    $8 a door is crazy cheap. I don’t think I’d go any lower than $15/door. When you realize they charge each tenant hundreds of dollars a month the cost of a little annual maintenance is minuscule and a business expense. So it’s virtually free to them. Charge a premium, you deserve it for the work you do and the cost of equipment invested!

    I find these places have unreal expectations because the previous companies have etched the concrete and they think it looks good since the stains are gone, but so is the top layer of concrete.

    Hey Austin my red light went on when you said you were going to wash all those garage doors by just spraying chem on all of them and then going back and rinsing them. I had an experience washing some townhouses and their garage doors too and even though they were aware of me washing at the time. Some lame brain tenants open their garage doors before I was able to rinse off chem well some chem droplets got on some of the cars and I had to have them pull out their cars so I could rinse them off quickly. Luckily no problems occurred but if you get that one asshole they could make up some stuff that you messed up their cars paint anyway be careful when washing that many doors some idiots could open them up before you rinse and the door goes over their car and chem drips on it. Yikes!

    I’ve had this happen , walk with the property manager with the estimate and fully explain then if they want something more done , then that will be X amount more.
    Commercial work is grimey

    Always have a scope of work in the contract of exactly what is getting done in writing. Property managers are known to come back and try to get more from contractors afterwards from their big commercial jobs. Usually because they’re senior manager comes and looks at the property and gives them shit on why something didn’t get cleaned better. They feel like they always have leverage over contractors because of the volume and the potential for that contractor to get that volume and grow their business. They know they can get you. Write out in detail scope and cost and have them sign off on it. Yes it’s more upfront and time consuming but will save you from a world of hurt afterwards and you will more than likely get their other buildings.

    Whats up Austin so as a fellow washer and a full time apartment main tech since 2011 the apartment industry 90%of the folks aint the sharpest tools in the shed and when they want the breezeways cleaned its top to bottom unless they say walkways but live and learn wash on bro

    14 cents a Sq ft for commercial work is good, so you did well. As for the walls on a job like this I always give the estimate for the walls only even though I've added the floor to it when they ask about doing the floor also I tell them if they're flexible about doing it sooner I'll include the floor but with a added cost only where special detergents are needed $25 per stain. I know everyone loves Gold Assassin and it is a great product but if you'll look it up the main ingredient is Sodium Hydroxide so what I use is my own mix using Sodium hydroxide to what ever strength I feel I need. Saves tons of money and I never have to use the hot water.

    Hey Austin do you have any suggestions on any general term agreement templates available that I can use and modify for my needs. I’m talking about an agreement contract stating I’ll be using the customers water source, electric, things like needing to be paid upon job completion, things like this? I’m in ocala Florida btw and starting a company soon. Also if you have any suggestions for affordable insurance providers this would be helpful as well. Ive been quoted by a few major providers. They all seem somewhat expensive for just general liability.

    I’m looking for some recommendations on doing an apartment building. It is a 3 story building with no breeze ways or porch’s or anything. Just basically a straight brick and stucco building. My question is how would you recommend getting chemicals to reach the top without renting a lift. I have a 4200psi 4.2 gpm pressure washer. I was thinking of using down stream injector with an extension pole but unsure if injector will work with the extension. Thanks for any input.

    BE careful with that gold assassin on those painted surfaces. sodium hydroxide in gold assassin will/can remove paint at high concentration levels. I would cut the GA to 3:1 then down stream at 10:1. you might get the same results with just spraying surfactant only on the doors and rinsing them.

      Bing ranked higher on. Google always helps but I would say cold reach out and talking to the decision makers is probably the best way.

    My biggest concern with apartments is whether the breezeways are waterproof. Some have no flashings and water leaks into the walls if you put down too much water. Basically negates cleaning the walls and ceilings. Flatwork must have vacuum water recovery and is a total b**** to do by yourself

    Apartment complex are good jobs but not as good as we think !, Here in Georgia the ones that I worked with managers try to keep every cent that is coming out of the property because some of them make commission so they want to go the cheapest way possible!

    The hose for the water fed pole works better when you run it through the center of the pole. Just sayin… save frustration fighting the hose and tanglement

      Also scrap the brush head it comes with and invest into boars hair! Grabs dirt off the window pane 100% better and leaves a cleaner window. Much less chances of call backs. I have the same system and have been using it for 2 years now…. Just helpin a brother out. Sick new rig btw

    That’s commercial for ya. Personally I hate it. They always get 2387 bids. Nobody bids the same thing. You have to talk to another 23 managers wait 5 months to hear back and 9 chances out of 10 I won’t get the job because I got outbid by someone that did not do what they told me needed to be done in the first place
