I sold my house and bought a trailer. Moved it out into the woods. Grew my own garden and canned the food. I have a freezer full of deer, turkey, grouse, bluegill, and catfish. Put a solar panel out back. Screw the rest of the world, I'm happy with my peace and quiet, food supply, low bills, and getting to surf the net for interesting stuff.

Most investments that seemed uncomfortable at the time usually works out. The ones where you were sure it was a great deal or you will make out usually isn't or doesn't work out.
This. For example, my 1st Edition Light of Destruction Yugioh box I bought for $400 (which of course once MSRPed for $75) a few years ago is now worth $10k. Meanwhile, my WISH stocks that I bought the dip at $10 are now worth $7.50.
Then again, that's not always the case. Looking at you, people who bought Gamestop stocks at $5.

That means when Fed rate goes up for banks, the line of credit for Wall Street will also go up. Next, Wall Street will run into liquidity issue with cash flow that they are force to sell like margin call. That sounds like banks and regular folks in 2008 except it’s now Wall Street needs bailout. No wonder Fed is not raising interest rate. Sheesh.
Wall Street always needs the bailout, just like in 2008. They're gambling with other people's money and they're always "too big to fail."
This is why rates don't go up even with inflation. If you raise rates you also lose government taxes as economic activity collapses. Real estate property tax generally lags inflation (government property assessment is slow) so banks will lend at lower rates to wall street knowing the equity they hold has favorable tax treatment.

Ex-loan officer here. Rudy got the real estate exactly right. It's so difficult to actually make money on the sales end unless you're working for a large firm with a bunch of assistants because everyone's losing to cash offers. It's not worth it to get into the industry unless you're good at being a realtor. Buying real estate is worth it (and there won't be a bubble, contrary to popular belief), but financing a home is ridiculously expensive now.
I purchased my home in the north east with 2.5% interest rate and less than 10% down. After one year I already have 25%+ in equity just based on market and appraisal. With interest rates so low it’s a great time to buy.

Here is my hypothesis based on the Netherlands: I was one of the first on the scene, most mtg players where people from the university math students, physics, software engineering. It where a bunch of nerds 90% and people who wanted to do rip trades and sell cards. After fallen empires / chronicles / 4th / Ice age the game exploded and you could buy it everywhere and more different people came into the game. Now the original players now all have masters and Phd's and are wealthy and want those cards, these people are the core of the value of older cards and they are the ones that can afford them. If you backtrack production runs there where never enough pre revised cards printed to satisfy that old school 1st day players and they have the money for it.
Exactly the same situation here in Germany. 100% confirm your thesis :-)
Same in the USA. But here's the crux of why The Rudy Method will work into the future: Every new generation of MTG players is a generation of nerds who will be wealthy down the line and one day want to crack a box of Dominaria, or whatever. :)

Having been in CS/IT since October 07, you're totally right about sitting back and watching. Over the years I've talked with 45-60k unique people.... You pick up so much just listening and watching
7 dislikes are timmy's that bought the dark boxes for 10k and sold at 7k on it's way down to 5k with zero patience to wait for it to go back up again.
I overpay on collectibles that I missed out ALL the time. ALWAYS worth it in the end. Great advice.

Yes rich people are like the the kids getting drunk at the prom, but it's the FED that spiked the punch because the chaperone (gold) is tied up behind the school. Money used to be backed by gold, and money is one half of every transaction. Therefore without something tangible to keep things in check everyone goes wild. No one knows what anything is worth especially the cost of borrowing something that has no value. The borrowing cost is incalculable. That's why there are negative intrest rates in many parts of the world and everything is going to shit. Don't blame the player blame the game.

We bought our house in November of 2020 during the market collapse for 50k flat 10% down at 1%interest on a ten year note. Every day we have companies calling to buy it for 165k... Best investment ever
