Any criminal records, do u have any nominee? If some one implement your idea, suppose IT sector is vanished from major cities, the rental value may come back to before 2000 rates, even if it is not to that amount, it may reduce 80% reduction from the present rental rates. Rental rates depends on IT sector. We do not know the future after 10 yrs.
Inflation will be there. We cannot rely on IT sector and take loan. Already T sectors are proclaiming they would go from major cities due to the lack of infrastructures. Every where water clogging issues, poor roads, political instability and conflicts among the political parties are there. Be careful about buying houses or flats through loans trusting rents.
If it is with individual money and for self occupation, it would be good and not for investment purpose.

Hello Yuvarani, the calculation is incorrect. You assume that the rental yield is 7%. Mostly, in all parts of chennai ,rental yield is 3%. Also, if you increment 3000 rs every 3 years, nobody will give.
The greatest assumption is finding a comercial place at 50laks is funny. Nowadays even a residential 2bhk apartment is 60 to 90 laks...

Your theory is bad. Guy don’t follow this video and fall in trap. I’ve few commercial space in main city as well as in developing area. In main area I’ve 2 shop each shop rent is 40k but land value is are in crores. 7% won’t come.
Recently I bought commercial space in developing area . It was costing 1 cr for just 2000 sqft . Space rent at present is per shop 6 to 8 k max . Max 20-30k rent. She didn’t mention about construction cost , set back space etc set back space will eat some space of your land when your land in main road. For 40 feet road minimum set back will be 10 feet empty space in front and side will be 5 feet. Then out of 2000 sqft you’ll get only 1100 sqft space. If you’ve own funds then no issues. My father gave me the city commercial space. I bought in my own funds in developing area for my generation… according my experience going for loan 70-90% amount is risky. Atleast contribute 50% ie land + build up cost
