I also the wanted to build with insulated concrete forums (ICF) and they don’t do that. I still plan on building when I recover some more financially. And I still love their homes. So they are still a contender now that they do build in San Marcos. However I want to get into investment properties when I retire in the next 4 years ( had planned on being retired already lol) and I’m extremely interested in Texas for that.
Every single builder around SA will accept VA! We’re Military City USA so anyone that wouldn’t would be outcast. On the HOA’s, there is essentially no new construction developments that don’t have an HOA for the simple reason they all have common areas of some sort to maintain whether that’s roadways, an entrance, or amenities. However, what most people don’t realize is that a lot of the HOA’s are super relaxed. In Century Oaks for instance with R&D Custom Homes, the HOA is $50/year and all that is used for is to pay someone to maintain a drainage easement and for them to do an entrance monument. A lot are very similar where they only make sure everyone is keeping up with their yard and not letting their home get rundown and you pay a few hundred per year. There are a few that are a lot more restrictive but you’ll see those with higher costs too ($1000+ per year) and none of these in this video are that way.
@@LifeinSATX Thank you for responding. My husband & I are looking for a single family home in or around San Antonio. Nearby other towns/cities are fine. As long as they are safe. However, we do not want to deal with HOA’s telling us if we can have a pool in our own backyard, build a workshop, etc. Potential homes for us in the future do not have to be new construction. Yet, we want a home that is well-maintained & turn key ready since we are coming from out of state. Thank you. 🇺🇸🇺🇸🇺🇸🇺🇸
Definitely plenty of options for you out there that fit that! There aren’t any HOA’s that will tell you no to a pool and workshops are more dependent on the type of construction with HOA’s but either way, we can find you a place for sure. La Vernia would be a good spot to look into!

Have you come across Garner home builders and if so what do you think of them in terms of being a builder and quality of their builds?

What’s your definition of affordable? When it comes to new construction on one acre or more, it’s pretty much a guarantee to be over $500k.
