    The house sold for $1,869,000 and was purchased for $1,050,000. Approx. $400k in renovations, let's add another $150k in closing/soft costs. You're looking at around $269,000 profit, not bad for a 2 month turnover. Keep up the good work!

    Just my two cents: The renovation definitely looks way better than the previous style of the house. However, I would have spent more money on making the main bedroom more appealing. For instance, the bedroom has four doors: two for the closets, one for the main bath, and the entry door. This gives me the appearance of walking into a maze. In addition to that, you do not have a designated space for a dresser with a TV if the client wants to do that. The wood accents in the FR and KIT make it very appealing and create really nice focus points.

      ​@ivanhuertadelavega3724 That was my same thought. I think the biggest issue was that each of the 4 doors was a slightly different design, which drew more attention to them. When all the attention should be on the wood accent wall which sells the look of the room.
      Having the private master bath aswell as his and her closests is a huge value add though. So in this case my thought would be going with a very clean uniform design on all doors and then using pocket doors for bathroom and the smaller closet.
      You keep the attention on the accent wall, maintain the floor plan, and retain as much wall space as possible for dressers or a TV.

    Sick bro. Nice work. If you were going for a modern house, the main thing I’d change is the shaker cabinets, interior doors, and barn doors. That just screams developer contemporary to me.

    i usually love home flipping video. But something is really a foot with this dude. He seems more invested in the profit that he'll make rather than making a house fit for a family or something more focus for the future home buyer. He seems like the poster boy for all the problems in housing market right now.

      Yeah, very little interior design finesse and more on the 2m selling price. Hopefully the new owner does the house justice. Wood accents became excessive.

      Just trying to add value and give the market what they are asking for. You'd be surprised how many people prefer a modern home in my area. The reason I highlighted the money side of it is to show anybody looking to get into what I do that it's possible. The homebuyer loved the property and is in the hands of a beautiful family!

      @@aliaholloway32 where would the tub go though 😫 there was only the master bathroom upstairs, kids rooms shared with the parents so I had to build another bathroom. Wooden deck off the slider would be great. But it would take an extra $10k-$20k off the profit, and probably wouldn’t have increased the price it would sell for.

    There's something about the American building style that seems really cheap when compared to European buildings. Usually, curbless showers are state of the art. The toilets have a cistern that is hidden inside the wall and the toilet itself is wall hung. American windows are also in no way comparable to European ones.
    Another thing is the build quality. Two examples: The back facade is really badly done. That itself is not very problematic but it really stands out with the lighting (23:55). The grout lines in the bathroom also look very unregular (23:27).

    Your editing of the final product is the best I’ve seen by far! The only thing I would do differently is tone down the wood slat walls. They are beautiful but should be used sparingly to make a statement. Like in the primary instead of slats maybe do tufted on the wall the bed would be up against. Just a small thing. Beautiful project though!!!!

    So much square space, so expansive but nowhere to put your coats or shoes down at the entry door. I get the openspace concept but an entryway is important to me for closet space of course but also to keep stranger to know your whole private place at first glance and also for the cold or heat to not invade your home everytime you open the door. So as nice this house be, it would have been a No for me right from the door.

    It seems like you’re really focused on profit more than quality, but I would definitely put a little money into hiring a designer. This place is a hodgepodge of styles, you have mid-century mixed in with modern farmhouse, mixed in with shabby chic mixed with contemporary mixed with Spanish. It’s nuts
    Just because it’s expensive doesn’t mean it’s luxury. Looks like you purchased everything from Wayfair and Home Depot. Those tacky sliding bar doors don’t make any sense when you have contemporary styling, also exposed hinges, off the shelf, doorways and moldings. This is entry-level on an expensive home.
    But needless to say you made money so congrats on that. but the market definitely agrees with me if it’s sold for 1.8 when you were hoping for 2.3. If you use actual high-quality luxury building techniques and components and fittings, you probably could’ve pulled it off.

    Only thing I would change is no grass in the back. Full patio cover and add trees around fences for privacy. But what was forgotten for 20k, ac, roof?

      If interest rates are very high and (in the case of a mortgage) the borrower doesn't plan to keep the home for long, a balloon loan could make sense.

    2 mill for a house with a small master bed room with no walk in closet and small bathroom, and small bedrooms also with small closets, really small backyard that has a pool that takes up all the space, No back porch or front porch, house is almost touching the neighbors house damn. How in the world is it even worth that much ? 2 mill should come with 2 acres minimum.

    Number 1: Modern looks cheap even tho materials are expensive but prices are ripoff.
    Number 2: the house still right up against your neighbours therefore there’s no space and privacy:
    Number :3 there’s no security gates.
    To me a Million dollar house would look like your typical mansion that has all that old grand character.
    But other than that it’s really nice, very simple and should be easy to keep clean and maintain.
