    I grew up in Kansas City & Raytown (suburb) although born in Lincoln, NE. Having been in every major city in the USA because of my profession, KC's superlative road transportation is next to none. For example, Kansas City International airport is located 30 some miles to the north but it never took longer than 30-40 minutes to reach almost all areas of the metro. I believe this is why that people choose to live further out since the commutes to downtown where they may work are not excessive. (What metropolis in the USA with 500+ million populations can equal this?)
    I now live 90 miles north of Seattle and judging how long it would take to travel to this failing city is a crap shoot which is why I haven't been there for decades . KC made good decisions on how to manage population growth, Seattle and most West and East Coast cities have not which is why they are starting to experience declines in population (misdirected priorities such as decriminalizing crimes but not funding critical infrastructure?).
    An honorable mention would be the Dallas-Fort Worth region which has similarly planned ahead for urban/suburban growth.

    Where would Lee's Summit fall on this list? I have lived in LS my whole life, and love it. DTLS is amazing.

      Thank you for asking! Using these metrics, Lee's Summit has appreciated 5.1% from 2023 to 2024 which would make it 14th on this list. However, it has to be emphasized that this list isn't a definitive "best place to live in KC," but more of a "areas that have gone up the most from 2023 to 2024 in KC."

    I lived in Kansas City MO from '86 to 1996. I didn't realize how affordable it was until I moved to Denver....A house that sells for $180,000 in KC would go for $725000 in Denver Colorado...KC residents are fortunate since you dont have the influx of people moving to Colorado from California, Texas and Florida... That is why we are in the top 4 cities with the highest real estate prices...

      Yeah, there are not nearly as many people moving here compared to other places. However, I think that as prices continue to rise in other areas of America, people will start coming here en masse, don't you?

    I switched from Midtown renter to homeowner in 2020. The flip and development of the Downtown/plaza corridor priced me out of that marked for my first home. I wanted to get ahead of growth and sprawl, and up north was too far from work for me. So, I settled in KCMO...just before Raytown. I like the spaciousness, quiet, and privacy. It's 15 minutes from everywhere but has a touch of rural greenery. I still need to learn more about area options, since I moved in winter and during the Pandemic...

      @@LivingInKansasCity-JaylennWong East of Swope. No, I'm making improvements. The area is nice and quiet, though I miss the non-chain elements of Midtown, and people were more social there.

    One quick tip about the term Shawnee Mission. It stems from the literal Christian mission that was serving the Shawnee tribe and that is actually at about 51st and mission Road in very close proximity to the Plaza. The Shawnee Mission School District includes places like Mission Hills and Prairie Village as well. So Shawnee Mission is a pretty big swap of Johnson County as opposed to only being a mashup of the cities of Shawnee and Mission.

      With this list, it is tracking how property values have gone up or down compared to last year. It's not a definitive list.

    Love your videos. We love KC and moved here a few years ago. What do you think of St Joseph for the average small time real estate investor?

      Thanks for commenting! I think that St. Joe CAN cash flow, but it would depend on your goals. Are you wanting to flip? Buy and hold? Something else?

      @@LivingInKansasCity-JaylennWong Right now, the goal is to buy and hold with ultimately goal of replacing my income. I see people who want rentals and measure their deal by the “1% rule” or getting as close to 1% as they can (3/4 of a percent rule). In st Joe I was able to get over 2% on my first deal and I’m working on another deal right now. I don’t think st Joseph has much market appreciation, but high cash flow and low barrier to enter (home prices) has been good for me- An average guy trying his hand in real estate investing.

      @@LivingInKansasCity-JaylennWong yes I’m small time and have one duplex that is completely rented out. Working on another duplex deal up there that has an open side. If all goes well I hope to clean up and paint the open side and increase what it was previously being rented for . That combined with the existing rents on the other side i hope to collect gross rents roughly 2% of my all in costs.

      @@roywalker270 I have found that in KCK you can sometimes find rentals near the 1% rule. However, I've never seen 2%. That's incredible! Do you live up there as well?

    I have a friend who grew up and lives in Lansing/Leavenworth. That's a pocket of loyal locals...they make the most of things and are quite friendly. She'll be excited about the stats, but maybe not surprised...

      @@LivingInKansasCity-JaylennWong So many people focus on JoCo and The Plaza, etc...but there are some good blue collar areas with a strong sense of community.

      Bought a house in Lansing in 2002 and can vouch for the equity I now have in that place, and Lansing is a much better place to live than Leavenworth. Schools are better as well.

    I live outside of Lawson which is northeast of the metro but great prices and one of the best school districts. Its 15 north eat of Kearney.

    I think your reasoning make for a good sellers market. If it went up by a large percentage already you are paying more as a buyer. If it keeps going up at these rates you are going to pay more in taxes each year.

    While these areas are great to live in, I suggest buyers thoroughly research taxes when looking for a home in your listed cities.

    Don't tell people about smithville. It's supposed to be a small town and it's grown way too much. People move there from the city to enjoy the "small town feel" then complain about people having chickens. Just stay in the metro and live near the city

    I live in AZ & have since 1991 except for 5 yrs in the Dallas area. I can tell you TX Mexican food is awful compared to AZ. TexMex isn't real Mexican food IMO. BUT I'm a KC,.MO native & I do remember some good Mexican food. The family restaurants are the best, like Italian restaurants. My dad grew up in Kearney, I had 2 aunts who lived in Liberty, & my ex- & I had 5 acres just east of Liberty near Gladstone. We were living in KC city limits, but was zoned rural. Now it's all built up. I grew up in Parkville fom age 2 until 18 on Main St. My dad taught at Park College for 25 yrs. It was the best place to grow up!!! My parents bought a house on Main St for $30,000 in 1962. It recently sold for close to $500,000!!!!

    I was also going to ask about Lees Summit, but as you stated in your comments, your metrics are using appreciation, which doesn't necessarily equal 'best places', otherwise Lees Summit, Overland Park, etc would have made the list. I kept waiting for you to mention Overland Park and LS, then realized you are using home price appreciation. My suggestion would be to change the name of your video as it is missleading. When taking into account schools, job growth, crime rate, quality of life i.e. the holoistic picture, I think your list of best places would be different. As a possible future investor in the KC area, the video provided little value to me, but still a good video as I lived in OP from 1982-2002, and used to work in Leavenworth back in the mid 90's.

      Thanks for the feedback! I will think about that for future videos. Contextually, the reason I did it this way was to avoid any accusations of "steering" as a real estate agent. You would be surprised at how easy it is to file a fair housing violation on an agent. I want to make sure that I have objective data that I can point to, or a list with objective data that I can go off of in order to cover myself.

    False description of the video content sir.
    Smithville is most decidedly not Kansas City.
    Do you want to know why living in Smithville seems like living in a small town?
    It's because when you live in Smithville you are in fact living in a small town, separated from the big city problems. It literally is exactly like living in a small town, because it is a small town.
    Kearney is like 40 miles ourside the nearest KCMO city limit. So is Leavenworth KS, at least an hour drive from Kansas City
    Neither is Liberty in Kansas City
    Neither is Independence.
    Neither is Lone Jack.
    Neither is Leawood or Mission Kansas in Kansas City but they are pretty nice too.
    Those are nice places but neither are where you say they are.
    In fact other than Kansas City KS , none of these places are Kansas City.
    Yet when you posted a video of the worst 10 places to live in Kansas City all are located in Kansas City mo itself.
    It is dishonest bordering on unethical for a real estate professional to leave out the word "metropolitan" or the word "area".
    No worries, enough down votes and these will clear out of my feed.

      Some areas that I mention aren't that expensive compared to the rest of the metro. For example, you can still find homes in KCK for less than $200K.
