The 55+ designation requires 80% of the households in the park to have at least one member 55 or older. It is up to the park owner and prospectus documents to decide what to do with the other 20%. Some keep it at 55+ - others have various ages they set as a lower limit. See this video for more on 55+ communities: ruclips.net/video/h-dS6CxVjN4/видео.html The policy regarding the 20% who do not have to be 55+ varies widely from park to park and is sometimes left up to the park manager. If you see parks that say something like 45+, those are 55+ parks that are allowing (some) younger people. Another scenario that may cause an exception to be made is when you are buying a home (mostly new homes) directly from the park. To get a definitive answer you must call the specific park. Parks owned by the same outfit can and do have different policies.
@@Dpt617 When the community is first developed lots are sold with "restrictions" that govern some aspects of what you can do on the property and sometimes your required participation in the community. These can range from something simple like never being able to further subdivide the lot to a large set of rules and required participation in an HOA. The idea is to preserve whatever structure the developer of the community had in mind. In theory, you wouldn't buy into such a property unless you agreed with the restrictions.

Would like to see Palm Bay area lot owners resorts. With all amenities and option to build on your lot. Or put a manufactured home on.
Hey Mike, Happy Holidays! Check out Palm Bay Colony in this video: ruclips.net/video/10eCCZjxyJ0/видео.html
and take a look at nearby Barefoot Bay in this one: ruclips.net/video/4G_FcZOZv-E/видео.html
Russ, what 55 mobile home park do you feel is the best value for the money (regardless of leased lot vs owned) within 1 hour driving distance to Apopka FL that would be closest to a beach? I don't like Apopka itself.
Recommending parks is like recommending cars. Everyone has a different budget, tastes, and goals. Factors such as area, proximity, amenities, age, home prices, lot rent, etc. create too many variables. My ideal park, just like my ideal pair of shoes, won't fit you. You need to identify your needs, narrow down your choices, and then contact the park(s) to see what's available. My book is a great starting place for your search. The advice given is applicable to ROCs as well. Retirement in Florida - Manufactured Homes - The Land-Lease Option

Russ--how about Port St. Lucie for your next video? Thank you.
I did Jensen Beach. There are some nice communities in PSL, Thanks for the suggestion!
Thanks for such great RUclips channel. I am in California and would love to retire in Florida. In Which one of these properties can I own the lot ? How can I find out if there are any lots for sale in one of these communities? Thanks for your help.
Homes where you own the lot are sold through Real Estate agents. Just do a google search for homes in the area.
Have you done anything about New Smyrna beach? I was there in 2003, and I really liked it.
It's one of my top 5 places in Florida! I haven't done a video there but will likely combine it with south Port Orange and Edgewater for an upcoming video.
@@RussellWatsonFMHL Thanks! I'll keep my eyes peeled for the video.
I would like to see the Lakeland area!
OK, here you go: ruclips.net/video/2WJ3Dokwu5M/видео.html

Sorry,
I do not sell homes or offer personal consultation; preferring to reserve the time I have available for producing educational materials. With over 20,000 subscribers, I would be quickly overwhelmed if I tried. If you have a specific question related to a video, just put it in the comments so all can benefit from the answer. Not yet!, Although I did one on the beachside communities in Melbourne ruclips.net/video/CVR4RnJgCVo/видео.html. Melbourne will be coming up soon. It's a great city.
Among these parks, which are in Port Orange, and are any of them ROCs? Even though I prefer the Gulf Coast side of Florida, my late girlfriend's daughter and grandkids live in Port Orange, and it would be nice to get closer to them.
There is a very small CoOp called DAYTONA TWIN OAKS, It looks pretty run down though. There are a lot of subdivisions. Some are deed restricted communities and some are wide open.
Hi, will you cover the Central Florida area north of Sebring north in the U.S. 27 corridor to Leesburg?
I'm going to retire in 6 years and want to see what communities you recommend there. Thanks!
There are a few groups of communities to look at there. I'll get over there to do some videos I'm sure.
@@RussellWatsonFMHL Thanks, I like how you go into detail in your videos. 👍🏽

How's the lot rent there?
@@RussellWatsonFMHL not too bad a lot rent is 650 a month
Resort living
Lady Lake area
OK, thanks for the suggestion!
I'm 53 could I be accepted
The Devil is in the Details in these Communities. Do your Homework...
That's the very reason for this channel. I can't count the number of folks I have met who had no idea what they were signing up for!
That’s why I need you !
WhT is deed restrictions?
@@Dpt617 When the community is first developed lots are sold with "restrictions" that govern some aspects of what you can do on the property and sometimes your required participation in the community. These can range from something simple like never being able to further subdivide the lot to a large set of rules and required participation in an HOA. The idea is to preserve whatever structure the developer of the community had in mind. In theory, you wouldn't buy into such a property unless you agreed with the restrictions.
Great information
Glad you liked it!
