    Interesting video. Many reactions and a spacious price range. To be honest, I have no idea. According the specifications and available prices on the internet I could make a calculation
    but that is a lot of work. So only a rough guess from my side: 6000 GBP + VAT.

    Very interesting video Peter, I've just been to price some doors to hang only to be told the price per door he wants to pay!! For a job he cannot do himself!
    Needless to say we parted company.

    Hi Peter. My Estimates - Materials 1182, Travel 100, Labour 1500, contingency 350, = 3132 +VAT . ( this is a best price based on the specs that you proposed in the video although not sure how much travel was involved) add a further 30% if you would really not want to do it! A lot can be precut and constructed in you small workshop (internal framing, End frames and doors). Cheers.

    Love your channel Peter. I'm not in your field but I've seen this pattern in my line of work (graphic design / UI Design) where a client is really specific but then can't get together for a simple meeting to review specifics. There's a real danger here of not nailing down specifics and then starting to bleed time away. (Can't get together for a simple meeting, how will sign off go?) A few simple things I always try to keep in the back of my head (wish I came up with them) 'Clear goals and clear expectations'. And 'Work with people and not for people'.
    Great idea for a video, there can be so many moving parts to this.

    Interesting challenge, thanks. I'll might wait until your challenge for a built-in, as I think I'd only do and outside project like this on my own property! The results and comments on this challenge will be interesting though. Cheers, David.

      Thanks David. TBH if it was a built-in I wouldn’t give it a second thought, I ‘d just bang out a quote! The idea of this was that it got me thinking twice - so maybe it was worth getting the viewers to think twice too?? Seems to be working out... 😆👍

    This would be an interesting one for me as I don't have a workshop large enough to make this 'shed' in so would either have to make it modular or fabricate frame on site which would not be ideal if this client is potentially a little retentive and W4 is a bit of a trek for me too.
    So for the purpose of this exercise I'll imagine that I have a shop large enough to make this and a van large enough to transport it along with all the kit to build/install it.
    I'd allow a couple of days to make the doors and another couple to build the rest of the building plus say two days to install on site to be safe.
    I estimate materials at maybe £1250 plus a bit to be safe or not supplying materials at cost giving £1.5k plus £2k labour, then consider fuel allowance for travelling down for a couple of days plus maybe some sundries so add another £250 giving £3750. Considering this work is in London I probably wouldn't really want it but would give it a go for the equivalent of £1600 a week.

    Hi Peter to do a descent job doors . Framed ledge and braced quality roofing felt t.g.v. boards (would suggest staying away from tanalised timber usually very wet and twist badly whilst drying out ) maybe hard wood .IDIGBO poor man's teak prices at present are reasonable also the timber is not too heavy for a hard wood . Ball park figure £3550 Inc vat .Need to see client face to face to discuss options and see the lay of the land .These are my thoughts best regards Shaun

    This is almost mission impossible as many of the requirements can’t be matched ie tanalised timber. So I’ve spec’d what I can as near to the brief. I’m assuming sub frame, doors and floor to be built off site and final cladding on site. My own shed(s) were treated with preservative using t&g for the roof. I’m going to be quite high here as I’m basing it on a high day rate to mop up all the extras. £4300. Ouch I hear people say but it is bespoke. Researched buying ready made sheds and changing the innards to meet the brief and my local supplier isn’t far away from the spec. Bringing down the cost to £2800. If he’s as picky as he sounds I’d add 500 to it. :-)

    Just my own experience, pricing and completing jobs under budget were never the real headache. It was getting customers to finish paying their tabs that really caused consternation.

    I agree with you on the orientation, the only way I'd design this is if it were a lean-to against some other structure. Great point about the rain water drip line, I was just thinking about having to duck and crawl just to get into it. If it's free standing why so short?

    Ha ha I like it peter. I to have only made two sheds in my time one because the sheds off the shelf were so flimsy the customer wanted one made to last ,the other was long and narrow so customer had no choice but bespoke, I made it in my garage / workshop ' a shed in a shed' was many years ago thou no idea what i charged . Interesting video for a bit of fun. cheers

      Many years ago my brother and I redone one of the huge Green houses in Chiswick house ,My Bro was a really talented self taught carpenter and took me on as an apprentice Went to collage at Lime Grove, W12 I think , great days!

    Very interesting RUclips project here, Peter, and I will keep an eye on this one... not because I consider myself able to work out a price and provide a quote for it, but rather because believe it or not, last year I built myself a new workshop in an unused area of my garden - roughly 12' by 7', with sloping roof 7' down to 6', windows and door etc. I am very keen to see what prices people come up with, and the price you quoted (if you ultimately did!). Me, I'm a tad frustrated this morning as I have about to go out and purchase a strip of 3/4" ply for an additional shelf I want for my home built desk. I thought I had enough ply, alas not... keep well peter, catch you on the next video.

      There's a difference that I'd suggest approximates the size of the known universe in what you build Peter, and what I built last year!! Me, I am a total amateur when it comes to woodworking and wood build projects. You sir, on the other hand, are a brilliant professional. I built my workshop last summer... literally on a shoestring, and I must add not using the products and materials you cited here. I would never consider myself proficient enough to build a workshop/shed for anyone other than my family. Now... home made studio/music/large footprint desks... yes, well maybe. I did what I consider a rather good job at mine last year! :)

    I built my own Garden shed some three - four years ago and it was not a small shed and made to fit against the back fence that was at an angle, it totally over engineered and that cost just under £1000 in materials. So Id guess that you'll not spend as quite much on materials as I did. So I think you'd be quoting about £2,150

    As a joiner myself, this is a good example of a typical I saw tommy Walsh on TV once, maybe read the wickes catalogue and I know everything, clearly client doesn't have a clue what he's talking about. In my experience avoid, avoid, avoid! they will be a knight are to work for, ask for more than originally requested once it's built and want to renegotiate on price once it's complete.

    Might be a job one may try and price them self out of, though. Given the hounding experienced within just 24hrs!! Sometimes your initial impressions of potential customers is the right one.

    In sweden you would buy this prefab since what you can do without planning permits is limited and theres a huge range of prefab sheds and guest houses to buy for those specs. about £2500 I'd say for this minimum at your going rate and with costs of timber and other sundries. At least at the prices you get at big box building suppliers here as a professional you might have discounts but those should go towards your profits since your hourly charge is pretty low for a main city craftsman. I live in stockholm and here you would be hard pressed to get more than 3 hours out of any craftsman for your daily charge excluding VAT but we also have tax deductions for this kind of work.

    Ikea is cheap but normal furniture stores are usually notthat far off from made to measure. At least not here in sweden. If you have alot of drawers the made to measure will run away in price becuse of th prices of hardware but when me and my friend ere hunting for stuff for his apartment I was surprised how small the difference between furniture store and made to measure shelves and cabinets were.

    Meh - no idea on cost but even as a weekend warrior my firs thoughts were - paving is a less than ideal base for a structure like this. It’s not flat and it’s not structural (unless it’s glued down on a concrete base). So you may also need to allow for lifting pavers and putting in a slightly raised concrete pad to keep it weatherproof and to ensure it doesn’t blow away in a strong wind. It seems more a building job than a bespoke carpentry job so definitely do it onsite and two people would speed it up. Personally, if I’m going to hire someone like Peter, I’m going to bring him in at the design stage, to get something beautiful and functional. This could wind up being neither.

    Hi Peter. I have priced this using a costing program I have and also gave it to my QS for a little exercise. I came out at 2600 ish plus vat he came out a 3k plus vat. Its a nightmare with customers like this as they look on ebay and see a shed for £300. You probably are a bit light at 325 a day for london but people forget you have a workshop etc to pay for and tool upkeep.

    £1900 fully finished . Customer could be a bit over fussy though , so I would add on 20% contingency for that .

    Without any calculation I would say £2500 plus a 10% contingency, but having said that you may want to up that to 20% after meeting with the client 😉

    thinking similar to Xylon guitars here........ Looking at £5200 considering the spec of materials which should indicate the spec of the workmanship expected by the client also.

    5.5k GBP given the time it would take me to do (I am probably too meticulous). I'd negotiate down to 4.9k GBP once I met the client. Anything less, I'd walk away. Certainly recommend the client used Osmo Wood Stain for sawn treated timber although it is airly costly and not commonly stocked.

    Hi make it modular to put it together at the final destination... and if a part has to be replaced you replace this one part instead the whole work... price per day ok

    I'll give it a go! At least I got to know what Talanised is - I've never heard of it in Spain! Ok, I'll go with 825 for materials and 750 for labour plus travel ( assuming I've checked I can get access)

    Peter, love your work and your videos. I would start with a quote at £1500 based on access. If you cannot get to the job site easily, that is going to add a lot of time to the project.

    I'm going to go £3150 Peter, with a decent chunk of that being due to the nature of the job/client, and no doubt a certain reluctance to get involved at all.

    I reckoned about £700 for materials and £2300 for labour (including about 20% in the labour for contingency and client 'communication' time). I think I would build the shed in a modular fashion, splitting the long front and back into two frames. So two frames for the back, two side frames, and two frames for the front. The frames could be built and clad off-site, although I would put the cladding on the back while on-site, to avoid have a join in the cladding. I'd bolt the frames together with bolts and threaded insert nuts.

    Hi Peter , if I was going to build it material cost £2250 and it will take me four days to complete on site at £250 Per day obviously that is if it is local

    I think I would quote on 2350/day, ten days. If he accepted, I'd send my mate Peter around to do the work.
    It's too small for my idea of a shed, too big for a cupboard, I'd hate to work on it. Qite apart from my lack of skill.

    I'd say around the £3500 or more Peter, good luck if you take it on, i didn't even look at the cut list but from the blueprints we
    saw it looks like a big job in that like you said his location, is there decent access, parking even?
    Maybe he is on here right now looking at the quotes himself and he might lowball you ha ha ha.

    Studwork & Joist - £150
    Cladding - £500
    Floor and roof boards - £160
    Battens/fascias - £30
    Hardware - £50
    Felt - £60
    Nails/screws and ancilary - £50
    Materials total - £1000 (I rounded up a few of figures above to roughly account for wastage as I was doing it in my head quickly)
    Labour - 2 days to construct on site at £250 per day (london rate :) ) £500 (or 1 day in workshop to knock up frames and one day on site for erect and finish off).
    Plus a bit extra for stuff I have forgotten/not included. I would ball park an initial quote at £1750 - £2k depending on how much I wanted the job plus hassle factor (sounds like there might be some!).

      My initial gut reaction before working anything out was £2.5K based on the email and phone call alone! I bet it turns out that this guy lived in a fourth floor flat and this was some ridiculous balcony extension!

    Isn't it just wonderful to deal with the public? Lol! I've had similar encounters and I will generally bid high. My situation is that I've been working for myself for 18+ years and I have a clientele that advertises for me, so I don't get many of these calls anymore. That being said, my first account told me that if I'm not loosing 20% of my bids, then I'm not charging enough. If you feel overworked and underpaid, raise your prices and you'll work less and make more money. It's hard to do when you are starting out but it's more about your mindset than the client's. Value yourself and the right people will find and value you. And, if you're not making enough money, do something else. Don't be afraid to say no and walk away. We have a tendency in this type of work to think that saying "no" is an admission of weakness.

    Nice video Peter... perhaps an alternative view to the majority of the comments posted so far... it could be argued that a customer who attempts to be clear and give you business is good thing? We could all consider the mail / calls excessive, but a quick ‘got you note, get back to you soon’ text / mail is all that’s required. It’s clear from the differences in perspective between you and he that no matter what the quote it would be a rocky road... but interested to learn how it turned out? Thanks and keep up the great work.

    You would definitely need to add a Tw@t tax on to the price, as the guy sounds like trouble.
    Therefore £10g. And don't look back!

      @@10MinuteWorkshop As a total amateur I found your barely-suppressed amusement at some features of the, uh, RFP quite interesting. He (I assume he) has tried his best to describe what he thinks he wants. He's tried his best to guess what you need to know. He's undoubtedly wrong about much of it, but aren't most requests for quotes like this? Or are people generally much more clued up about, say, how exact they should be in dimensions, or in specifying / banning particular materials?
      In my original game (software development), a lot of the development cost comes from just sitting with the customer / end user and talking them through what they think they want the system to do, so as to understand the real underlying requirements. (Customers for custom software often fall into the "power user" category, where they have just enough knowledge to be dangerous and use terms whose implications they don't _quite_ fully understand.) Done properly, anyway; it's easy enough to deliver a 24" high fibreglass model of Stonehenge, then produce the napkin the original spec was written on and demand payment within 28 days.

      @@imipak23 it's an interesting point.
      The customer has a flaw in his request. He should have specified a brief of what he wants to achieve and left the details to the expert.
      I get a very similar issue with customers wanting windows and doors to match existing on a period house....the problem occurs when an architect has done drawings....they do drawings with sectional details for listed or conservation planning apps. The problem is they don't understand joinery, so the details are always wrong.

    A fair quote would be in the region of £2,800 plus VAT, but tell him that and all of a sudden he'd rather go to B&Q and spend £800 for something that would do the same job. Which is why I am no longer a self-employed joiner/cabinetmaker, but spend 37 hours a week in a warm office... and get paid holidays! :)

    Do you know if that calculator is available for any currency? I only found for USD. Long story short i would like to present it for a group of people and it would help a lot of it was in our currency (SEK).

    I used to work for an architect who was very similar quite simple if someone wants you to build something to there own size and spec it’s bespoke 😁.
    £1850 timber
    £45 sika timber preserver (pump sprayed)
    £40-80 3mm mineral felt
    £90 hardware, screws, nails and ironmongery
    £2925 labour
    Total estimate price £4990
    Parking is additional cost if pay and display

    Pricing is hard but experience can be a harsh teacher unfortunately when I was a apprentice there was nothing offered in that sense and it doesn’t take you long to discover that the majority of people you’ll encounter in your career will know all there is to know but have the balls to get out and work for their selfs. When told up your expenses directly relate to your costs for working cost of insurance shop costs vehicle costs you need to total all of those things up and that’ll give you a bass shop read and then you have to figure out what your own income is that you want and what the insurance costs are they at all of these things in and then you have to add a contingency on top and you know 10% 15% you need to leave yourself a bumper always so that you can begin to gain something in the bank working peace Wirkus is difficult I’ve worked in Millwork the better part of my life and I always well the better part of my life as a subcontractor Millwork and installer and yes on occasions I build things but Commercial Millwork installations paid the bills

    Would also say that I don't think you can top up the price because you have a gut feeling that the customer might be difficult - sometimes you just need to take that on the chin. For all you know he might have 50k of other work needing done elsewhere, or could recommend you to someone who does etc.

    I would be a 'no bid'. The CAF (client aggravation factor) seems like it would need to be too high for me to be competitive and I would not waste my time. Steve

    Reading spec. I am in the mind that client simply wants you to price job then goes ahead and builds themselves. Client seems to know what they want and you doing the work may not be up to his standard or liking ( we all know that your work is of the highest standard). As soon my other half saw your lean to garden summer house... "I want one like that!". Go labour only £999... think the old saying " how long is a piece of string" comes to mind.

    Building similar 3.65x2.4m (12x8) shed at 2.5m height. As its exposed site using 4x2 for framing. Base is set on 4x4 bearers resting on solid concrete blocks set into concrete pads. Materials have shot up in price recently. Thermal wrap with insulation. Feather board on concealed side alongside fence to wall with T&G on face sides. Currently material costs of £750 ( excluding windows as your plans show none) and still have roof to finish at approx £250 using Coroline corrugated roofing. So my estimate allowing a week for the build is more around £4000 allowing for contingencies.

    Well Peter it there's a lot to be said about this building ,people pay you for what you know ,what you do is an added bonus ,if i was a greedy man i say four days and build it with the materials of his chosening ,but im not so i would say three days at your rate plus materials ,knowing it could be done in one ,trimed off,roofed and chalked in two ,and stretching it with a third day for any touch ups and clean up , i never see you using air tools to speed up the process,but whatever you charge i sure your worth every dollar they spend ,when they ve got more money than brains ,then you build the "piece of art" and get a spot with the cool kids , did i win a"Silver Sharpie Signed Super Square " good luck with this build

      Yea i was looking at that ,and like yourself i charge by the day as i know how long most things take i could never do a quote over the phone or from a picture ,learn that very quickly,beside are money doesnt weight a pound ,its very light so you can carry it in your pocket or on a card ....lol

    I have this very problem to address here in the states. ( Dallas tx). The client has a section of fence that has a jerry-rigged shed roof and gravel pad. They are newlyweds and just moved in to a 100 yr old house. My first reaction was to run not walk in the opposite direction. I’ve had terrible results from young couples in their first house who want it all for as little as possible. I have no idea how to price this. I will be very interested in your response. I still haven’t decided to take this project.

    I wouldn’t quote on specs that are not logical or unrealistic. I’d discuss these matters with the potential client before doing anything else. I’m sure that within 10 minutes the client will alter his specs or you will know not to quote.

    The guy seems to know so much he should do it himself. Doesn’t sound like the kind of person that would take advice even from an experienced professional.

    Think I would be going for about £3100. £2200 for materials and labour and £900 as a reserve for extra cost that maybe incurred ie:the client bing home and offering his imput and how you should do it.

      I'm having that at the moment on a wardrobe build at the moment. Can't understand what he has to have it flat packed and built on site when he is having a bespoke one made. Doesn't understand how heavy 5 sheets worth of 18mm mrmdf is when all glued and screwed together weighs not to mention trying to get it to we're he he wants it without damaging the finish. Plus the client is a architect. Should advise him on his work when I come to install lol.

    £2,500-£3000 quick guess. Client sounds like you would get lots of aggro if not done exact to his spec. I would give it a miss or price myself out of it and if you get it well at least the pain would be worth it!

    +20% on the materials as these are 'trade' price

      You work slow? half day for the frame, half day for the the cladding. The doors are just going to be screwed not m&t so half day for the doors, then another half day to cut the floor and roof timber and pack the van.
      Onsite 2 hours to get the floor in and hour to erect the sides. 2 hours to fanny on with the doors 3 hours to do the roof.
      No one is going to pay £3k for a little shed are they? But then again if I did not want the job it would be around the 3k mark.

    Just came across this vid, i know its a year old but hey. I live about 10 miles from scottish border so things are a bit cheaper than london. A job like that where the clients going to be a pain i would certianly add a bit more. Woods a lot cheaper if you have an account. I would have built it flat pack style and then erected on site.
