You know what. Maybe this flip didn't make sense from a "profit" standpoint, but your guys did so good and you built a "HOME" for someone to Love. You did Good!
This is a good book. Does provide a step by step introduction to how to build things ruclips.net/user/postUgkxhgbP-6hUnXu_QRaoHgLztgsI0YF3HqR0 , also does offer some steps. Includes pictures to give you ideas for layouts and such. If you are looking for a guide, this is not exactly what you want. But if you are trying to familiarize yourself with the way that pole barn building and other out buildings, are made, then this will work just as you need it to. A few things in this book are a barn (of course), detached garage, storage building, and coops.
I bet the neighbors are really happy you updated it. Sometime these things just stay in a dilapidated state. You guys rock!

@@valerieann2751 A metal roof is waaay more expensive and they've got to put this house back in order so they can sell it. Maybe the buyer could put the metal roof on the house? I think roof materials last 15 years or so.

In Texas, it's pretty common to not use your garage since the only thing that's a concern is heat.

@@Val.Kyrie. after capital gains tax and then being split 2 ways it might approach half of someone’s salary. I think you have to hold a home at least 2 years to avoid the tax, but validate before you take my word for it.
@Felicify admittedly overall they’re doing great. For sure beating my salary. My point was their point. This house didn’t help their average.

@Titts up your ass I probably would have done a creamy white on the brick with that natural wood look for the trim and a red door would have been 🔥. Only way I would have done black in the Texas head is if solar panels were on the house.

Personally I would have run that tile all the way to the ceiling-make it a feature wall. I know it’s a few more bucks but would look so much better
I prepared myself for a sad "we lost our shirt on this one," but $68,000 is a decent profit. Great tile in the kitchen and the hall bath. Kind of a miss with the exterior paint colors. Seems dark and gloomy, plus there's no contrast between the walls and trim.
But did they sell it for that? That was what they asked for it. I would not pay that for that particular home....
$68,000 surely isn't enough for the level of work and coordination that went into this.
It is seriously about a 10% profit. Not great at all.
Thank you for the vote on the previous exterior color scheme. I agree and this isn't the first time. The brick was much nicer off white than dark grey. And no reason for the dark roof. If you really had to have the dark exterior, could have been contrasted nicely with a nearly white roof.

I love watching your videos! I previously did a house flip in Ireland where I am from and It’s so much harder to change the plan of the house due to the fact that all the walls are brick or concrete blocks! With 3 steel beams later, we did it but or profit margin was decreased due to the extra support 🥲Next time I’m going to not hire as many workers and on my weekends off I’ll bite the bullet. I now have the money made from the house to add on to a better house for my next time around!

Questions: 1) Do you do any of the manual work yourselves, and if not now, did you when you started this venture? 2) Now that the Austin RE market is in decline, how will you adjust your business model to meet your profit targets? 3) What is your profit target, and how do you measure it? Like with this one, you spent a year and made the same amount you could have with a much easier flip. I'm interested in the financial objectives for these projects. 4) At the end of each project, do you review the project and decide whether it was a success, a break even or a flop? I think that kind of bottom line analysis would be really helpful to your subscribers. Thanks so much. LOVE your channel.
I bought my first rental recently and still yet to grab my head around the real estate market coming from a background of aerospace engineering. have around $110k in balance. not enough for the 25% down i need for a choice property mortgage. so it's lying around doing nothing in a savings account. don't really wanna get my hands dirty due to my job so I am thinking of buying and flipping or stocks.. maybe REITs
Thinking of it as a small business is a good way to look at it. A lot of my coworkers are similar to you, with degrees in management / engineers / comp sci. A few of them have purchased houses and then moved away. Because our field simply just moves around a lot. Even last month, someone took a higher paying job at Facebook and now has to sell their house, which he's trying to do remotely. my take will be to try something called algorithmic trading. it's a hands off approach to investing in stocks and can get substantially more profitable than RE if you do it right and it's a trending wave now

@@robertlambert1786 it's about translating someone else's trades into your own account. trick is knowing who to mirror. i've had bad luck doing it with some etoro traders and stayed in the red. these days I've stuck with Josephine Guevara Laporte. she seems to know what she's doing seeing as my account has done some ten percent in growth monthly. been with her for over two years now and have not seen any reason to complain. would highly recommend her to you

That black exterior looks sleek, but black absorbs heat and in 100f+ heat, that AC is going to work harder and cost more.
Yeah, the black is nice, but I’m definitely not a huge fan of it. Gonna be super hard to paint over in the future, and like you said, it’s gonna be super hot because the black absorbs sun.

For staging, close the toilet lid! Looks so crass with it up.
The exterior colours are popular up here in Alberta, though, the trim is usually black.

Yikes, I couldn't imagine spending over $300k for a shell of a house and then that again for fitting it out + it taking a year to do so. You guys have perseverance! Great episode though, loved the transformation. Perfect house for multi-generational living too, with the two master suites.
I was astounded by the cost of the renovation, I was thinking it would be under $200k. And then I was amazed that they sold the house for over $700k and made a profit! These guys sure know what they are doing and what the real estate market in Austin is like.
@@caseyflorida Tech companies moved to Austin in between. That’s why they made a profit. If they had waited a year and sold the house as-is, they would have made the same profit.

That kitchen backsplash was too much, in a bad way. And I like bold. Not afraid to paint my whole living room a bright color that I want to go with my home theme. Or wallpaper. But that tile made my eyes cross. Also not crazy about the exterior color. Black on black in my opinion is too heavy even though it is a big house. I think a cooler color would have been better. After all you are in Texas and in the southern part of the state.
But you do you. According to some of the comments below there were people who liked both options.

Bold tile choices and no garage equates to cutting your buyer numbers in half.
Way too dark in the heat of Texas. And you missed out on using those beams sticking out of the roof line to bring the eye up and accent the midcentury-modern style.
The purchase price was for the lot. This thing looks like it needed to be scraped off the lot and start over...or at least blow the roof off and get a second story out of it and restore the garage.
Agree a roughly 10% profit doesn't cut it for the amount of time, effort and coordination required. Still beats a 10% loss.

Seriously amazing transformation! 🤯 To everyone criticizing the exterior color, this is actually a very common exterior color scheme in Austin with new builds, particularly on the east side. The builders who commonly use it are called M83 or something, trust me they’re everywhere. (My fav example is in the pleasant valley/12th st area you’ll know it when you see it it looks like a magazine🤩) Question for you, why not cut into the garage bedroom more to create a larger bathroom? Or why not convert back to a garage? Or or, why not create a carport? There’s a lovely neighborhood at the corner or Aldwyche and Lightsey that has homes in a similar mix of dark exteriors with carports and it looks like they are done really well.
The inside is OK, The outside looks like a place where you'd meet Freddie Krueger. Gruesome.

He's right about baking for a wafting smell. When I was selling my house, I purposely bake some apple-walnut muffins because they always smelled wonderful. The first couple's first words were "Oh, it's smells so good in here!", and they eventually did buy the house.

Man those margins were rough. That was a high purchase price and Reno, thought that would be about $200k. Last time I did a Reno was early last March in Dallas, so those look crazy.. it’s tough for investors, especially in Austin,
I love everything you did on the inside! The tile is beautiful! I really hate how garage conversions look from the outside. I wonder if you could add brick, where the doors used to be, to make it look seamless. Personally, I'd miss having a garage, so I wonder if it would have cost less to convert it back to a garage. Spending less on the remodel and getting less for the house because you lose a bedroom and bathroom might be a wash. I think the outside definitely needed to be painted, but I'm not crazy about the dark colors. Maybe if the roofline and accents were white, it would balance it out. I'm sure the new owners will love the property and I'll bet the neighbors are so pleased to have that eyesore updated and breathing new life into the neighborhood! Nice work!!

So, my 2 cent professional opinion.. The exterior columns are too thin. I would suggest wrapping them to give a more substantial feel to them.. Other than that, Love just about all your flips!!!

Can you show more of the construction process in your videos? I wish you could have shown the process of filling the concrete dug put for the plumbing and the raising of the floor in the garage. I’m from New York State where we have wood framed houses with basements and I find the concrete slabs really interesting and I’m curious to learn more about the process!
I’m not sure I’d like the patterned kitchen tile after moving in. A white tile and go all the way up the walls might work better for more potential buyers...(opinion).
As an Interior Designer, I would have suggested: (1) taller cabinets, run all the way to the ceiling, as the upper shelves could be used for storage of those seldom used (but important) trays, bowls, etc.; (2) eliminate the patterned tile and use a soft dove gray subway tile from countertop to ceiling; (3) use the same dove gray color for the island cabinet color to create a unified theme; (4) use a microwave oven hood above the range, as the current wall-mounted microwave is oddly placed, lacks visual balance in its current location, and it is incorrectly mounted to hang lower than the adjoining cabinet; (5) the island light fixtures do not complement a single design element in the room, neither in shape nor metal finish. It would have been an extra bonus if you had installed a counter-depth refrigerator, allowing for a shallower cabinet above. This creates a more spacious floor area between the fridge and the island. A ceiling-height cabinet above the fridge would also provide extra storage.

Those poor palm trees though - palms should never be trimmed that much - it makes it so hard on the tree itself, and reduces its ability to withstand storms.
You should put a cardboard fridge! And a demo TV as they have in Ikea. In Europe some of the more bulky pieces of furniture like a bed are just constructed out of cardboard and then covered with a blanket. This way you don't need to haul big heavy or expensive pieces into the house to demonstrate how you'd decorate it.

I am not a fan of the outside colour but I LOVE the ones you chose inside. When I see videos like this, people tend to get dark wood and dark everything, it makes me cringe so much...

Michigander living in Texas...it boggles my mind how many Texans don't park in their garage or have (poorly) converted it into more living space.
I'm not crazy about the color scheme outside or all the wacky tile, and I would definitely have went with a backyard deck.. but obviously it's all a vast imporvment from the start.

It's definitely a lot better than it's dilapidated condition but I personally feel they dropped the ball on the outside pillars, they're so skimpy & not in proportion to the house plus there needed to be a contrast color on the outside. Even though I really like the modern dark color, there should've been a statement pop of color on the front door or something? And lastly the footprint of the master bedroom is entirely too big compared to that teeny tiny bathroom! They should've taken a couple feet from the bedroom and did amazing walk in closet & master bath that fit with the size of that bedroom. I liked everything else.
Oh wow! That cost a lot of money in a first place for such a bad house ! It turned out great though! It is so weird that you guys think 1958 house is old haha! I live in the UK and I have lived in houses that were from 19th century and still were not considered old or historic haha!
This always gets me- no house here is old unless it's at least 100 years +. I've never lived in a house less than 70 years old!
The US tends to use lower quality materials that don’t last as long, hence “old”

The uneven distribution of wealth in the US has gotten WAY out of hand. Part of the problem is the greedy & underhanded practice of "house flipping". This is one of the reasons many hard-working Americans are precluded from being able to afford their own home. The only fair & equitable way for the Government to 'repair' home ownership & make it more attainable, would be to put a limit on how many residential properties that one person can own, at any one time. The limit should be two. Ideally this would allow individual owners to have a home & vacation property. The capitalistic idea of buying properties at a low price, fixing them up, then gouging home buyers by selling them at an inflated amount$. House Flippers are also notorious for taking advantage of distressed homeowners who HAVE to sell or were unable to keep up on their home maintenance. Granted there may be some actual work done by the "flipper", but for all intense & purposes, it a case of obtaining money without actually earning it. This is not fair to working-class people, especially if they are on a fixed income. Everyone should be able to attain the quintessential "American Dream". Another way to put it would be to say we ALL deserve a piece of the "pie", but NOT more than two slices.

The dark paint looks awesome on the outside but some shades of white or light gray mixed in there would’ve looked pretty cool too in my opinion. Great job y’all
You would need a full on ladder to reach the upper cabinets if the went to the ceiling.
