Great location. Well done. As an Architect my advice to you is to get an architect who specifically understands and has done beach house design to work with the environment as well as a foreman or project manger and used materials that works will the elements of the sea (all woods must be marine ready) Beach houses not built well becomes a victim to the salts in the air (the blocks, plastering to the electrical cabling) don’t cut corners, don’t try and build it yourself and build fast. I have seen many disasters, even the one you showcased on your channel - won’t be there in 20 years. Best of luck.

So true. Appliances too get destroyed by the salt from the sea.
This is going to be a challenge. There is a reason why Jamaicans live in the mountains in Ghana and not by the ocean. We know from our ancestors not to live at sea level.
Ocean is to visit but building a house so close is a headache.
Structures and appliances get damaged fast by the salt.
I can just imagine it's doing the same to people's skin and they are not aware.
I wish her well. Hopefully other people will learn from her process. I'll be watching this project if she posts the process.

I visited Ghana in 1998 for the first time with a good memory in my mind and when I returned in 2019 the amount of plastic pollution at those beautiful beaches really depressed me. Umuganda is certainly a good concept but it only works at the symptoms, when the root cause isn't being addressed. Certainly not at the hands of local villagers, who didn't cause this ecological disaster. Plastic beach pollution, unfortunately, is a worldwide problem and likely the solution must be global as well, especially in the so-called developed countries where consumers also still carry on mostly unaware of this environmental tragedy and their involvement in it.

For those of you asking Vanessa about land, if you paid attention to the interview with the fishermen, you will realize this is the cape coast region. So if you are looking for land in the coast coast area, there is so much land available in those areas. Do your research and you will know. Accra is becoming very expensive and East Legon hills oversold. The way things are going in todays world, moving away from Accra will be the best idea and you will be amazed what you find find if you are opened minded enough to move away from Accra.

Why can't information divulged straight out. I thought that was the purpose for the video. For instance, " I bought this car from Toyota Accra. It's a 4.6 litter engine, it's costed me $58,000. If you need one, they are located on Kweme Nkhuruma Ave. Say I referred you" Now you asking us to start researching? Was it for show or information?

    • @charliemdem7813
      @charliemdem7813 Год назад +5

@@nsapato , because these things can be complicated. My brother has just bought a similar plot of land by the sea in our country. The family selling quoted the equivalent of $63K US , certainly because my brother was buying from the USA and they quoted the highest possible price. Then we new a broker who new that family and it turns out that the father figure of that family went to school with our dad, My brother travelled back home to close the deal and took my mother with him. In the end, he got the same land for $11K US. You see, if you were to ask me how much is the land worth, my answer would be: "it depends"; and you would probably be frustrated with that answer but that would be the truth! Cheers!

This is an idyllic location even on a foggy day. A bar and grill would attract patrons from far and wide if sited in a place like that. "Toast the African sunset at the Full Moon Saloon". Solar panels would provide the power, but water might need to be trucked in. Beachfront property was my lifelong ownership dream until sea level rises started making headlines.
If money were no object I'd love to build a humble abode on a hillside with ocean views, but at a decent elevation above the shoreline. Raising entire buildings atop pile-driven pillars might be a worthwhile investment for construction in areas such as this beautiful location that is within such close proximity to the shoreline.

The plastic bottles are coming from international shipping vessels and yachts that dump their garbage in the ocean, and it washes ashore on Ghana’s coast. The polluters are not the Ghanaian people, however the Ghanaian people must take action to discourage pollution from the international waters, which is a difficult task. In the meantime, cleanup efforts are necessary. ❤️💫🌍

I think it is quite sensible to be further away from the sea for a number of reasons.
However does your plot extend to the shore to ensure something or someone doesnt obscure your ocean views.
I was led to believe that the beaches of Ghana were protected thus allowing everyone access to beaches, which seems right. There should not be any private beaches.
I also thinking that no one should be able to build too close to the sea nowadays, our shorelines should have an exclusion zone. Not primarily because of coastal erosion but to protect the natural habits. Ghana is nesting ground for various turtle species. Building behemoth buildings right on the shore also detracts from what makes these places so stunning in the first place.
I think somone has suggested it but ideally the best kind of dwelling would be one that blends in to the scenery. For quick build prefabricated and reinforced glass are options. Large 'french' doors/windows at the shore facing side that could be opened up (making the living area like an outdoor space) and maximise the benefit of sea breezes to cool the house. Whilst you can catch glimpses of the sea a wall of trees and indigenous shrubs/ bushes could partially hide the building from the seaward side. This might also help reduce light pollution which again affects species such as turtle.
On the plastic menace, Ghana really needs to get to grips with its waste management. One option is to use as little plastic as possible. Go for biodegradeable packaging and reuseable items.
Best of luck with the build.

Usually they ram in a big log of a palm tree, if there is none, to secure the rope and pull the net in, inch by inch, with a whole bunch of people. I helped a few times and got fresh fish. The salt content in the air is quite high and eats rebar iron and steel fast. Also Plant which cant handle salt will be affected. Tamarisk trees for example can tollerate salt in the soil but I don't know if they can take it at their leafs!? I want to come to Ghana too. I'm in Germany now

Congrats Vanessa but did you say you bought this land and it's the first time you're seeing it?? I can only guess to do this you must of bought it from a close family member but do correct me if I'm wrong.
I buy land often in Ghana (not just for personal use but also we help friends) so it's also interesting that you've agreed to buy land without demarcations in place to show you exactly what your buying before you part with cash. I tend to wait for for this before agreeing to sign off on any funds as a lot of people can get ripped off.
I do wish you the best with it and I hope it all works out smoothly for you. Looking forward to seeing how this progresses. 🥰

I thought the same. Buying ocean property without demarcation. I hope this works out well for you, Vanessa.

Thanks for all the good videos. Could you tell me what the process is for a building dirt road to a remote plot of land please? For example would my road not run through other peoples undeveloped land and how much would it cost approximately?

Imagine a sea food restaurant somewhere there. My blood will become organic in no time. Here in the U.K. I feel the food is just long time Health situation because of all the chemicals in the food.
