I double-checked the price. and it's $25.27. Unreall how much prices have skyrocketed on almost everything. That's a 400% increase since you bought yours. SMH.
This is exactly what I’ve been looking for!! I live in the Houston area, new home owner and it threw me off seeing all these gaps on the corners of my garage doors!
Does it shrink when curing? How did this work out for you?
It shrinks minimally. Mine is still in place in direct sun and it’s holding up.

This is very good. I’ve been using some copper scrubs and pushing them in that crack very tightly. Used about 2 per side and I used a paint stirrer with hammer to tap it in and get it very tight. Seems to work well so far. Use the copper because the iron ones will rust away.

Never seen a garage door that was set below the interior slab grading. Good idea to do that though to keep water out.. and looked good the way you got that mastic in there as well.. ive tried spray foam but that was a mess to install and the stuff soaked in water over the years and just got nasty.. seems like their would be a common thing that is made just for this issue because all the crap i see for sale to fix the corners never work or its apart of an entire system of weather seals which the rest of the door is fine.. tired of spiders getting in and have had friggn little moles get inside and scare the crap outta the ole lady when they show up.. lol..
Yeah great points. Here in Texas they do set the doors like that in the foundation. This HVAC mastic seems to work pretty good for waterproof, UV resistence, and stickiness. So far it's worked great for me. Keeps the snakes out!
I got some 5/16” x 5-13/16” PVC trim, I cut it 4’ long, notched the bottom to go into the lip of the garage floor, and attached it just inside the the rubber flap of the stop molding, then caulked all around it, that sealed it all the way off

Is there a differenece between acrylic and water based sealant? My store only has red devil water based.
@@thedohhh should work the same after it cures. Water based cleans up easier.

Thanks for sharing! My home is almost 2 years old now and I’ve had a side gap since day one. I saw the comment about it being for water drainage, but mice are coming in my garage through it.
Do you have any update after a year? Any lessons learned? I plan on placing my order for the sealant and working on mine this upcoming weekend. Any other tips you got will definitely help. Thanks again!
It’s still looking good and sealing 95% still after a year. Bug population is much lower in this location as a result. Only impact is some shrinkage over time. I plan to add a little caulking to fill in where the mastic pulled back slightly and left some new gap. Otherwise, it holds up!

@@maj7766 Yes I did. And it worked. I left sticky traps like before and never saw a mouse again. I also epoxied my garage floor soon after and I believe that helped as well. (Due to the floor being more slick).

Really this stuff works best since it’s not runny. And when it cures it holds it’s shape a long time despite the elements.

What is the masking tape used for?
I just did that to help me install the mastic. And not get the mastic on the wood trim. It helped me give it shape when filling in that hole.

Yeah the HVAC company down here is doing that now to keep the insulation from falling apart due to UV exposure. Just another layer of defense I guess. My other house has just foam wrap and it's all falling apart over the years. We are down here in Texas. Thank you for your comment.

The wood is trimmed on an angle like that to prevent it from soaking up water... If the wood trim is flush with the concrete water gets absorbed and rots the trim...the trim that the gasket is nailed to...
