- Renovating a house takes years of experience to do it right and in today's video I show you exactly how I completely transformed this house and sold it for a huge profit!
The floor plan was completely closed in the living room and kitchen so we knocked down the wall separating the rooms and created a beautiful open floor plan. Each room was outdated so we remodeled each part of the house to have a modern feel to it. One of the biggest issues we faced was only having 1 bathroom upstairs that everyone shared that only the master bedroom had access to. We got creative and took some closet space to create another bathroom that both guest bedrooms have access to. Another issue was the master bedroom only had 1 closet. In order to get top dollar for your property you need a his and hers and that's exactly what we did.

Sick bro. Nice work. If you were going for a modern house, the main thing I’d change is the shaker cabinets, interior doors, and barn doors. That just screams developer contemporary to me.

Just my two cents: The renovation definitely looks way better than the previous style of the house. However, I would have spent more money on making the main bedroom more appealing. For instance, the bedroom has four doors: two for the closets, one for the main bath, and the entry door. This gives me the appearance of walking into a maze. In addition to that, you do not have a designated space for a dresser with a TV if the client wants to do that. The wood accents in the FR and KIT make it very appealing and create really nice focus points.

@ivanhuertadelavega3724 That was my same thought. I think the biggest issue was that each of the 4 doors was a slightly different design, which drew more attention to them. When all the attention should be on the wood accent wall which sells the look of the room.
Having the private master bath aswell as his and her closests is a huge value add though. So in this case my thought would be going with a very clean uniform design on all doors and then using pocket doors for bathroom and the smaller closet.
You keep the attention on the accent wall, maintain the floor plan, and retain as much wall space as possible for dressers or a TV.

i usually love home flipping video. But something is really a foot with this dude. He seems more invested in the profit that he'll make rather than making a house fit for a family or something more focus for the future home buyer. He seems like the poster boy for all the problems in housing market right now.
Yeah, very little interior design finesse and more on the 2m selling price. Hopefully the new owner does the house justice. Wood accents became excessive.

Just trying to add value and give the market what they are asking for. You'd be surprised how many people prefer a modern home in my area. The reason I highlighted the money side of it is to show anybody looking to get into what I do that it's possible. The homebuyer loved the property and is in the hands of a beautiful family!

Only thing I would change is no grass in the back. Full patio cover and add trees around fences for privacy. But what was forgotten for 20k, ac, roof?

So much square space, so expansive but nowhere to put your coats or shoes down at the entry door. I get the openspace concept but an entryway is important to me for closet space of course but also to keep stranger to know your whole private place at first glance and also for the cold or heat to not invade your home everytime you open the door. So as nice this house be, it would have been a No for me right from the door.

There's something about the American building style that seems really cheap when compared to European buildings. Usually, curbless showers are state of the art. The toilets have a cistern that is hidden inside the wall and the toilet itself is wall hung. American windows are also in no way comparable to European ones.
Another thing is the build quality. Two examples: The back facade is really badly done. That itself is not very problematic but it really stands out with the lighting (23:55). The grout lines in the bathroom also look very unregular (23:27).

Nice renovation except for the ugly driveway with grass. That’s a horrible design.
Also, you should have had a small cement patio as you step out the doors. If the turf is wet you would not want to walk directly onto the turf.
Next, barn doors are out. They look cheesy and so does the slats on the wall.
Bad decision.
Last of all you have black front doors and black doors in the family room, but white sliding doors in the dining room. It stands out like a sore thumb.

I agree with all of this except the slats. I like the slats. But I absolutely hate sliding barn doors. It’s like putting a sheet over your door way. But this house will sell and he will make huge profits because people don’t have any taste.

Less modern and more traditional. Modern is too sterile for such a house and neighborhood. I like the leveling of the floor but open layout does not fit the house.
The light fixtures inside and out screams trying hard.
