    Heatwaves and Mivan Construction
    The Mivan technology enables extremely rapid construction, improves durability and earthquake resistance, and reduces wall thickness and increases carpet area in high rise buildings.
    The Mivan construction technology essentially comprises a highly durable aluminum formwork fabricated in the shape and layout of the building including the walls, columns, beams, and slabs. It is extremely modular and uses the same formwork for all the floors of the building. The steel reinforcement is fixed within the formwork and concrete is poured into it to make the different members of the building.
    When something sounds too good to be true, it is.
    As good as Mivan construction sounds, however, there are some disadvantages:
    High modularity comes at the cost of extremely low flexibility. The initial cost of making the formwork is prohibitive and therefore is only suitable for skyscrapers or extremely large sized projects. But those are not its biggest disadvantages. The proverbial cake is taken by thermal insulation.
    Mivan construction technology uses reinforced cement concrete as its only material. Since the entire building is made with concrete and steel, both being materials that offer notoriously low thermal insulation, energy efficiency of such structures is almost zero.

    Mivan mein bhi patch hota hai, lots of seepage and leakage. Noida mein ghatiya Fly Ash aur AAC Block (not even 60% in the entire project- under 1 Crore wale B ya C Grade Fly Ash aur B ya C Grade AAC Block use karta hai). NCR mein naya hai, Mumbai aur Pune mein 15-20 saal se chal raha hai. Mivan mein ek baar moisture lag gaya 3-5 saal mein to jata nahi. Construction quality pe bhi depend karta hai jo yahan 3-10 Crore ke niche bahut poor rehta hai, Gurgaon ho ya Noida.

    Not sure . I have seen a high rise Mivan with good seepage . It all depends on grouting .Mivan is just a trend to khicho money from end users and resale value

    Earlier we have ladder frame chassis vehicles, now we have monocoque vehicles..
    We can still repair and use old body in frame car but monocoque vehicle you have to throw even if one weld fails.

    Concrete mivan ka heat insulation red brick/ash brick se zada hota hai. Boiler aur manufacturing plants me concrete he use hota hai Heat insulation me

    bhai aapki baat bilkul 100% sach hai, main khud Bengaluru me 1 Mivan flat me reh rha hun and in every aspect Mivan is better than brick structure, yaha baarish bhut jada hoti hai and aaj tak 1 flat me bhi seepage ka issue nhi aaya hai, although I agree I have bought flat from A Cat builder quality is great but same builder ke older projects jo Brick structures me aate the usme kuch kuch flats me seepage issue report hua hai, seepage aana hi hai brick structure me after few yrs, papdi bhi ukhdna hi hai, aur baat rhi Mivan me heat ki to I'm staying in 24th floor aur room pura cool rehta hai, kuch log khenge its Bengaluru climate is anyways cooler but aisa nhi hai actually room temperature depends on how good cross ventilation is in ur unit, woh badhiya rheta hai to automatically cool ho jata hai room, personally I have never faced hotness issue in Mivan flat, baki budget budget ka baat hota if one can afford to bilkul Mivan me hi jana chahiye, aajkal flats ka daam itna jada ho gya hai 10 saal baad jad buildings ka papadi niklta hai seepage issue hota hai then u cant get good returns, Mivan me initial cost jada lagta hai thoda but long term maintenance ho ya returns due to building life, its always better to go for it

      Sir , high rise me brics wale se better hai mivan.
      Agar builder regularly maintenance nahi karta hai to bahut jaldi seelan aur papdi nikalne lagti hai.
      Jo ghar humlog khud se banwate hai usme bricks kya mitti ke Ghar me bhi 50 saal khuch nahi hota, leking builder itna ghatiya maal lagate hai ki 5 saal me papdi nikalne lagti hai

      I should say it is not for bricks that these projects are not looking good after some years. It is the builders intention to use bad quality materials during brick construction to cut cost. Good and reputed builder's brick construction last long and looks good too.. people are not telling real truth. Instead, spreading misleading info.. Do you think buiders think for buyers and invest additionally for mivan setup? They alway focus on their profit.. mivan setup help them to meet deadline and to reduce cost for future projects.. Even who knows what quality of material they are using for mivan..

      @@psengupta bhai dekho all builders seek profit, Mivan contruction fast to hota hi hai, builder 3-4 saal me project complete karke nikl jate he dusre projects me, its good for both builders and buyers as well, yeh fayada to hai hi Mivan ka but baaki jo points video me bataya hai woh sab bhi 100% sach hai, I'm staying in Mivan flat from top builder in Bengaluru and its really true, farak hota hi hai, jo phle flat kharid chuka hai they cant do anything now, atleast aaj ke date me agar koi invest kar raha to thinking about long term Mivan hi jana chahiye, abhi aapko samjh nahi aa raha ho 10 yrs baad jab yahi Mivan structures old ho jaenge tab inki quality dikhegi sabko as compared to normal buildings

      @pk9660 I am also staying in the mivan project in Noida. It is around 2 years and builder is one of the well-known and reputed in NCR. I am facing heat and noice issues compared to the traditional fly ash project.
      Along with that, NCR comes under magnitude 4 earthquakes zone, and during the last couple of earthquakes, my building has swung a lot. It was horrible for me.
      I think mivan is very suitable in certain areas where heat is moderate.
      Another thing is that I also was thinking that seepage issue not going to be their in mivan, but I was wrong and saw issues with water leakage through crack on the wall in mivan. But I'm not sure the same can happen in other projects.
      May be you are right that we can feel a difference after 5 years, but I also saw a project with fly ash bricks still looks buitifull but agree that it requires lot of maintenance..
