LIC Jeevan saral gave me 6.5% cagr for 13 years. That was my mistake to open LIC policy for insurance and not pure term policy. Realised and Now surrendered. LIC endowment policy gave me 11% cagr for 13 years. Even i can call my mistake to open with minimal insurance coverage. But still this gave me some tried and tasted idea of returns to expect in Equity mutual funds. Of course, best to buy term insurance, and LIC policies to be avoided other than pure term insurance.

Brother, the idea of having an emergency fund is to cover for any 'emergency' and not necessarily look for growth. So it is recommended to have that money in safer FDs or overnight funds that usually beat inflation, and will keep up with you future emergency needs. Hope this helps😊

It is possible to get lesser than that, at present in Mumbai Suburbs. As an asset, Good to have Commercial real estate rather than a 2nd Residential property. Commercial real estate prefer bigger the better. Can start from a shop and aim for larger commercial space establishment.
