Your patta is valid for sure. Ensure the possession and keep all taxes receipt up to date. File a case in RDO court. Take help from local advocate. All the best
Sir this is Kumar. The person 'A' given power to Person 'B' on 1998 and did sale agreement .both are registered . But sale deed is not done. Person 'A" sold the land on 2008 to other person 'Z' with sale deep without cancellation of power . Now year 2016.. Peson 'B' Came to now this land is sold to other person. now who is eligible owner. By 2017 Person 'A' died.
Power only valid till the person live. When I dies, default power invalid. If Sale agreement is done for a consideration then complication and entitlement for suit by B. Show the clause to civil expert he ll suggest you further

Take the document to SRO and verify it. Step 1 apply get certified copy. Step 2 verify it with your copy. Both correct, then ask Sub registrar to endorse it. Then you can buy the property for sure.
Hi sir, I'm radha krishnan. I recently gave advance amount to a property owner and received the documents to verify. The property is ancestoral and doesn't have any proper documents on original heir. The first owners, father and two sons had signed in the documents and they have made a rectification in a year. Meanwhile the father passed away and only both sons have signed in the rectified documents. And they haven't produced death certificate of father or the heir certificate for the father. But the rectified documents have been legally registered. This property have been transfered to 3 people after this and have been provided patta legally also. The last person received have made housing plots in which we have provided advance. Is it safe to continue with this property or to withdraw it?
Sir, before paying advance for purchasing a property, you should take a legal advice from a civil lawyer especially from legal heirs of deceased. I suggest you to contact any bank panel lawyer to give a green light. Their fees is normally very reasonable and they give opinion within 2 or 3 days. You can google the bank panel Advocate numbers in Google. Best wishes 👍
