Had you gone "low-end" on the visible materials, such as tile, flooring and fixtures, how much would you have saved? That's the ONLY place your costs were under your control.

This scares me as i only have under 20k to spend on my loft conversion but it is a lot smaller than yours and it to be made into a bedroom no bathroom so no plumving costs apart from to a radiator, only one window that will be in a brick wall and will be having fitted wardrobes but everything else furniture wise will be from our current room.
