  • North Fort Myers offers many Florida retirement communities. Florida manufactured homes are welcome in North Fort Myers. There are over 50 mobile home parks, Resident Owned Communities and R/V Parks. Most are 55 plus with quite a few gated communities. In this video, we explore representative mobile home parks ranging from golf course resorts to basic affordable housing. We also look at options in Resident Owned Communities and on private land. Each represents a different opportunity to live in a highly rated Florida retirement city.       @@donpazer there are only a couple small public beaches with very limited parking. Areas where walk on access exists also have little to no parking. This is unlike beaches further north, which are much larger and offer much more public access. The beaches on the East Coast offer even better access and are typically much cheaper and less crowded.

    The Calusa Indians lived in this area and "hatchee" means river, so the Calusa River. Eventually spelled Caloosahatchee.
    Later in the video its pronunciation is correct.

    I bought a house in N Ft Myers back in 98… I have since moved and live out if State.
    The house was purchased for $78,000 in 94. It is now estimated at $255,000.
    Holy cow!!! I goofed! lol

      Recently I looked at the home I sold in Mystic, CT in 2012 for $165K and it was listed at $355K. Housing is crazy everywhere.

      I just looked at some insurance quotes around the state while doing research for my MH New Buyers class. I was shocked at insurance quotes I got in these communities. They were no more than those in areas of the state I would consider less vulnerable.

    Please, when you mention "the space rent is reasonable/affordable" can you give an approximate amount. $500.00 maybe affordable and $1000.00 may be affordable to others. Everyone has a different definition of AFFORDABLE today. Thank you 😊

      I agree, but of course they are trying to attract folks to their communities. That's one reason I like 4 Star Homes - they put them in every ad. I discuss all aspects of lot rents including grandfathered deals, deals you can take over, increases to market rate, etc. in my MH New Buyers course so folks know what they are agreeing to.

    I spend a lot of time on RUclips and I can tell you that you have the beginnings of something very good. If you could include information on fees and land lease or not or HOAs I think your viewership and subscribership would go up. Thank you

      Thanks for the encouragement. There are a lot of problems posting lot rents in videos. First, they are often specific to the lot so a park can have many different lot rents. Second, they change every year so three years from now someone interested in this area will be commenting on how disappointed they were when they found all the rents I disclosed were way lower than they were told when they got to the park. (Videos cannot be edited once posted even if I wanted to try to update them all every year) Third, I could make a mistake and cause folks to claim I was falsely promoting a particular park or had it way overpriced which would upset the park owner. I do present the lot rent when we video a particular home and note that it is at the time of sale. This helps folks see what a bargain a home is (or not). The only way to get an accurate lot rent for a park is to call them or get it on a particular home from the seller. (Even then you need to be careful as discussed in a recent tip sent to Inner Circle members).

    Great videos, very informative. However, if I do move to Florida, I will be looking in NE Florida, (Daytona, Jacksonville, St. Augustine, Pulaski, and Ocala area). Will you be doing any videos on those areas?

    This video was so helpful. I have visited the N Ft Myers area many times but was overwhelmed by the number and types of parks. I need one that is pet friendly, I have 2-30# dogs. Thanks for helping break this down and providing a way to explore the different types of parks in N Ft Myers!

      Forest Park in N Fort Myers has a 2 pet limit, no weight limit I believe. You own the land and pay a HOA fee. Ours is under $100.00 as we own a share. I expect it to raise next year as it goes off of a % of the CPI.

    Nice video of North Fort Myers. We stayed in Siesta Bay/Indian (SUN communities) about 3 miles from the big Beach and 3 miles to Sanibel and about 1 mile to a small secluded beach. It was crowded and the area was bragging about its 2% per year growth at the time. We explored much of the area and found some nice downtown eateries, a nice dinner theater, biked all over Sanibel, had a golf course pretty close but had to drive a distance for things other than grocery. They have a nice ballpark for spring training and easy access to Punta Gorda to the airport. We just never explored much over the river except for Cape Coral. Certainly worth looking at what is there. It would be much easier to access 41 and 75.

      I stayed on Ft Myers beach around 10 years ago and traffic was a nightmare then. Twenty years ago you could walk much of the beach on Sanibel - now mostly closed. Frankly if the beach is your thing this area is not for you. But if you are looking for a west coast base from which you can explore this is a nice area. And if a golf resort is what you are looking for there are some really nice ones. I was pleasantly surprised by the low amount of traffic too.

      @@RussellWatsonFMHL We are less and less Beach people these days. Back then we would go early to Ft Meyers Beach and park at one particular private lot and go directly to the beach where the adjacent hotel offered good deals on cots and Umbrellas. So no I am not looking to return to the Beach area. However 4 years ago we wintered for 6 months in Tarpon Springs and I loved to go read at Sunset beach about 5 PM as it became shaded and the sun worshippers left. A very pleasant place to read.

    Have you done reviews for the Naples area? I have visited a mixed housing 55+ ROC (Riviera Golf Estates), but have not heard of any other mixed housing communities. Do you know of any others and what is your opinion? Also, it's not easy find the co-op, ROC communities online. Most are land lease communities, which are too expensive. Appreciate any information you could share about the Naples area.

    Hi Russ, I have watched nearly all your videos and bought your book. Which video would you suggest watching to find a place with an affordable HOA? I don't need many amenities. I would hope for a pool and fitness center. Location is important but secondary to affordability. Oh and has to be pet friendly to 2-30# dogs. I know Florida well, lived there for 10 yrs in several locations and visit often. Ready to leave SW Pa for good. Thanks for your help!

      I do not offer personal consultation; preferring to reserve the time I have available for producing educational materials. With over 21,000 subscribers, I would be quickly overwhelmed if I tried. You mention a number of factors and what is required is a research program, using those factors tailored to your unique situation, to narrow down your choices to a few that you can visit for a final decision. As an example of the factors unique to each individual, you mention affordability. Does that mean the purchase price of the home (depends on how much capital you have and what you are willing to finance) or does that mean monthly expenses including lot rent or HOA fees? These are just a couple of the factors in narrowing down your choices and every individuals situation is different. My driving force is landing in a quiet place that suits my status as a single woman looking to retire and establish a social network. I attempted this once before but I bought into way more than I needed in SW Fla, impulse buy of course, and hence my purchase ended being more than I could afford long term due to HOA fees. I am looking forward to your course in the Fall, I am an Inner Circle member. I will continue to study your videos and review your book. Melbourne and Cocoa seem more my speed. But, more research and a road trip to the area seem appropriate. Thanks for all you do.

Cocoa is nice and maybe a little cheaper, but it really depends on what you mean by social networking. Cocoa and surrounding areas are like small towns with a focus on tourism, the space center, the space base, and every day life. Melbourne has a much larger array of opportunities to get involved. It all depends on what you are looking for. This is a soul searching exercise I plan to use very early in the course and may include in a presentation I plan to do explaining the problems most encounter in finding a fit in these communities and the transformation the course can achieve.

    With the propensity for hurricanes in this area, what do homeowner insurance rates cost for a mobile home? I know after Katrina & the two following, a lot of my friends who had retired early and enjoyed mobile home living in FL could not afford the insurance rates afterwards, so they salvaged what the hurricanes had not destroyed, and just abandoned their mobile homes.

      We've come a long ways since Katrina but it's not real cheap. Prices are hard to come buy without getting a quote for a particular policy on a specific property. Mine went down a litti=le this year. You could call one of the agencies listed on our website for pricing.

    Do you have any info on how badly the mh parks you featured in Ft Myers, Punta Gorda, and Port Charlotte were damaged? Curious as to how well they fared compared to stick built homes and if mh communities were more likely to flood. I would still like to move to that area, but I want to find a park that wasn't prone to flooding. Thanks for any info you can provide.

      No I don't. Not even sure they have power back yet. I don't think flooding discriminates against manufactured homes. Any near the water are likely flooded. That's the risk you take almost anywhere living on the water. There was a major study done after Hurricane Charlie, which was quite similar. From what I have seen so far I'm guessing results will be similar. Pre '94 homes and especially those pre '76 will have the most damage. Communities with older homes that have the fully attached carports will se not only carports destroyed but roofs severely damaged when the carport detached. That said, as you can see it's mostly luck surviving a Cat 4-5 hurricane in any kind of structure. I saw a lot of video from a helicopter over Ft Myers itself right after the storm and hundreds of very expensive site built homes were destroyed or severely damaged. In a way, it was an advantage to live in a MHP as most evacuated early. You can replace sheet metal. A look at an area elevation map and nearby waterways will give you a pretty good idea what would be damaged by flooding. I will go into that more in my class I'll be offering this fall.

    Hi, I have questions about buying a mobile home in a 55 + community. The home is 55K but the lot land is 800.00 month. And the owner of the property owns the land. Is that a normal price for an association that includes the property taxes and amenities

      That's an average lot rent for a land-lease community with nice amenities in this area. BTW, land-lease parks do not have associations. You are paying the park owner to rent your lot and use the facilities. What is included beyond that (taxes, water, lawn care, etc.) varies from park to park.

      That's a great solution for many, especially if you are younger. There are literally thousands of manufactured homes on private land in this area. At the same time there are thousands in 55+ communities that like that lifestyle. In fact there are very few homes for sale in these parks. The hey is to find what fits your dreams and meets your needs.

    I appreciate your videos and have been following you for years and I'm ready to research parks in my area was hoping u can help with and suggestions. I am 52 On a very tight fix social security disability benefit income.. I'm seeking a park model with possible Florida room addition, no more than 10 yrs in a affordable clean mobile home park in the gulf coast Pinellas Pasco or Hernando areas small 15pound dog pet friendly but I would like to own my lot.. so I can qualify for a conventional FHA first time buyers loan thank you for any recommendations

    Who is seriously interested today?
    I think Tennessee is far enough south for me. Them again I might as well stay in dull old cheap Indiana and venture out on random road trips occasionally and not worry about the challenges of living elsewhere more permanently.
    No rent or mortgage makes it hard to want to leave my country acre in bfe. lol

    I, like the resort on carefree Blvd !im going to ft myers in sept I want to buy a smallish side manufactured home and I love that it’s resident owned I also like Mountain View I have a 65 pound dog though he’s 10 can’t give him up I have esa papers. For him but I know some parks are very by the book I’m coming to see some of these places in sept but won’t buy till I so research and look aroun my freind moved to ft myers in 2012 from California tgphats where I’m from too love the semi tropical weather lived in Hawaii for 7 years before I settled down I guess I look at the web site a bout the dogs. There has to vbe something for me In a residential owned park that allows larger dogs , do u know of any

      Almost all communities, ROC or Land-Lease, have pet policies. These can range from "No Pets" to "No livestock or farm animals" and include anything in-between. They can be based on type of pet, weight, size, or exclude particular breeds. Not only is almost every park different (even those owned by the same outfit!) but in some, the rules can change with 90 days or less notice to the residents. (Although existing pets are usually allowed) You need to contact each community of interest and ask. Call the manager or e-mail , websites are unreliable.

The only way to get an accurate lot rent for a park is to call them or get it on a particular home from the seller. (Even then you need to be careful as discussed in a recent tip sent to Inner Circle members).

      So true of anything in life. Yet I'm already hearing stories of rebuilding. That is my carport from my second home you see torn up in the latest video I released. That was a CAT 4 hurricane as well. Don't listen to those armchair stories from folks who have never lived through this. The community rebuilt and today you would never know it was hit by such a storm.

      Mobile homes are certainly at higher risk in hurricanes. After all, they are at least 46 years old and may not even have tie downs. That said, there are thousands of them in this area still in good shape after over 4 decades of hurricanes. Manufactured homes are a different story. Those built and installed after the 1999 changes to the Florida installation standards have been shown repeatedly to have survived as well, and often better, than their site built equivalents. Nothing short of a purpose built bunker will survive a direct hit from a cat 4 or 5 hurricane but todays manufactured homes stand as good a chance as any in a survivable storm.

      I haven't seen homes in communities with individual septic systems. I'm sure it's common on private lots. Parks are either on the city system or they have an in-park water and sewage plant.

    I still prefer Hallandale Beach Florida more it’s a beautiful city with a growing communities and businesses and a good nightlife.🫡

    Was just down there looking, not much for sale that you would actually want to live in and they want a lot of money. Won’t do a land lease , way too much money! Too bad the elderly can’t afford to fix up their manufactured homes. Florida has gotten too expensive! 🥲🥲you do a great video with good information

      Thanks, perhaps other areas might work out better. Have you watched the Lakeland video? When my Dad went to a manufactured home community in the early 1990s these parks were still affordable to seniors on social security or pension incomes. While this is no longer generally true (there are exceptions) the idea they still are, or should be, persists. For better or worse there are a lot of baby boomers and later entering the retirement home market here with big payouts from the sale of their northern home and hefty 401k savings accounts. You really can't fault sellers and parks for selling to the highest bidder. I see quite a few homes for sale in the area but perhaps at prices that don't meet your needs.
