I think updated interior with the exterior restored. The interior was not salvageable but the could have worked with the charm still present on the outside and made it truly unique. Austin is a quirky town and would have loved something a little different
There was nothing left to preserve. The house was gutted and the exterior just sad. It sold quickly for good money. They are flippers after all and that’s a risky business
I totally understand this perspective, but maybe some old, pretty, classic homes could be restored, and some made over in a modern way like this. I really like modern/contemporary homes, and I really never see them (maybe there's more in Texas, idk), so I don't see the problem with changing some homes to a nice, modern look.

It proved to be a great resource for my little 8' x 10' shed project and more 400+ plans. I honestly liked the exterior of the house better before, it had character, the trees gave it nice privacy and a magical feeling and the grey looked kind of modern and nice

I love how they focused so much on the “unique design” of this house when they really went for the same modern style every house in Travis Heights already has… In their defense though, they’re not designers, they’re investors. They gotta stay safe on a project this risky.
Someone paid over a million and a half for a house with a small yard, no privacy and no garage, yikes! Glad you did so well, but the real estate market is truly insane.
@@lollorosso4675 And prices in other cities are also exploding. A newly built condominium (approx. 90m² / 968.75 sq ft) in HH costs about as much as this property with both houses. And then the apartment is not in a particularly exclusive area. Speaking of exclusive, as a European I didn't know that radiators with heated towel rails were seen as a luxury;) Maybe it's not a luxury here because radiators instead of AC units are more the standard here.
They might as well of torn the darn thing down. For those of us who love old houses, they ruined the front exterior. Fix up the existing front exterior, replace the cladding, add the porch, but destroy the roofline, oh no! Not only that, from what you can see of the surrounding properties, it also no longer fits in with the other properties in the neighborhood. If Austin has designated Historic Districts, this property obviously wasn't part of one. No property in an Historic District would have ever been allowed to change the exterior like this. And if they do allow it, they're a crappy Historic District. I own a 1936 house in Phoenix. I can't do ANY permanent changes to the exterior that can bee seen from the street. And I live on a corner, so that's 2 sides I can't change. What a shame! I wouldn't allow them to touch any of my properties if this is how they "respect" history!!
I feel the same way .I'm not saying it's not pretty but the slope of the roof in the front was so precious and that was the one thing they could have left and they didn't .I know the inside was trashed but the roof line could have stayed and I'm sure many more things could have been made the same way as it was .It's just not anything special now because the way it was before made it very special and unique ,what a shame .
I live in Elgin, IL and we have some of the largest and strictest historic district laws. But that’s okay because our city has some incredible homes from the 1800’s completely preserved. This house was ruined with this renovation
Not me the porch gives it old time charm where you all gather on porch watching stars with the ones you love or early morning coffee or keeping an eye on your daughter kissing boyfriend good night or watching them sit hand in hand on front porch
My great grandma lived on that street and I always wanted to see inside that house! It was on the way to the pool, and we never seen anyone living there. You are fulfilling a childhood dream of mine by fixing it up! My great grandma passed away at 98 just a few years ago. I miss her and her old house. It has since been bulldozed and is now an ultra-modern home. Thank you for giving it new life without just tearing it down!
The original house was a Sears and Roebuck kit home called “the Bellewood,” that was very popular in the 1930’s. The Bellewood was considered a pocket sized English cottage. This style and others like it were “between the wars” houses and the architects drew inspiration from British influences of the time. As such, a pocket English cottage looks off, with this renovation. It’s always best to stay true to period, but sure, with a modern twist. They went Contempo. Most buyers don’t know the difference anyway. It will look very dated in a decade. I feel mean spirited saying this and I’m very sorry. Restoration or Customization? Choose wisely.
I gotta say, I agree with you on this. The 'trend' at the moment is not going to cut it in even 5 years; trends come and go so fast it is hard to keep up with.
From the front you would never guess the house was that big... Not to mention farmhouse And The open concept is what everybody is buying right now. Looks amazing ❤❤❤❤
My biggest gripe is the trees in the front being gone- they made it feel tucked away even though it wasnt and now it just feels so open. I wish they could have done the porch on the other side keeping the big tree. Youll have to run the a/c more because there's going to be more sun and heat. The windows would need curtains or shades for privacy too
Lipped tile, paint on fixtures, caulk in window corners, off centered windows/doors, recessed lights not flush, cheap chinese fixtures.. Typical shitty flippers, flipping shitty houses...
Hey guys why all the hate? Yeah there are some issues we can see but that is why most people let the new homeowners make a punch list for things that they see that are wrong or bother them, they come back and change it or repair it etc. Chances are they even went back and made more adjustments even after the video was made and before showing it. When you do this type of work you are honestly never finished you keep making adjustments and improvements constantly until you hand over the keys that is just the way it is. The house is not my style I don't like the farmhouse/modern or whatever it is and there are many things I could pick out about the decor I don't like but why sit here and do that when I don't have a few million to buy it?

Garbage house with no garage in a hyper inflated housing market.. And yet some dolt buys it after a below average renovation... People never cease to amaze me.
My professional opinion as an architect- you stripped this house of everything it made it unique and fun. Exterior before was absolute banger and surprisungly modern (or maybe it's modernity that's finally appreciates this kind of style). After... it just is. There's plenty of boring afters like that. It pretends to be something that is not, pseudo mcmansion with pointless stone work and that imbalanced porch. And the archway... don't let me start on the archway. In the end, you took soemthing that was unique and magical, hidden to be discovered and turned it into absolute whatever with manicured unimaginative flat lawn. Awful. NGL I only clicked on this video to take screencap of the original design as inspiration for my own work. Just awful.
I only clicked on the video to see what people had to say in the comments. And I'm not disappointed. I'd rather buy a few acres up here in Coldasfuckistan and build a nicer home for a fraction of the price.
I was juuuust about to say the same :) Renovated, yes, but they ruined a unique element that should've made this property one of a kind in that area. Instead they've made it into just another boring bungalow-looking common prefab house not worth more than maybe 450k. Windows are dull and ordinary and the furniture and lights are not that unique either and in fact, look sub-standard. They are not 'high-end'. 'Garden' is a disappointment.
is it just me or do these people just find a house and throw money at it to give it the "modern" look no one can afford in a house that doesn't seem "livable"
I liked the exterior before better, especially the landscaping. Now it kind of looks soulless. It's not ugly by all means. But yeah. Someone will love it - modern farmhouse is very on trend.
There is NO WARMTH in this house at all!!! Everything is trying to be trendy. No Homey feel. Blech! And that fire pit in the yard?? UGLY!!! And Cheapy looking!!! I wouldn’t spend that kind of money on a place with no real character. No charm. No warmth. I kind of hate it. People are so into copying other people’s tastes. I really liked the original look. I personally hate the look of modern houses so it’s sad to see such a charming unique house turned into a modern cookie cutter house.
The outside of this house was so beautiful you guys really should have preserved the outside if you care about redoing homes you should also care about saving the history of the homes as well.
There was nothing historic to preserve. The remodel from the 80's removed all the historical features already and the whole place was just a bland shell.
Everyone be complaining about how they didn’t keep the charm of the house, meanwhile Austin flipsters be sitting on $591,000 profit in a single deal. This house sat for 10 years vacant, 10 years someone could have come and restored it to originality but no one did so a flipper came in a capitalized on what buyers spend 1.5 million on, modern farmhouses.
I was coming here to say pretty much the same thing. Another thing I keep seeing is "the house now has no soul". No, the house now has a new soul with many more years of history to be had in it now thanks to the Flipsters.
Thankfully someone said it! I’m super confused by all the hate. At the end of the day they’re here to make money. They’re investors not artists. Great job!

I honestly thought it looked so cool with all the trees around it, obviously there needed to be some clearing out and trimming, but I absolutely love trees and think a property with none looks so exposed. Anyways, just my opinions folks.
i 100% agree with you. ive always lived in houses from the 1920's because i love all their charms and quirks. i loveee me a wild yard with all kinds of plant life too! it kills me to watch people destroy the beauty of historic homes and replace it the with same basic ass modern design and lifelifess front lawns. its a shame
I loved the unique curved/triangular design before the renovations. Much more character. I would have changed the steps to line up with the original front entry and changed the door. The old design had a lot going for it. Sad to see them get rid of that.
It’s absolutely beautiful. But it leaves me feeling so sad. There’s absolutely nothing of the 1930’s treasure it was. Maybe it couldn’t have been restored but all that history just erased.
Before they got it, there wasn't much of the 1930s left to it. It's a house, not a piece of history. New chapters will be written in a now livable space.
It looks like the interior of the house had been gutted prior to them "flipping" the house, so I'm not gonna talk about that, but man the exterior looks so bad. The original features of the house were beautiful, so it's upsetting that those are gone, but they didn't even do a good job with the design. It looks awkward and clunky, and how anyone saw that and then bought it I will never understand.
You people are truly mind boggling... My wife is a designer and she absolutely loved the house and what they did with it. Trendy or not, it's beautiful. For you to say it's straight up ugly makes me think you are the type to put "live laugh love" signs in your kitchen.
@@DeeAy09 No, they turned it into a “ live laugh love” home! All they did was load the house full of disposable trends, ruin the front facade, and destroy the period charm the house had. Really sad.

I could NOT AGREE MORE!!! I like what they did to the Front Exterior, but that is literally it. They soooo have NO TASTE, NO IDEA abt Old House Charm. SAD...Sooooo very SAD.
I so agree! All of the charm is gone in this home. The scale is off in many areas. They totally messed up the front facade. Building the large front porch draws attention to how close it is to the house next door and makes it look way too big for the lot. With porches on the back they didn't need the large porch on the front. The original design shouldn't have been changed so much. It still could have had a larger entryway built, but it needed that extra room and separation where the tree was. The fireplace mantle is too large in scale compared to the small windows on either side. Also, I think that the pendants are a big fail. They looked good online, but this ceiling is too low for them, and the pendants are too large and low-hanging for that island. Hard to believe someone paid that much for this house in one day, but that's crazy Austin for ya! I guess good on them for making a huge profit. Even the house in the back sold for too much in my opinion.
Don't like the board-and-batten siding, don't like the sliding barn doors. I guess I am just really over the whole "Modern Farmhouse" Joanna Gaines thing. I'm probably the only one though, so these were smart choices for this market.

@@EvaKii No, it's not. I'm sorry about the living conditions in Africa, I can only imagine how difficult it must be, but you can't compare both situations. Sometimes it's really hard to think about the return of investment when your mind is clouded by the risks and upfront costs - especially for those with little experience in flipping and selling houses.
I will Never understand WHY people take a historical house, and completely Ruin it by modernizing it beyond recognition! This house is absolutely horrific! Since you wanted a modern house, WHY on earth didn't you buy one to begin with??? Why ruin the historic value of this one????
My question is....they purchased it for 770k....and she said that they'd be selling it for around a million.....after spending 1 million on it....... what's the point of this in general if they'd be losing money on it??
This project hurt my soul... a lot. As someone from socal, I am no stranger to updated victorian or old homes, while maintaining the authenticity. This house is going to be assumed as one that was a new build designed to look old. It would have been fantastic if you guys had kept the original green layout and incorporated a form of 1920's glam to the interior. Separate bathtubs, gold accents, black and white, and some green!! You could still have made it look so sleek and modern, while maintaining the character of the home, and I 100% bet the home would have been worth so much more that way. I hope you guys do something like that next time you get an older home, or even change up the designs in your houses now. You guys do great work, but adding some contrast to your designs would bring in both newer customers and higher bidders.
Ugh. Why did I click on this video knowing it was going to depress me? I wish I could have toured the house when it was built. Imagine the beauty. I bet they owned the land all around it as well. This barely retains any of the original charm. All to make for a few hundred thousand dollars.
In the UK we call these 'park homes', because prefab houses are usually only built in purpose made land shares. They are generally frowned upon because we tend to associate them with nasty, cheap fake looking characterless oversized caravans. I was therefore quite surprised to see a prefab building that I really really liked and that has some genuinely loveable character to it. Imagine my horror then, as I watched it get converted into a nasty cheap fake looking characterless oversized caravan! Wouldn't get 150k for that here. They forgot to put blinds in there. I don’t know about everybody else, but I don’t want the whole neighborhood seeing what I’m doing, if I’m home alone etc. Ladies as a safety measure always close your blinds at night because you don’t know want to attract a peeping Tom or some crazy wacko. Don’t make yourself a victim. Close your blinds at night and have lamps on timers throughout your home that go on and off at various times, so that it appears that someone is home. Another piece of advice is that if you ever have tradesman or delivery people in your home, after they leave always check that all your windows are locked and they haven’t been unlocked.
most new construction homes don't come with blinds... you buy those when you move in. Resale homes generally the previous owners just leave them in there.
I hung cheap vinyl blinds in rental properties sure but when people buy a house they are generally expected to get their own window coverings and they probably want to pick out something they like anyway.
I know you mean good, but don't say "make yourself a victim". Agressors make victims. No one makes themselves a victim. That implies we are responsible for being attacked.
I know this is an older video, but I'd started it a long time ago and finally finished it today. I love how this turned out and if I'd purchased for myself, I'd have loved to keep the additional house as a guest house. The only thing I didn't care for were the linen shades on the pendants in the kitchen. LOVE the shape and the starburst design at the ceiling, just the shades in my opinion are a mistake in a kitchen. Overall, a WIN though.

RIGHT?!?!
I totally understand this perspective, but maybe some old, pretty, classic homes could be restored, and some made over in a modern way like this. I really like modern/contemporary homes, and I really never see them (maybe there's more in Texas, idk), so I don't see the problem with changing some homes to a nice, modern look.
This is a great book with a lot of good construction tips The sheds featured in this book are probably built better than most peoples' homes. ruclips.net/user/postUgkxzaRUJNcbypw-fRBDbqqz43ULIa-1EGP- The author uses only the best materials and methods. It proved to be a great resource for my little 8' x 10' shed project and more 400+ plans. If you are turned off by the flimsy tin and home center kit sheds; if you want a shed that has some character and can be used as an extension of your home; then this book is for you.

Someone paid over a million and a half for a house with a small yard, no privacy and no garage, yikes! Glad you did so well, but the real estate market is truly insane.
Average house price in Auckland here in NZ is well over a million dollars, its insane. Some suburbs you cant get anyhting for under $1.5m.

I swear! They should have just tore it down and started new if they where gonna do all of that
I feel the same way .I'm not saying it's not pretty but the slope of the roof in the front was so precious and that was the one thing they could have left and they didn't .I know the inside was trashed but the roof line could have stayed and I'm sure many more things could have been made the same way as it was .It's just not anything special now because the way it was before made it very special and unique ,what a shame .
Sir your in Arizona. This is Texas. Different laws.
The balance is off
I live in Elgin, IL and we have some of the largest and strictest historic district laws. But that’s okay because our city has some incredible homes from the 1800’s completely preserved. This house was ruined with this renovation
When I saw that thumbnail I just thought that the before looked way better. I'm glad to see most people think the same.
Not me the porch gives it old time charm where you all gather on porch watching stars with the ones you love or early morning coffee or keeping an eye on your daughter kissing boyfriend good night or watching them sit hand in hand on front porch
Completely eviscerated any charm that was original. This is where flipping has gotten us. Glad you two are making great money on these
Breaks my heart to see a nearly 100 year old house turned into just yet another super modern space. Such a rare opportunity for the area wasted!
So cool!
So they didn't ruin the neighborhood like some people here are complaining about?
Thanks for the info.
Not to mention farmhouse And
The open concept is what everybody is buying right now.
The windows would need curtains or shades for privacy too
I hope whoever buys this house doesn’t notice that the doors on the kitchen island don’t lineup, cause I sure did
Lipped tile, paint on fixtures, caulk in window corners, off centered windows/doors, recessed lights not flush, cheap chinese fixtures..

I simply wanna see the house 😂 I love watching these and kinda imagine what would’ve done
Agreed. I don't understand why they didn't at least maintain the beautiful front façade with a new lick of paint.
The hanging lampshade in the kitchen looks like a KKK hood lol

There was nothing historic to preserve. The remodel from the 80's removed all the historical features already and the whole place was just a bland shell.

Flippers buy houses to sell not for historic value, it’s also why I stop watching when some of my favorite architecture homes get flipped.
it' s a house, not a monument 😂 and then it s usa, there are no storic buildings, they always build on old buildings to make new ones
It was already gutted though.

Its lost it charm and original classic character. Now it looks like any other modern house with cheap target item and furniture.
It looks like the interior of the house had been gutted prior to them "flipping" the house, so I'm not gonna talk about that, but man the exterior looks so bad. The original features of the house were beautiful, so it's upsetting that those are gone, but they didn't even do a good job with the design.

It's literally impossible to buy a house in Austin now.
770k was already stupid expensive and now it's even more stupid expensive.
Austin keeps losing it's soul and original charm. The transformation of this house reflects this perfectly.
*deep voice* “But what if I told you, it came with 2 pieces of crap?” Well now... that changes things 😂
lol
I prefer the old exterior over the new one.
The front is so ugly now & the interior is boring, it looks like every other generic interior.
Original Grounds: Garden was integrated into the site and was afforded privacy and intimacy by some beautiful mature trees and lush surrounding planting.
Original House: Facade had a priceless characterful and a unique eclectic porch.
Remodeling: Unfortunately both of these invaluable features were completely ignored and obliterated in favour of what exactly?
The remodelled porch is not an improvement. The landscape is not an improvement.
Going forward it might be an idea to consult with design professionals who understand the inherent qualities a site like this possesses.
Grounds: Landscape architect
House: Architect

Unfortunately, flippers normally want to do what is trendy, so that it sells quickly. There are few that want to painstakingly do the right restorations. My boyfriend and I have been looking at old homes in our area, none of them have had THIS much character ripped away, but many have had way too many updates. Thankfully many of the ones here have historical protections.
Before someone comments that the house was mostly bones before, there are plenty of ways to restore a home to the original style. It could have still had the older charm.
Seen the thumbnail and immediately thought, “Jesus...they ruined it”. I went to the comments expecting a mixed review and to my surprise pretty much everyone agreed. Good to know the majority of Humanity still has visual taste
This is like a crime scene. The victim: character, history, and charm. Capitalism takes no prisoners I guess :|
It's a pinterest addicted mommy blogger bleached out nightmare
I agree with you on the victim status you mentioned, as a history lover it pains me to see architectural historical character washed out like this but I'm not sure what a type of economic system has to do with a person's personal styling choice.
@@suleskos.2743 They're house flippers. They buy up properties and renovate them in a way they think would bring them the most money the fastest. It has literally everything to do with capitalism.
@@joyontheleft that has everything to do with capitalism. Wtf are you on about. Why are you simping these flippers on every comment? They ruin houses.
@@--..__ maybe you responded to the wrong person because I think house flipping is disgusting
@@joyontheleft I invite you to live in a socialist country, you are very silly
Why does this just feel like a rejected HGTV audition pilot episode?
I came here to say exactly this. The guy is trying wayyyy to hard to be cool and I think she's trying to match his energy and it's not coming off authentic at all.
Why are people bothered that they didn't choose to remodel/preserve the house? It was already gutted from the start
It’s not the interior so much (although they did make it all tacky trendy bullshit) it’s that the old exterior was well designed and had character and charm. The new exterior is full of incongruous design (the stone archway is atrocious). It’s not just that they made something ugly, they had to ruin something beautiful in the process
@@beepboopsloane that old ass ugly house was not beautiful
@@Crazyarchfiend you, me and the original commenter agree on this. And the buyers too.
That old house was an ugly outdated thing on the outside and gutted already on the inside where not damaged by pets. It's an improvement with the changes they made.
@@Crazyarchfiend I also agree, I live in an old neighborhood with lots of great old bungalows and I absolutely love old homes. The old exterior of this was not cute, it was in bad shape, and had probably been changed multiple times. I think people in the comments are living in a little bit of a fantasy world about what is sellable… or even what is truly ‘historical’

Pocket doors would have been more desirable than barn doors that belong in barns. Cannot hang pictures on wall with barn doors.
Good point!
More importantly, no light switch plate on the wall, too.
i just can't stand barn doors...
I wish this trend would DIE. They are SO ugly & take up way too much space.
I became skeptical when I saw the mood board. But I didn’t think it would actually turn out so bad on the outside. I have never been more disappointed in a reveal. The home went from such a cute and charming and quirky home to the most generic Magnolia Network all white house ever
OMG…the house was adorable in its original form. Guess they forgot the old adage…if it ain’t broken don’t fix it!! What a shame.
00:21:56 "I like how we kept the roofline...yeah, it's true to the original house" first thing I noticed was that they got rid of the cute swoopy roofline from the historical 1930s home. may she RIP. 😔
I wish I could have toured the house when it was built. Imagine the beauty. I bet they owned the land all around it as well. This barely retains any of the original charm. All to make for a few hundred thousand dollars.
yea... "just" a few hundred thousand dollars. I'm sure you wouldn't do the same if you could.
You really wrecked this cute house. So sad....
Deb here. Nice house. Why would you use linen shades in the kitchen where you cook and things get greasy?
In the UK we call these 'park homes', because prefab houses are usually only built in purpose made land shares. They are generally frowned upon because we tend to associate them with nasty, cheap fake looking characterless oversized caravans. I was therefore quite surprised to see a prefab building that I really really liked and that has some genuinely loveable character to it.
Imagine my horror then, as I watched it get converted into a nasty cheap fake looking characterless oversized caravan! Wouldn't get 150k for that here. The original would probably sell really well though ironically.
If you touch it, the mother wont come back for it. Best comeback line ever. I'm still giggling.
lol
😂😂😂
That was a good one for sure. Quick witted fellow, he is.
Sorry, I prefer the front of the house as it was - no curb appeal on the remodel. Very odd in the neighborhood.
My only complaint is how little the living room space is compared to the kitchen, but the person buying it probably feels like they won the lottery it's so beautiful 😍
Don't know whats up in this comment section, I absolutely love the after! Very modern and clean design.
So many negative complaints on this flip but I think it turned out beautifully. Especially after dealing with termites, fleas, raccoons, prior so called "reno's" etc. The front of the house has such beautiful curb appeal. Great job guys!
Looked so much better and full of character before:(
Correct, they ruined the history of the house. And it looks so NARROW now with no front sweep roofline.
I agree :( it lost nearly, if not all, the charm it had.
I’m 18 and been working all my highschool years on renovations with shitty contractors out of San Antonio. One day I hope to meet Austin Flipsters and work for them even if it’s a painting job
I feel your pain.
After you gain some experience please come back to start a San Antonio flipsters. I’ll wait for you to renovate my properties.
That goes for anybody. Crazies and *burglars* like to scope out the interiors and look for opportunities.
I know you mean good, but don't say "make yourself a victim". Agressors make victims. No one makes themselves a victim. That implies we are responsible for being attacked.
I hate blinds, ugly dust/dirt collectors. Prefer curtains that you can clean.
Overall, a WIN though.
have you ever thought of using high-end European kitchen cabinets? Under the counter cabinets with deep drawers instead of doors? a great touch for comfort - and much easier access to whatever is stored there
The wonderful character of the entrance is gone. So sad.
Liked it much better before!
@@star999nine I think they're refering to the asymetric sloped roof of the porch, it just looks like a cut and shut frankenstein house now with some random stone cladding.
@@star999nine It's a classic 1930s English cottage style roofline. Perfectly cozy and quintessential of its era. If you can't appreciate that, I don't know what to tell you. I've personally dreamed of owning a house with a roofline like that. Houses with the architecture this house has (or had) look like something out of a fairytale.
@@star999nine You're free to hate it, but that does not justify destroying it. If you hate this style, don't buy a house with it. There are plenty of people who do appreciate this style and plenty of houses with more modern rooflines to go around. Also, English cottage style is very in right now and could easily be accomplished in a modern interior remodel. Look up the Pine and Prospect home as an example.
@@star999nine Did I ever tell you you're not allowed to be critical? It's not like I reported your comment for removal. You're allowed to be critical of the OP's opinion, and I'm allowed to respond to that criticism with my own opinion on the house. Isn't that what we're doing here? It's okay to disagree on things.
Anybody else’s Tuesday just get better when they saw that the Austin Flipsters posted?! Mine did 😊
Yesss

I am a flipper and realtor and mortgage broker. I LOVE THIS!!! great job. just found this!!
"hard to believe it's the same house"
"it looks COMPLETELY different"
yeah, and that is absolutely THE PROBLEM with this "renovation".... wow
This house survived since to the 1930s!!
Then you came along and basically rebuilt it from the inside out, which striped this beautiful house from its character and soul

The termite damage "corrected":. It is only pressure treated . Not pesticided treated. Shame on you... Steel works.
Oh no, it looks industrial. Maybe the area market is desperate.

That bathtub joke at the end has me CACKLING😂😂😂
lol watch 'til the end gang! Love it!
I was laughing so hard I cried on the bathtub joke.
I’m a mason from Austin and one thing I’d like to point out is in the entrance retaining wall, use a 6x8 stone instead of regular 4 inch stone since it’ll be bound to start cracking and eventually get a bend. Great house!
