What Is A Barndominium? Pros, Cons, And Cost
    www.westernstatesmetalroofing...
    What's a barndominium?
The barndominium definition is an open concept building in which the entire weight of the roof system is carried along the perimeter. It's like a large wharehouse inside the building which gives you the flexibility to put walls just about anywhere.
Barndomium homes will vary depending upon the region where they are built. If you're in the upper mid west region or the Rockies it's more likely to be made from wood. This type of Barndominium design is referred to as a wood frame, post frame, or pole barn.
Barndominiums that ae located in Texas or The south east are normally made from steel. These barndominium kits are steel frame barndominiums.
What are the pros of a bandominium?
    Energy efficiency
Barndominiums cost less to build vs house
Barndos can be built faster than a house
What are the cons of a bandominium?
The resale price of a barndominium could be less than a traditional house
You are limited by exterior design options
    How much do barndominiums cost?
The average cost of a barndominium is $80-$100 per square ft.
    Are barndominiums cheaper?
When comparing the price of building a barndominium to a home, the pricing is similar. However, many homeowners will act as their own general contractor and this allows for saving of 15% or so
How do you build a barndominium?
The first thing that you need is a plan. You can either buy a premade plan or barndominium kit or you can design a custom barndominium. In addition, you will need to purchase the land. After that you will hire a general contractor or you will GC the job yourself.
Is it harder to finance a barndominium?
It is harder to finance a barndominium, but it's becoming easier as barndos get more popular. Your barndominium designer can refer you to banks that specialize in barndominium homes.

It would be great if somebody would give some type of price reference. Its damn near impossible to pick a plan when you have no idea what that particular design might cost. A general price range would be helpful!

I agree. And every time they show a building, it tells you to click a tab for the price, it then you have to jump through a million hoops. Really frustrating.

It’s so variable that’s why no one does. It’s like saying “what’s a car cost “. Are we talking a 20k little car or a 200k Mercedes??? Also is soooo variable based on location as well.

Call a home builder & ask them the sq ft price in your area.
FWIW, they're not any cheaper than a stick built house. You can do more yourself though.

I think it still is. Steel has become more expensive after COVID because of the sourcing (according to our contractor who erected our barndo in 2020). BUT the long-term energy savings and weather protection barndos provide are well worth it if the cost is similar to stick/traditional custom home. The open lofted living areas is what made us pull the trigger. Our contractor who spray foamed our house said he’s seen metal frame structures with spray foam survive tornadoes while traditional homes were severely damaged. 🤷‍♀️

It honestly is because you are gonna get a better quality home for cheaper. Metal buildings are built to a great standard and are far easier to air seal and insulate than traditionally framed homes. It's gonna be a more efficient home that you can more easily control the air quality of.

You shouldn't pick them for price, you should pick them because they do things a traditional house can't. Like having a large shop right in your house, or doing things that only a steel beam structure is strong enough to do

I had a good friend who got very excited when he saw my Dad's pole barn here in Pennsylvania and he looked into using this for a house he wanted to build. He decided against it, because he found out that there's a 40 year expiration on the structure. I'm here for someone to refute this idea of the limited time that your building would remain sound?

$70 sq foot is the shell cost not the turn key cost, it's easy for non builders to hear that and then pass on the details incorrectly. I don't think any builder is saying that to any customer.

Most cell phones have the ability to use Wifi calling. If you have a good Wifi router, and add in repeaters for areas in your home that are too far from the router to maintain good signal, then you shouldn't have a problem.

    • @krisholden5365
      @krisholden5365 Год назад +8

Also, you can add a repeater to the roof of the building and your phone will work perfectly. Even better than normal in most cases as the repeater has an easier time connecting to far off cell towers as it’s up in the air and is usually a bit more powerful (if that’s the right word!) than a cell phone. We had to do this when we built our shop about five or six years ago. As soon as you walked in it was zero signal. Once we added the repeater, it was full bars in all corners of the building. No problem. It wasn’t that much money either if I remember correctly.
