This video is interesting… I live in South Carolina and I’m building a 3,700 sq ft home. All in we’ll have about a $600K in the house on acres of land and taxes will be around $2,500 a year. With a mortgage around $350K and the interest rate I can get from work, we’re looking at $2,000-$2,100 a month payment including taxes, insurance, everything. I love living in South Carolina…low cost of living and actual land to live on without your neighbors being 20 yards away. Oh…and we have our own pond to fish in. 😊
Yes we live in Texas but would love to move back to South Carolina if the hubs job could be done there for what he gets paid now. South Carolina is more bang for your buck and outside space, I loved living there and the taxes are cheap
Yeah, but what is the job outlook? Some places have lower cost of living because lower job pay and lack of decent jobs. In Texas if you have money you can definitely find land to buy and build a house that isn't close to others.

Wow, there's hope after all despite our current economy in buying a new home after all. I have a 22 month son and I want to provide a home for him by the time he goes to school.
When home prices are cheap, there's a reason for it. It may be due to high rates in HOA, property tax, home insurance, crime, burglary. Where I live, the home prices are high, but death rate close to 0, with a few property thefts.
Part of the reason, is the extremely heavy traffic. Back prior to '10, a good friend of mine built a house on 10 acres of land in Conroe on Crockett-Martin Rd. At the time; very rural and wooded. But the last 5 years, the developers moved in; bought up land and clear cut to build master planned communities. The traffic along Crockett-Martin is an absolute nightmare; either stop and go; or when it is open, excessive speeding as people rush to beat any backups further down the road, or their destination. I'm from AZ; and I do like the city center of Conroe; but that traffic in the "rural area", is no longer "less traveled". Crime is not a concern; with that said, the mass murder of 5 occurred in the area last year.
He said in rhe beginning that these properties are not for everyone. However there are folk who can't afford the more expensive homes. At least some people have the option to be a homeowner and eventually get enough experience to eventually move into a high end community. Stop being negative

The funny thing about the Internet is that what once was a good deal before people found out about it, isnt much of deal anymore once people do find out about it.
Great video very detailed which is what I was looking for. However, my concern with new construction is not only the high tax rate but the MUD taxes as well and I’ve heard that as the community grows and they build more amenities the HOA fee increases as well. Is this true? Do you know if there are low tax incentives for people over 65 yo?
In Texas there's a 65 or older residence homestead exemption. HOA's can in fact increase their annual fee's. MUD taxes do add up, but they allow homes to be sold for cheaper. Also, MUD tax rates are cheaper than mortgage rates so it's cheaper over the life of the home.

I was just wondering how these neighborhoods did with the recent heavy rain and flooding in Conroe. Not a great way to start out with a new expensive home for sure.
@@JP-qi2mh HOA in most reasonable places in the Houston suburbs are around $1-1.5k per year, unlike Florida and California where you can end up paying $5k!
This is what we are looking for in another year-year and a half or so. Do the builders give any more discounts on interest rate if we were to put more like 35-40% down?
The incentives and rates aren’t going to be tied to how much you put down but some of the builders are buying down your interest rates for you to get them down closer to 5% which makes a big difference for most people
36-40 percent is a bit much. Our family buy homes in Houston and renovate to resell or lease out. Sellers don’t give that much of a discount and we buy out right cash. The builders get paid full in cash no matter what. The bank holds your title and pays off your home 100 Percent and your monthly mortgage is to the bank. Interest rates is what is too crazy right now. Try to down as much as possible. Right now is about 7.5 percent. Buying a 250k home with 200k finance over 15 years. Your paying 15k extra a year x 15= 225k in interest by the time it’s paid off. Get more down payment and let interest rates go down.
Hi! great video, very precise and informative, I have a question, we are a family that lives in Miami and we want to buy a house in Houston(first house, we are renting), those in your video are amazing, my question is about the downpayment, is it true that as we live in florida we must pay a 20% downpayment if we want to buy a house in Houston? we would like to buy now and relocated next year.
You don't have to put 20%. If you put 20% down you can avoid having to pay for private mortgage insurance. At most you will pay 3.5% or 5% down depending on the lender, but you will have to pay for private mortgage insurance.
Literally drooling over here... about to purchase our first home here in Philadelphia around 300K and what you get for that vs what your offering is night and day. Curious if these estimated prices include the actual property? Like, are you just buying the home THEN need to purchase your lot? Seriously considering relocating but wondering what the job situation is like out there? For example, my Wife is a supermarket manager. I can find work anywhere but wondering where all these people are coming from (assuming its a rapidly growing area like you said)? Local... cross country? Just wondering if its worth even considering a move like this? Got the $$ and ready to pull yhe trigger on a home. Would much rather have something like this vs what we are currently looking at. So cool home, .....making me feel like moving to Taxes, as in Toronto realestate is on fire
Smh. It’s videos like this that are getting people to move over here. The Houston area is already crowded enough!! What used to be the nice country scene on the outskirts of Houston is now overcrowded suburbs EVERYWHERE.
I wish homes were this cheap in Australia. Might move to texas.
We’d love to have you mate!
Like the 2nd home 🎉
Thinking of moving there.
We definitely have the best relationship with these builders, reach out if you haven’t already and we can get you a deal

Conroe use have huge acreage with tall green trees. I would love to know what these builders are doing for the residents of Conroe since they destroying thousands of forest acres and creating a nightmare with traffic. It is very alarming to see the rate of people moving to Conroe without proper infrastructure. I see neighborhoods popping up in places that usually flood. It’s very sad to see your city get destroy in such a way. Definitely do your homework before you purchase. I own some property there and sadly will no longer plan to keep it for these reasons.
Yes 105 is a two lane highway, how will it support the traffic which is already a nightmare between Conroe and Cleveland! 😭😭
@@David-td5po they dont care and ALL city planners throughout the nation should be booted! America is dying and NO one is stopping our death..yes...this building is part of our death
Real estate developers rarely care about anything but profit, that includes this one considering you can't walk to a corner store, which should be illegal to develop in 2023.
The northside is exploding like crazy, especially Katy, Conroe, and the Woodlands. I live near Townlake, in Cypress, which is totally overrated. It is a "boardwalk" with another Torchy Taco and Mod Pizza. I miss my college days when I lived inside the loop in the Heights, EDO, and West U. I am thinking seriously about moving back inside the loop.
I was just wondering how these neighborhoods did with the recent heavy rain and flooding in Conroe. Not a great way to start out with a new expensive home for sure.
Hi🙂
could you please talk about skyview long drive nearly to the hill at sims greenway and cloverland
thanks a lot
3% property tax is insane! Imagine having $500k home and paying $15k a year in taxes. In Houston, it’s around 1.5%.
9k on 300k for these too. Its a bit much. Do you know if house insurance is high due to flooding too?
@@JP-qi2mh HOA in most reasonable places in the Houston suburbs are around $1-1.5k per year, unlike Florida and California where you can end up paying $5k!
@@ChadOfAllTrades If you live in a 100 year flood plane, insurance is a bit higher.
We need that in Mckinney, Texas! everything here is 450K
Yep, no more cheap homes in the DFW areas, at least not the major suburbs.
Update that trash area next to Irving and u might have some nice places to live , nothing but ghetto trash out there lol
@@elegantempress1395Frisco has entered the chat- nothing here under 600k
I love living in Conroe
Hey! What is the monthly payment for the 214,000 home?
Thats all well and fine but whats the property tax?
3% tax rate
what is property tax? How much is it annually? this is for the Century Community Medina Model. We live in Los Angles, and very interested!!!
Wow, I’m a realtor in west LA and you can’t even find a studio here for those prices.
Well yeah because it's West LA. You're a realtor, why would you make such an obvious and absurd comment?
Am I seeing light pass through at 5:14 from the Texas basement lol.
The bank holds your title and pays off your home 100
Percent and your monthly mortgage is to the bank.
250,000 not counting land. Still expensive. Misleading
Hi! great video, very precise and informative, I have a question, we are a family that lives in Miami and we want to buy a house in Houston(first house, we are renting), those in your video are amazing, my question is about the downpayment, is it true that as we live in florida we must pay a 20% downpayment if we want to buy a house in Houston? we would like to buy now and relocated next year.
Appreciate anyones thoughts...
This is for the home and land, you own it all!
Plenty of job opportunities here and tons of growth
magnificent house
Great impressive Iam trying to move next year in Huston.
Definitely reach out we’d love to help
From the overhead pics, looks like zero lot line homes? No garage?
Standard 2 car garages on all homes with a 5ft build line on each side of the home making the homes 10ft apart from each other
10' apart you can't even grow grass between houses
@@D4x4Bronc that’s definitely not true, haha. Nearly all of Houston new construction is built on 10ft lot lines and has grass
@@livinginhtx ah we can't get it to grow north of there. No sun light between the houses.
What kind of jobs are out there to make a home payment?
Great price , congrats bro
are they cheap because the weather is too hot and humid?
The property taxes are extremely high and also flooding .
What are the realistic bottom line property tax rates in Conroe? I'm from out of state and hear that they are really high.
Lowest I have seen around Houston is 1.6% but they are typically 2-3%
@@livinginhtx Extremely high. Tough if you're trying to retire on a budget. Didn't the state just lower taxes across the board or does that only apply to certain areas or circumstances?
@@jasonm.8749senior citizen is only lower rate
Thanks for the info. Is it a good option for Rental investment?? How much rent can we expect ?
More than the mortgage is worth lol

That's crazy. It must flood every year for them to be selling at those prices.
I like your all videos but I want to buy a house in London, UK. 😅 Could you make any video?
the thing about Texas is the property tax is high
@562fooo7 But there's no income tax : I read that states with no individual income tax usually have high property taxes.
Do they work with VA loans?
Wow, in Canada we can’t even dream for a house close to this price even after adjusted for exchange rate. Wish can move to US
