it. We made a gravel pad & driveway for it, & he is hooked up to our well & Elec. We don't charge him anything & it's a secluded little spot too, very cute. (The shed was $5000, plus delivery.)
You guys are wonderful people... and those people most certainly are not. I wish your friend a wonderful retirement in his new tiny home!
These tiny homes are a blessing for all people any age They should sell them from state to state across country Bless America Americans Citizens
This is my dream to build or have input in building my very own tiny ... my main issue with space I think is I want a tub doesn't have to be regular lounging could be a seated tub to soak in... I have back issues & being in water seems to be thee only thing to relieve the pressure! I've seen some cool tiny tub jus can't imagine they're affordable ... I'd also like to use my local RESTORE to source alot of my build material!
I believe you would be a great leader to advocate for affordable homes across the states.
they're known to have condensation problems when temps change. And all that exposed metal during the summer is a nightmare to cool
Is that for the shipping container home or tiny home?
@@Shae_3 shipping container. You have to ventilate them very specifically or they condense on the inside when it's hot and cold outside. And are extremely difficult to cool indoors if the metal outside is exposed at all. They also become structurally unsound if you cut the walls because that's where a lot of the weight/load distribution is.
One reason why you very rarely see anybody talk about conversion costs. It's often cheaper to build something similar from scratch than convert a container
@@MiroBG359 Thank you! Scratch that off the list!
He builds insulation on the outside
T H community is pretty cool ..
Looking forward to seeing an update
personally I would prefer more windows and a pass through or U shaped kitchen. (Just me).
I need more information on his container homes. Thanks.
Are you looking at I.T.H. In Tennessee? They have a huge tiny home community.
Will there be a tour, I reside in NC
Didn’t see any with washer/dryer.
I love his enthusiasm for what he’s doing. But he needs to think off grid solutions like solar for power. The van life community has that all dialed in with tiny spaces. There are much better ways to offer that infrastructure without having all the costs of traditional builds. (And his offerings could use a designer.)
That’s funny you went to my hometown of Spur, Texas. Pretty cool
I was there and saw the movie theater, the dollar general and the newest grocery store.
@@KristinaSmallhorn that’s awesome there was a Dairy Queen where the dollar general is but it burned down.
I would love to do this, but the requirements, restrictions and codes are ridiculous in Michigan.
Have you talked to incredible tiny homes in Tennessee? He makes some really nice, fully finished homes for about 45 or 50 k.
Sure hope you get to research and find out where the containers came from, as well as the paints used in the original use of said shipping container. I’d research, research, research. I’ve been to shipping container homes from the Big Island to here in NC. There are pros and cons.
Anyone who jumps into a project like this and doesn’t do any research 🧐 is going to have a major uphill battle.
Gotta use food grade containers
I want to live there.
Is getting city approval for tiny homes difficult? It's so rare to find a community like this in Canada
If you weld a shipping container, set on helical piles, would it withstand a tornado?
We are considering a tiny home or something a tad bigger for our retirement years. Something low expense and maintenance wanting to cash out all equity at that point.
What part of NC other than ChapelHill, Durham & Raleigh where there's TINY HOMES Communities???🤔
The small white shed did I miss any place to eat from
You may want to check out the folding and transportable homes episode on 'Kirsten Dirksen' RUclips channel. She also has many other interesting episodes.
My hope is to make them look different than trailer homes. Modern, unique, perhaps buying designer plans to make them look efficient, practical but elegant.

I would love to see you and Belinda Carr be in conversation about affordable housing, innovations in construction, or whatever else!
She's made some fantastic videos with a very grounded analysis that might be interesting to you! Hopefully it happens!
I support the tiny home movement. It's nice to see so many ideas, designs and creativity of people making tiny homes out of creative things. I support tiny home communities and I think there needs to be more tiny homes communities across the the United States of America. I think tiny homes is an excellent idea for low-income families and people on ssi, ssdi, and veterans and middle age single adults etc. Since there's a huge problem with a affordable housing and not enough low-income housing. This may be a way for people who are low-income and disabled etc. to be able to have their own tiny homes. Just a suggestion or an idea.
I want to purchase one. How can I get more info?
Where can the shipping containers be purchased?
How lightning proof are these things 🤔?

Why not use ECO friendly tiny homes.
Why not use.
solar energy and septic tanks.
I see water running down the windows doesn’t that make the window rot quicker?
That home was still under construction 🚧 and it was raining buckets that day. The other home didn’t have the run off like that.

How much are these homes?
How to sent one to Haiti
First off you can find them for $2,500 but I wonder with the cost of conversion if it really fits the objective to going Tiny. I'm a renter that can no longer afford rent so how on earth would I get from point A to B to secure housing. If I could afford 100k I could just buy a house in the south. I am asking as a legitimate question.
i wanted a Total METAL pole barn , flat roof, open plan... turn-key ready...under 70,000
i need one can you help to get one
ADU?
How cold was it in that container? You're wearing a sweater, he's in a winter coat with hat!
If they would put like three together with a wrap around porch I would go for it...but not in NC lol
Are there mortgage or banks that will finance these?
It seems if you have a business and can verify it’s something that is profitable like “Airbnbs” then, yes, you can get financing. But for the regular person, it’s gonna be an uphill battle.
Can someone confirm if its safe to turn shipping containers into houses i googled it cause i wanted to do it then the internet said oh it may not be safe to do so with the chemicals it has and living inside of it like it ruins my idea
Its so confusing looking at container prices in the US. Why are they so high? In my country, we can get a once used 40ft container for USD 1500
Where are you located?
I am thinking 40 grand and I do all the labor... maybe 50K... LOL
THESE ARE NOT HOMES THAT WILL BE IN DEMAND. THESE ARE GREAT, IN THE BACK OF A REAL HOME!
Kris find those homes 🏡 and show the world what’s out there on the market.
Could this shipping container homes be part of the problem causing shipping delays?
Definitely not, there has always been thousands of containers available for sale all over the country. They're constantly being constructed, used, and retired.
They're very cute, but am I the only one that think these are extremely expensive? I just received a quote 6 months ago to build a 950 sqft 3/1 house for under $100,000. I just do not get how these are considered affordable homes.
Possibly one answer to the worsening homelessness crisis occuring throughout the country.

The containers should be more durable than those panels made from gluing wood pellets together. Why is it unable to withstand hurricane?
Do you have one I can buy or rent.

*Nice but I'd rather convert a nice sized shed into a home because of issues with shipping containers, even when they're well insulated.*
I am all for the tiny house movement but these are just too small... It's basically a bedroom with a hot plate. I could probably live in two of them put together but one is just too claustrophobic for me. (We're all entitled to our opinions, lol.) Having said that - they're very well done and the decks definitely help make the space feel bigger.

Containers this days is super expensive they are run around $2000 also the biggest problem is water the metal do not breathe so it is creates moisture inside all the time , walls ,windows and screws all will be leaking with CONDENSATION!
