The houses in africa could never compare to american homes. African houses are built small n tight no closets....bathrooms aren't in the bedroom's. Okay i see a bath with no walls wtf and who is showering outside unless its a poolside shower.

$170k for a place where the will be an airport is a bargain and a half. I also like the fact that you can rent it out and have it managed for you without having to physically be in the county. And when the airport is done, it will at least double in price in less than a decade. Nice one Vanessa.

I love how he's eloquently but SIMPLY stating the benefits of this community and investing in the area. My parents bought a home in an area that was marketed as the "new" community (and had hardly nothing when they moved there). The person who sold them the house explained things just like this guy did. Fast-forward 5 years later and their area is booming with restaurants, doc's offices, businesses and new things to enjoy. I've experienced it, It's beautiful, I remember showering and dancing in the rain with my cousins when we were about 11 years of age. I moved from Amsterdam to Accra and lived in Ghana for about 4-5 years, then moved back to the West. Great memories.👌
More and more our people are awakening to the fact that the lands of our captors simply are not for our people as they love to make prey of the poor and do their best to keep us poor. We need to move back home and do away with their way of life and get back to doing right by our creator and living the way he intended for us to live. Jay Wellz I love the location because it is not in the heart of Accra but not too far from Accra and you have the million dollar view (can see ocean)and it is on the beach or close to the beach. Moreover, in my humble opinion, the prices match the location and the houses (can tell a lot of effort went in building these houses).
M johnson It depends because buying a land and building a house on it is usually cheaper(sometimes the opposite true)but will encounter some problems or have a lot of headaches building a house if you do not have the experience or good networks on the ground. Overpricing doesn’t only happen in Ghana but also happens everywhere so you just have to do your research and compare prices by countries, areas or locations. The location, prices, and well built modern convenient structures(reminds of South Africa) are the reasons why I love what the developer has done.

I like that open to the toilet bath. It’s such a nice idea and the greenery is indeed cool. Learned something (3 things that counts in real estate). Yeah it looks like a good location for retirement. That masters bath, if I had it I would put a nice glass there and allow the transparency. The outside bath is cool. That Afri kitchen concept is good too. I like the doors especially the natural colors. The evening view is so cool. Too much wall isn’t good indeed. The community living is necessary. Oh the rain water collection is cool. Is it filtered though ?
I appreciate the floor-to-ceiling windows for the wonderful views they provide. The outdoor kitchen is a great addition and similar to the outdoor grill and kitchens many of us in the diaspora are used to. The bedrooms need closets though! Our clothing, coats, shoes and hand bags need their own space. Wardrobes are so 1800's and lack adequate space for shoes. Please Ghanaian Architects, as you design these homes please consider adding a designated space for our clothes and belongings. @ Vanessa That is great video. Prampram is a gem of a location , between Accra, Ada , Keta and Lome close by. Glad you brought up fees and charges , the renewal after the 99 yrs lease is quite high @5%, now, that amount in 99 yrs could be a lot of money adding inflation which could pose a problem for the estate? Their 20% management fee charged on profit is over the top as well. I am glad there are other options available like buying your own land and building one yourself.
Exactly my thoughts, at that point it’s never truly your home, we know how high or overpriced homes can be in ghana so who’s to say in 10yrs those houses aren’t 600-1 million $ 5% can quickly become exorbitant

I saw this same place by chance on the web couple of months ago and got in touch with the owner and had a friend go check out the place ...it is lit! A beach house with a private pool along the Atlantic in the motherland...what more do you want! ...seriously looking to invest there.

I watched this vid twice.: dream location, nice spacious and modern houses , many windows for natural lighting, big green garden (the ones with tiles in Accra,... incredible ugly, lol ). Smart, cool, friendly and down to earth real estate developer with practical ideas and stuff (master bedroom on the ground floor for retirement homes, renewable energy outdoor shower, community building, etc...). I watched last year on another channel, some homes at the same location, presented by a real estate agent on his YT channel . i didn't know they were building dozens of houses there. Vanessa, I love this community! But, I have issues with the land being leased and not freehold. I would love to see some estate communities with security that is freehold. This place is also very spacious! Loved that!
In Ghana now, no one sells freehold lands so estate developers cannot promise that. But note that renewing amount of mostly 99 years lease is minimal and the occupier of the land is given the priority to renew when lease expires

Excellent video we have actually met Ben a couple of years ago at his hotel.Ben is the first person I have seen who gives you all the facts my only concern is that the land is leasehold so is he the owner or is it somebody else ? The other point I would like to know do the houses have a damp course which to my mind is essential in Ghana.

Nice spaces and they actually have large garden where you can grow your own produce or landscape it, unlike some of the houses the developers are doing with about a meter space at the back as a pathway
Those developers are mostly from the Uk, they brought same designs to Ghana.

This is brilliant! It’s actually the best yet due to the eco friendly concept. Amazing! I still am not a fan of a lot of the Ghanian aesthetics, I feel that the house are very dated. The fact that you can buy a plot and make your own is a ‘winning’ idea, thank you.

That is great video. Prampram is a gem of a location , between Accra, Ada , Keta and Lome close by.
Glad you brought up fees and charges , the renewal after the 99 yrs lease is quite high @5%, now, that amount in 99 yrs could be a lot of money adding inflation which could pose a problem for the estate? Their 20% management fee charged on profit is over the top as well. I am glad there are other options available like buying your own land and building one yourself.
Exactly my thoughts, at that point it’s never truly your home, we know how high or overpriced homes can be in ghana so who’s to say in 10yrs those houses aren’t 600-1 million $ 5% can quickly become exorbitant

I agree on both scenarios I thought he would say maybe 10% for management of the property at least that’s the norm in the US. Really depends on how he manages and what that entails including maintenance repairs, billing, etc. I hope people do their research before signing up it’s beautiful though!

I saw this same place by chance on the web couple of months ago and got in touch with the owner and had a friend go check out the place ...it is lit! A beach house with a private pool along the Atlantic in the motherland...what more do you want! ...seriously looking to invest there.

love these houses. I watched this vid twice.: dream location, nice spacious and modern houses , many windows for natural lighting, big green garden (the ones with tiles in Accra,... incredible ugly, lol ).
Smart, cool, friendly and down to earth real estate developer with practical ideas and stuff (master bedroom on the ground floor for retirement homes, renewable energy outdoor shower, community building, etc...).
I watched last year on another channel, some homes at the same location, presented by a real estate agent on his YT channel . i didn't know they were building dozens of houses there. Vanessa you know that agent in question, i saw yr comment in the comment section, hahaha.

Vanessa, I love this community! But, I have issues with the land being leased and not freehold. I would love to see some estate communities with security that is freehold. This place is also very spacious! Loved that!
foreigners can't own freehold
In Ghana now, no one sells freehold lands so estate developers cannot promise that. But note that renewing amount of mostly 99 years lease is minimal and the occupier of the land is given the priority to renew when lease expires

If I am right, walking in closets are not really a thing. Wardrobes are more common.
But no doubt you probably could work with the developer if you wanted. He seemed like he is receptive.

The other point I would like to know do the houses have a damp course which to my mind is essential in Ghana.
