This house in 2024 in Spokane Washington is 115k with everything shown. If your on the east coast it could be less because of freight. We do custom order and prices are as low at 70k.

I love all the dark appliances and especially the accent wall in the livingroom with the fire place. The breakfast bars are always cool to see because then you don't have to lose a ton of space with a table and it can seat just as many people and has storage. I love watching the videos on this channel.

I have your twin to this unit to the "T" in Ohio. We ordered it just last winter and got it mid-summer. It's a 2023, but same color, same layout inside and out. same black framing on the inside, same options. We had the fascia, soffits and skirting all painted black by local painter after we took delivery. We asked Austin at Kropf if we could order it with the black fascia and soffit and it wasn't available at that time. Had we waited a year, I see it's now an option on the 24's. It looks so good. People at our campground comment it's the best looking one in the whole park when they walk by. It doesn't get hot, we even switched out the vents to black. I wish I could post pics here for you to see it.

These people have done nothing they claim to have done. Almost everything they show in this video is standard build practice in Kropf Park Models. We, have been working out the ideal King Bed floor plan since 2006. What you see here is actually a culmination of a floor plan I personally designed about 6yrs ago with a king bed put in place of a queen mattress. The unit pictured of the 6243 on Kropf’s website is an actual unit we had.
I think manufacturers are missing an opportunity to make them self contained. Put 4k watts (10 panels) of solar panels on here with a EG4 6000XP and a stack of server rack batteries with 2 mini splits and call it a day. Maybe some soft starts for oven and dryer but make it happen. Super nice though I want it 😂

See now by this video this place looks nice. The loft seems to offer enough space for kiddo to play and make a "Mess" aswell as a sleeping space. Under the master bed does that lift for storage? I'd also love if you would open the "Odd" cabinets I noticed one under the bar and also on the top right across the washer and dryer area. I'm not a big fan of the black everywhere but I'm sure something like that could be changed for a small price. (I also prefer NOT to have the tile backsplash go all the way up in the kitchen.) The bathroom sink area looks lovely.
This particular floor plan, denoted as different from a standard King bed floor plan as it has the cabinet next to the refrigerator, had less clearance around the bed because it’s not actually designed for a king bed. An actual King Bed will have the bed run from off-door side to allow for the length of the bed & provide enough side clearance to balance square footage. In doing so you loose the closet next to the refrigerator & square footage balancing is done on the kitchen & living room. The other aspect of an actual king bed is the loft area as it’s a footprint of the bedroom.
I really like this one but I'd like to see the standard bedroom since a full size bed is plenty for me. A door instead of the window at the bottom of the stairs would be nice or if the window opened so it could be used for an emergency exit. Are these made to live in year round regardless of where you live? I get snow at times.
in the bedroom window side why sacrifice the 12" floor space for a small timber shelf cutting the window in half and pushing the bed hard into the wall seems more practical in a tiny home?
They need a higher up, right to left window, or multiples like that in the bedroom. I feel like people could really stare at you the way it is and I certainly wouldn't want to leave that window open at night!

This model is 115k fully furnished in WA State and could be less expensive in the eastern side of the country. We don't offer mini splits but they could cost about 3k-5k or so depending on model.
No carpeting anywhere EXCEPT for the loft area. You can tell someone who doesn't do the vacuuming thought of that. What happened to the toilet tank lid?
Is there an option for a mini split for the loft? Window units are way too loud and super unattractive in my opinion. Also wondering if the standard blinds are blackout blinds?

Nice layout of the home. Just wish bumped up the wall on the side of the for the kings bed you can get more walking area by 12 inches each side.

We really don't build a lot of them because having two bedrooms on the lower level really eats up a lot of the square footage on the main floor.

Kropf has had King Bed units as far back as 2005, or more. This floor plan is not technically a KB floor plan.
