How Much Did It Cost To Build Our Barndominium in 2023 & Where We Went Over/Under Our Budget

  • In this video, I discuss what was our total cost to build our barndominium along with the top three areas we went over budget and the top three areas we were under budget. We started building our barndominium in March of 2022 and we finished in April of 2023. Our barndo is 40ft x 45 ft, three bedrooms, 2 bath, red iron steel building.

    WOW!! I had no idea that a wood stove would cost so much. I guess I will just be freezing this winter. LOL You did a great job on the video and I appreciate the breakdown as to what what less and what was more. Keep up the good work.

      Thank you so much! It was a lot higher than I was expecting. I was naive and thought when you bought the stove that it came with all of the chimney/pipes parts. It was also difficult to find someone to install a woodstove that you had purchased from somewhere else. Just one of the many things I learned the hard way along this journey.

    Very informative video. Two comments on being your own contractor. First, it will be a very stressful job as you said. I did this twice while working a full time job and both times swore I'd never do it again. Second comment is that being your own contractor normally only applies if you have your own money. Most banks or lenders won't lend you money and allow you to be your own contractor.

    I will never do spray foam again. We had a fire in our last home & the toxins from the burning insulation killed all our pets almost immediately & left us very sick for months. Rock wool is fireproof.

      Oh no! I am sorry that had happened. Sprayfoam was actually a very difficult decision for us, because I was wanting rock wool throughout because of it being fireproof.

    We are in Georgia as well... Sounds like we built around the same as y'all and our initial quote verses our final was very different (and a lot higher) We were living on the property at that point in an rv so it needed to get done. We also got spray foam and it's worth the $$.

      Hi! Yes, we were also living in our RV so waiting for prices to drop was not an option for us. We did the best we could with what we had and were are so happy in our barndo. I hope ya'll are enjoying yours as well

    Did your total of 211k I'm include land?
    How much was the total on just material? Does that include plumbing and sewer?

      Hi! The total cost did not include the land, bit it did include our septic. I do not have the number of what just the materials cost but I have another video where I broke down how much we paid for each thing

    Thank you for this informative video! Did you have to install a septic? What was the cost? Was it included in your overall? What about digging a well? What about power? Local utility or solar?

      Hi! Yes, we did septic. Our septic cost us $7545. This was included in our overall price. We did not dig a well. We have local utility for power which cost us $625 to get permanent power run to our property. Thanks for watching!

    We are going to be starting a bardo build. My father in law is a contractor but does small work. How do you tell a contractor that you would like to subcontract work to other people without them getting upset? We’ve never done a build before.

      Hi! I personally did not have a similar situation, but I would suggest putting the blame on the bank? Maybe say something like, the bank will only allow us to use licensed electricians, etc. but then tell your father in law what he could help with, like painting

      Construction costs and building materials are all up. Definitely costs more than it did 5-10 years ago

    Definitely on all 3 of those first items you talked about, you should have researched, shopped around and gotten several quotes. Way too much money

      we went through a local farm credit union. Usually they have more flexibility than the big banks

    What did it cost for water or well?? what about water hose connections?? did you use a tank water heater or on demand water heater?? what about air conditioners? So I plan on moving but looking for a new place at 65 yrs old its going to be a challenge. Thanks

      Hi! We did not dig a well and opted for county water. The cost to connect to county water cost us about $1300. We have a 50gal electric water heater. Our air conditioner is a heat pump. We tried moving to CO before we decided to build in GA and it was very costly up there

      @@kristenremington153 The prices here in Colorado are going up so fast they are pricing themselves out of my wallet. Live on the western slope by Utah border. Have to sell this house I'm in and moving out of Colorado. Utube mentioned these videos and got to watching them. And what I like most about those places is the open and lots of light. Have you thought about solar and sky lights?? Or back up generator????

    Good info. What would I be responsible for as acting as my own GC. I know nothing about building but I'm willing to learn to save money on our own future project. Thanx in advance.

      Hi! If I can do it, you can do it. You main responsibilities would be getting quotes and hiring contractors, creating a construction schedule and scheduling when contractors come to do the work, know your build budget inside and out, purchase supplies for the build and having them on site for contractors. If you are doing some of the work yourself, you will have to be familiar with any codes for that (example, we did the interior framing, so we had to know about load bearing, non load bearing code laws, fire blocking, ceiling joist placements, etc). I hope this was helpful.

      Thank you for the great ideas. I will tell you the one thing I would do differently is I would have paid an architect to draw up the plans instead of doing it on my own. It would have made some of the process easier

      you cant book too far in advance because things take way longer than expected. When I was gettingalmost done with one step, we were calling the next contractor letting them know when we would be ready. Then they would get us next in line@@suzannereese987

    What about AC total cost? I didn't see any vents or AC piping as your cieling was finished. Also if you went with an industrial cieling look how much would you save by deleting the ceiling drywall?

      Hello. Our HVAC cost us around $7k. We considered having an open ceiling with exposed beams and spray foam but we chose not to. Main reasons were because of concerns on how the spray foam would look and also needing a special paint to paint over the spray foam and also it would have higher energy costs because of having high vaulted ceilings. Exposed ductwork was also going to cost us a little more to have. We didn't think it would be a large enough cost savings to do that

      Plumbing was around 10,000 and electric was around 12,000. Both of these amounts were for rough-in and finish work and they did not include any fixtures

      @jackies35 in our area, that's about average for these costs. We subcontracted out for electrical and plumbing. I tried to get at least 3 quotes from different companies. Sometimes we went with cheaper one, sometimes not. Definitely not selling (too much blood, sweat, and tears went into this build, lol). Really hoping this is our forever home.
