I personally love those "cage" door and windows. For me, its a good way to have the window/door open to let the wind and light in while keeping out any wild animals and other uninvited guests.
I was thinking it was part of the design...but they do seem to cheap out more than other flippers. For the price they ask I would want some high end finishes, a garage, basement and a well landscaped backyard
I can’t believe you bought that for 425,000 in ROUND ROCK! I work there as a teacher. It used to be a standard suburb. Now people are being priced out left and right. It’s sad.
14:28 For corners in a kitchen I like to put in 'lazy Susan's cabinets top and bottom. It helps maximize space and functionality. That's just me though. Keep on flipping.
Did you mix up the stove with another one? The one shown in the "before/walkthrough" was a glass top, (check 4:41 in video) the "after" was a gas with nice grates...totally different stove.
Yup Was weird out thinking I was imagining the swap. before it was an electric glass top with the buttons on the back band and next it is a Gaz stove with the buttons on the front band. -_-' just say you switch stove man.
I love how the outside turned out. Crazy weird that you have a electrical outlet right behind the kitchen sink. And there should be a white veneer on the end cabinet above the fridge not wood showing.
I think they left the wood color exposed since the floating shelves are that color. And the outlet above the sink definitely seems like it should have been deleted, doesn't even look like the outlets on either side of the sink are GFI which they should be for code.
The curb appeal and back porch look great. Love the red door; the painted brick and deep gray garage door are a MAJOR improvement. And I love the pattern and pergola on the back porch. Beautiful job on this house.

Always mocking the iron bars but in the country where I live its a good thing to have. love your flips keep doing what your doing. Your videos inspire.
It's better to be actually protected than relying on some security system to call the police, even if it takes 5 minutes for them to arrive, you could be dead by then. The bars - it'll take a while to cut through, definitely will give you more time.
Why are there plug sockets behind the sink?! That's an accident waiting to happen. Not sure about the brown cabinet end panels in the kitchen. Once the fridge is in you'll only see the one up top, it would drive me mad seeing that every time I walked in. Or was this just unfinished?
It seems the previous owner was burglarized. If you've ever had a stranger break into your home and steal your great grandmother's earrings you may feel paranoid.
I agree, if you have someone breaking in, an alarm and a call to the cops is not enough, atleast in my country. The bars are preventive, an alarm is a remedy.
Pause at 18:36. There's huge drips of grout behind the sink faucet. You can also see that no one smoothed out the caulking between the counter and the backsplash; it looks like they were piping buttercream around the base of a cake. Also, why didn't you paint the cupboards white where the sides facing the dinning room show? I get the lowers will be hidden by the fridge, but that upper is going to stand out.
Recent scientific studies (see recent CBC reporting) show that gas stoves are more dangerous w.r.t. indoor air quality than previously thought. Also, they continue to emit greenhouse gases even when not in use. Many chefs are switching to induction cooktops for these reasons.
Everything looks great! The staging crew does a wonderful job. Red front doors aren’t as popular as they once were, however, I doubt that would be a deal breaker for anyone. The exterior looks really good and much improved even with the red door. 👍
You guys live in hottest housing market in the nation and have the benefit of playing it safe with some of these rehabs. Really feel you could have done more with this project given the size of the home without need for any structural changes. Should have carried the kitchen tile backsplash all the way up to make a big statement. Could’ve swapped the front window for a picture window to elevate the curb appeal. Would like to have seen an accent wall somewhere. And you definitely should have added more to the landscaping budget.
There are many things they could have done to make the house look prettier, but at the end of the day, flippers want to make money, not to build the house of their dreams... All those things you mentioned are great, but they cost money and don't increase the value. Experienced flippers know how to focus on the features that really sell and raise the value of the house. Plus, there are things that buyers can add themselves to personalize their new home.
Definitely right to lose the kitchen pillar but they could have reused and reconfigured the existing cabinets, especially as the new cabinets are pretty much using the same dated layout - deep wide drawers are what people want these days. Also the single wood side of upper cabinets will be the only section like that once fridge is in place so will look odd. That needs to have a white end panel. Not keen on the Boho styling, it makes a small space look very cluttered. And no Boho devotee would want a red front door! I preferred the existing brick - why paint it and create an ongoing maintence cost?
Yes, that white is going to look so dingy towards the base. Homeowners will have to constantly be power washing it, and if it wasn't a good paint job, it'll chip.
I love how she said 'mix it up with a black fan' in one of the bedrooms and my thought was that they put black fans in ALL THE HOUSES so not sure where the mix it up part plays in. Too funny! The previous color they were stuck on was gray and now its black and white. I like both but gray is more appealing to fit in with buyers own furnishings.
I think the biggest thing that I don’t think it’s very true is the renovation cost. In my old house that was the exact same as this house three bedrooms two bathrooms 1500 ft.² I got a bid to remodel the master bathroom attaching it to the master closet and then remodeling the washer and dryer room which was the entryway from the garage. You know that weird room that had two doors in at one to go in the garage another to go into the house. $30,000
I always think that when the cabinets are good but fail to meet the ceiling, just move them up, and place an open shelves below, and repaint. That reduces a lot of costs while adding usefulness and making the room look fresh. Removing popcorn texture is always a good move. It makes the ceilings look 4" higher, minimum and improves light in the room. The new mirrors in the bath are only for people of tall stature. Exterior definitely looks better on this one. Would have had the door match the garage. Like the dressed up patio. The tile in the kitchen should have gone to the ceiling. It would improve the dishwasher experience. The master bath needed a window.
@@chocolateearrings Pretty sure they could have easily reused the cabinets. Do agree about removing the tile. And the other flooring was so so. Not sure they had to go to the degree 9f expense they did to increase resale $$$ .
Whit ceiling fans blend in and do not compete with the room decor. Other colors/ types of fans are always the first thing you notice.i like to design with white ones since the rest of the room cost more.

I found Lauren to be a little passive aggressive with the partners not wanting to be on camera… I mean, not everyone wants to be recognized over the internet. Overall, I like the way this flip came out.
Especially with shoddy construction. Pause at 18:36. You can see drips of grout and no one smoothed the caulk. If that's the work on the surface, the work they're willing to let you see, then there's also shoddy work going into laying new floors, new electrical, plumbing, etc.
Why do you guys not like bathtubs in the primary bedroom? I just dont understand. Do you never have a relaxing bath after a long hard day at work? If adults want a bath, they have to go to the kids bathroom? How does that make sense?
This is a bit of a sensitive topic, but have you ever bought a house with a neighboring hoarder/overly messy property? If so, did you do anything about it to protect the value of your property? For example, offer them use of your dumpster, free landscaping, etc.
Bunch of mistakes made with this property. Bought it for too much to begin with. Spent too much to fix it. Did nothing to add value.. Investing half a mil into the house that *might* make you 50k or even less is crazy. And they didn’t even mention money cost. I doubt that person put 500k in cash. Probably was 25-30k to borrow money for this house. Your partner barely breaks even on this house.
So now that the style is heading towards less open concept more defined spaces - are you guys going to switch it up or keep going with the open concept for a while? I def agree this one looks better open concept though!! Haha
Looks great. But the stove was replaced with a different stove. The new one that was already there was electric, and they replaced it with a new gas stove, which means they also ran gas to the kitchen. Why not admit it? Why make a big deal of a free new stove when they got rid of it?
