Using your Addyson kits and a local contractor, I was told it would cost at least $600k to build a complete home...but most likely $700k+. This did not include the cost of land, which will cost $90k (mostly wetland) to $200k for approximately 5 acres of land.
You guys are the most thorough company I’ve come across and I cannot wait to use you guys for my kit build. I’m in LA, California so the prices here are beyond crazy. I love that your company offers this!

Its all about interior finishes, we try to give what most people want when we give pricing breakdowns. You can still build a much less expensive home, depending on what all you do on the inside, but, as I am sure you know, prices on everything has gone up post covid.
I wish I could build for $185/sqft. We’re being quoted $300-$350/sq ft on a stick home! 3 years ago, we could have built a stick home for $185/sq ft. We couldn’t afford it then, but can now…only we’re no where near Texas, so I guess I still can’t build
Thanks for the basic estimate breakdown. To help be a little more specific, for heated and cooled space in a turnkey build, what would the per sqft cost be for open living areas versus kitchens and baths? Surely a giant great room wouldn't be $185 per sqft. Or yes?
Great questions!! you are absolutely correct on your assumption! Bathrooms and Kitchens are your highest per sq ft room. We just try to give a basic price with the $185 number. You can have gigantic price swings, both ways, dependent on how much "cheaper" sq ft (ie great room) vs "expensive" sq. bathrooms!
I have a question. If I choose to do up to a phase 3 shell with ya’ll. And the concrete is already poured as part of the foundation. To do plumbing after it’s shelled out , will the plumbers need to break the concrete or does the shell work include the rough in work?
For example if you want to build a 2000 sq foot house at $185 a square foot. The turn key price will be $370,000. Now all you have to do is use your imagination on porches, carports and size of shop. Here in East Texas houses have doubled in price.
I have been looking at modular homes, one of the Alabama home builders told me to lookup the website of Barndo, and one particular floor plan caught my interest, and I guess I did find an indiana town of Greenfield, I have a very favorite interest for the Barndo, if n when I hit the lottery I'll provide anything you would want, and all the different videos have shown me just what is needed,,my possible lottery money will cover anything and everything, but never give up on the lottery

Yeah BS! Builders all over the country have prices on there homes before you go to the design center and pick from thousands of options! You can give a price just like they do if you wanted to. My guess is if you saw the actual price and not the per sq ft price for all the different options you’d realize a normal home is the same or cheaper!
You obviously have no history in home building, with spec houses we have primary cost numbers but when it comes to custom homes there is no starting price. Stop talking shit when you have no idea what you are talking about.

Here in NC new construction is $250/sqft for just above builder grade...$185 is an absolute steal.
