Lol so basically, houses are unaffordable to the average lower middle class earner in the area. I live in Rockford near South Knox and these prices are insane.
great video Forest. this video helps me greatly. seems east Knoxville or south be best for me as i cycle/hike and love anything outdoors. i will be in touch when i am ready to start looking for a home.
My wife and I have been watching your videos, which have been very helpful. We live in Washington state, but plan on moving to Knoxville in the near future. We are hoping in the summer to visit for 2-4 weeks. Maybe you can help us find our new home. I will be in touch.
Im from south Florida where all the homes ara made of concrete, One of my concerns is that I see many wooden houses, and they seem so fragile, I also see some brick houses that seem more solid, 🤷
Hi! Almost all the homes in TN are framed with wood. We don't have hurricanes here, so there's not really a reason to build them out of concrete like in FL.
Hi! There are so many factors that go into this it would be impossible to answer without knowing more about what you're looking for. You're welcome to give us a call and we can can have a quick discussion.
Hi. Thanks for all the information! I am thinking of buying a Tiny home from Incredible Tiny Homes in Newport Tn. I was wondering if you have any thoughts on Newport Tn?
It really depends on where you want to be and what your budget is. You can find some very nice 1 bed 1 bath for $2,000+/month in downtown or West Knoxville. Zilliow is the best place to look overall.
My daughter & I are leaving Saturday to move to Knoxville. She’s starting grad school at UTK. We’re leaving Colorado & we’re looking forward to experience something different. We were called to the South. Hoping everyone is super nice as everyone says. Lol
People are nice here and we're very welcoming. Lots of things to do and plenty of nature areas to explore. I've made KnoxVegas home over 20 years ago and do see an influx of out-of-staters, which is increasing traffic and home prices as well. However, it's nothing like Atlanta or New York. It's still a safe place to live and crime is low if you stay out of the East side.
The Knoxville area is not prone to flooding. Almost everything is built high enough up to never flood. If a home is built too low next to a creek or river it could flood, but those are very uncommon.

The mountain bike trails in South Knox are top notch. I look forward to hearing from you!

Hello! Is the Amherst area a good and safe place to live? I am a new graduate student at UT.
This is very helpful. Thank you. Please tell us if those bridges across the Tennessee River have tolls.
They do not have tolls. There are actually no toll roads anywhere in Tennessee.
Is it quite expensive to rent in E Tennessee
It is pretty average compared to the rest of the country.
Hi what do you recommend for students in college

Remember this key fact:
Knoxville's county, Knox County, has a Mayor -- and he's a former professional wrestler.
I'd like a house in the low $300's. And natural gas - an absolute must!
