I bought an apartment in Oliva, Valencia in 2019. When my wife and I were signing the contracts were issued NIE's, I was also informed that the NIE was only good for the purchase.

You can’t both the NIE and your resident card needs to be done personally
Isn't it called TIE for Brits now? Not sure as Im an EU citizen. Not even sure what the T stands for 😆

Also important to remember that Spain can be quite confusing with documentation processes and requiring one document to obtain the next.
For example needing the Empadronamiento for a NIE, needing the NIE for a número de Seguridad Social, and needing the número de Seguridad Social for your Empadronamiento 😂
