      You missed a point. Getting paid tax free in a country like Qatar, and he returned just before covid lockdown. Expense in lower denomination would have skyrocketed his disposable income.

      @@rajatrajput5045 i am same, i dont have 4cr figure yet but good enough corpus, people like us simply dont feel unhappy or envy using cycles to commute, keeps me healthy and also saves time as i stay near office paying extra money (around 50K for 2bhk sharing) , time is more important for us as we can work on income sources (i run a blog for 4 years now that gives over 60-70K monthly now)

      I think the whole thing about holding stocks for long term will always apply. So I think you should get a quality broker who is able to analyze and pick stocks that will do well in the long term, else you will be in a long bear ride.

    First important point # Tax free income from Qatar has played major important role here
    Second point# slow and steady appreciation in real estate. Equity market is more volatile, we always end up re-balancing our portfolio.
    Third point # Investment in commercial property gives good return in long run as compared to residential property.
    Fourth point # Check due diligence about build and land before buying property. Take benefit of the rates during pre-launch and enjoy appreciation later.

    Learnt lot of lessons from this interview. Though I am primarily an equity investor I could relate with his point of view that one needs to make a lot of decisions frequently in equity as compared against real estate. Always need to be on your heels about what is happening worldwide. Liquidity can be both boon and curse - it’s most difficult devil to deal with in investing. 🤞

      @@rohitramchandani6165 Sad but the truth of life is we tend to miss out on these small details that causes huge problems later. He is really a great gentleman (now) that is taking care of his brother’s family. But exhausting the insurance amount does raise a question. We often tend to choose dependence instead of freedom. Today this insurance amount should have been invested properly to be able to take care of the living costs and future large expenses of his brother’s family. If debt on the house was an issue it could be fixed by moving onto an affordable property. On this Independence Day it is sad we still chose to be dependent on others where there can be an opportunity for financial freedom.

      and he should have come with better idea to settle his loan with his TP. Family conditions won't remain same for forever.

    Nice interview and my key learnings:
    a. Having a term insurance is important and it can ease financial burden
    b. if you do not have stomach for market volatility and if you are someone making decisions emotionally then stock market may not be good option for investments
    c. Do research on real estate and commercial properties can be good choice if you have a own roof
    d. Be humble and a cyclist (who is not good for an economy 😅)
    e. Take responsibility for you and your family and be the brave kid

    One thing that needs more clarity- his brothers insurance was invested on his lodha home so that makes the lodha home 50 percentage for his brothers family and 50 percentage for him. So if that property is 1.6 C, he owns 75-80L worth in that property. How come this point was not highlighted enuf in this interview?

    I completely agree if you understand real estate it can do wonders….you can leverage and get the huge benefits….I bought one plot in Hyderabad 300 square yards worth of 8 lakhs in 2010 and now it’s above 1cr and now it is started growing because of government projects in surrounding…..i bought a plot in Lucknow worth of 25 lakhs in 2016 …one approval is pending if comes it comes it would be rise 1.75 cr otherwise it is merely double…..

    Hi ...very nice planning by him..kindly please share about the taxation rate part of the rent that he is getting...whether that is also tax free or is part of ITR 2 that he files?also not much is told about whether the house is owned by him only or his brother also..as his brothers term life insurance was used to pay for reducing the loan...whether he will have to pay back the 50L to his brother in case he is claiming the property?

    The problem in real estate is that even the passive income in not a guaranteed. Tenants can stop paying and we will end up dealing with politicians and gundas or at a civil court.

    How is EMI an expense! If he is staying in the house which he bought, he can count the rent foregone as his expense but an EMI is definitely not an expense.

      Ideally, Rent saved is income, interest element in EMI is expense, net should be checked if the one who is evaluating intelligent, heshould factor inflation in his computation

    I think working abroad gave him an edge because at that package if you have other responsibilities, it will be difficult.
    I think for real estate only makes sense when you can pay at least 40 percent of the amount as down payment as most of the interest is being taken in the early tenure of the loan. And for that down payment you need either to go outside India accumulate the corpus and come back or make money trading/business or whatever. Staying in India and earning that much will take some time.
    Please correct me if I am wrong.

    Any input for this
    I have a existing car loan at 8% ROI the balance amount is about 6,10,000/- my bank allows me for foreclosure with 3% charges on outstanding principal.
    Would it be the right thing to pay the remaining outstanding amount and close my car loan after withdrawal of the required amount from my PF with gives me a intrest of 7.1%.

    Nothing adds up in this video
    SIP for 14 years, evenif we take 20k monthly amount and 20% return, will not even generate 1cr
    There must be either huge lumpsum investment more than 2cr or something else that the person did not share

    This logic of 35 lakhs invested in Stock will double and it’s liquid logic doesn’t work for a simple reason, a individual will not put the entire money on one stock vis a vis putting 1-5 lakhs in one stock. The possibility of 1 or 5 lakh getting doubled is higher than 35 lakh getting doubled
