नमस्कार सर सोसायटीतील माहिती छान दिली आपण जी माहिती देतांना टेबलवर जे भारताचे अशोक स्तंभ आपण उभा ठेवलेला आपल्या उजव्या बाजूस आहे तो शक्य तो सनदी अधिकारीच वापरू शकतात आपण जर सनदी लेखापाल, पदाधिकारी हे वापरू शकते .माझी ही माहिती आहे.
Sir,in our society the builder took advance maintenance of 2 years from each flat .But at the time of handover it observed that the builder doesn't give enough balance payment to society.Hence for smooth functioning of society committee started maintenance.But some people said that we have an 24 month agreement with builder we will not pay after finishing of 24 months only

जर सभासद सभेला हजर नाही म्हणुन आम्ही निर्णय घेतले परंतु सभासद हा सभेला हजर राहुन सुद्धा त्याचे मत ग्राह्य धरले जात नाही ,लेखी उत्तर मागुनही दिली जात नाही फक्त देखभाल खर्च द्या बाकि सगळ आमच्या मनाप्रमाणे आम्ही करु ,आॅडिट रिपोर्ट प्रत दिली जात नाही
Sir, you said the draft munutes to be circulated wthinh 3 months but in one case the "State reddressal dispute Commission" observed the bye-laws required the draft minutes to be circulated within 15 days. The members of the society may communicate to the Seccretary of the society , their observation, if any, on the draft munutes within 15 days of the date of their circulation and finalise within three months of the general body meeting .

Dear sir I am not the member of the Housing society where as my wife and son are members and owner of the shops in the cooperative housing society,Last year both of them did not find time to attend the AGM,I being the father and Husband was given written consent to attend meeting .At the time of meeting I was permitted to attend the meeting but was allowed to take part in any discussion and the chairman gave me an endorsement that I am not allowed to speak.Sir is there any such provision under the By laws or Housing society act...pl

Sir, suppose the AGM was conducted on 26th December 2021. So as per the bye laws the committee has 3 months to circulate the minutes of meeting of the AGM, which is approximately 26th March 2022. But we have our society MC elections on 5 Feb 2022. So who will be now responsible to circulate the MOM of the present committee is not selected in the elections ?

सर नमस्कार सर सोसायटीमध्ये एकुण २०८ सभासद आहेत तर एजीएम ला एकुण गणपु्र्ती साठी किती सभासद संख्या असायला पाहिजेत. एकुण सभासदांच्या २/३ किंवा २० जे कमी असतील . म्हणजे एखादा काम एक ते दिड कोटीचा असेल तो फक्त ऊपस्थित २० सभासदापैकीच घेवु शकतील काय? आणि तो फुल गणपु्र्ती ने ठरवुन ठराव पास करुन ते २०८ सभासदांना बंधनकारक असेल काय कृपया गाईड करावे

As per coop act, maintenance is collected for common amenities, so whether flat is big or small, all residents/members using the common amenities at same level, so maintenance also should be the same

सोसायटीच्या सेक्रेटरी याला आंधरात ठेऊन किंवा त्याला काहीही माहिती न देता चेअरमन स्वतःचे सहिने सभा घेत असून तो इतरांच्या दबावाखाली सभा घेत असून त्या सभेला कमिटी शिवाय कोणीही सभासद हजर नाही तर त्या सभेला किती महत्व.
सर नमस्कार आमच्या सोसायटीने AGM सोसायटी मधील जे सभासद अनुपस्थित राहतील त्यांनी 500 रुपये पेनल्टी सोसायटीला द्यावी असा नियम केला आहे. माझा फ्लॅट मी रेंटनी दिला असून मी बाहेरगावी लांब राहत असल्यामुळे सभेला उपस्थीत राहू शकत नाही मी सोसायटीला तसे कळवून सुद्धा माझे म्हणणे ऐकून न घेता माझ्यावर 500 रुपये पेनल्टी आकारली आहे. ही आकारणी योग्य आहे का हे नियमाला अनुसरून आहे का आपण योग्य मार्गदर्शन करावे ही विनंती.

सर दोष दुरुस्ती अहवाल एजीएम मध्ये वाचून दाखवला नाही तर संचालक निवडणूकीस पात्र राहत नाही..

सभासदा च्या मृत्यू नंतर त्याच्या दोन नाॕमिनिज पैकी एकाचा मृत्यू झाला आहे दुसरा नाॕमिनी सभासद होण्याची प्रक्रिया पूर्ण न करता AGM मध्ये बसू शकतो का?

सर सोसायटीमध्ये एकुण २०८ सभासद आहेत तर एजीएम ला एकुण गणपु्र्ती साठी किती सभासद संख्या असायला पाहिजेत. एकुण सभासदांच्या २/३ किंवा २० जे कमी असतील . म्हणजे एखादा काम एक ते दिड कोटीचा असेल तो फक्त ऊपस्थित २० सभासदापैकीच घेवु शकतील काय? आणि तो फुल गणपु्र्ती ने ठरवुन ठराव पास करुन ते २०८ सभासदांना बंधनकारक असेल काय कृपया गाईड करावे

सर नमस्कार आमच्या सोसायटीने AGM सोसायटी मधील जे सभासद अनुपस्थित राहतील त्यांनी 500 रुपये पेनल्टी सोसायटीला द्यावी असा नियम केला आहे. माझा फ्लॅट मी रेंटनी दिला असून मी बाहेरगावी लांब राहत असल्यामुळे सभेला उपस्थीत राहू शकत नाही मी सोसायटीला तसे कळवून सुद्धा माझे म्हणणे ऐकून न घेता माझ्यावर 500 रुपये पेनल्टी आकारली आहे. ही आकारणी योग्य आहे का हे नियमाला अनुसरून आहे का आपण योग्य मार्गदर्शन करावे ही विनंती.
